We’ve lived in three different apartments since we moved in - in different building,
For two weeks I have been trying to call with no response or call back. I have even tried to text, email, and chat via the website but all I get is an AI response. Even if they were to get back to me today, I would not be moving there because if contacting the office is already an issue, I don't want to be stuck dealing with that after I have signed a 13-month lease.
The community promotes itself as "a peaceful, resort-style atmosphere", "a 'retreat'- a quiet, tranquil place to recharge", and "how home should feel". These statements are the complete opposite of my experience there from 2018 to 2020. I'd moved from out of state, from what I'd consider by comparison to be a model for an apartment community. I knew I'd have to adjust my expectations, but I didn't realize how different (i.e., worse) it would be. Due to limited availability, I chose a first floor apartment, which was a big mistake. At first, the location seemed fine, but shortly after I arrived, a family of four with two small children moved in above me. They were at home almost all the time, and the parents allowed the children to run and stomp unrestricted in the apartment. So there was constant noise and vibration daily for hours through the very thin ceiling. It was most disturbing in the bedroom and kitchen areas. It felt as though I was living in the basement of this noisy family. They even had a treadmill in the bedroom up there! Although the community director reached out to the tenants, nothing ever was done to mitigate the noise. After a year of this misery, I wasn't in a position where I could move, so I experienced this for a full two years. Although the property itself looks very nice, the neighborhood unfortunately is sketchy. The open dumpsters attracted scavengers on a daily basis. They often left trash scattered outside the dumpsters. Several times while leaving or returning home, I'd find someone standing inside the dumpster as they rummaged for recyclables. The maintenance staff seemed to do their best to clean up the areas afterward, but management ultimately did nothing to remedy the overall situation, such as by locking the dumpsters. Also, cars were seemingly abandoned for months and collecting dust in residents' assigned parking spaces, which was unsightly. On the plus side, the buildings and grounds are nice looking. Also, move out charges were very reasonable and in line with what I expected. My advice is unless you absolutely must live in this area, look elsewhere. The monthly rent here is extremely high, especially when you consider the neighborhood and quality of life in this community. And if you value peace and quiet, by all means don't even consider renting a first floor unit here.
Do not live here, walls are paper thin, and you can hear everything from the top floors. Had an issue with being over charged and it took weeks for it to be fixed and them admitting they messed up. Parking is an absolute nightmare here, I had to park outside the complex multiple times because tenets are parking beat up cars in the parking lot. Not a safe area to live, multiple car breaking in the year we lived there and the mail box room was broken into and half of the complexes mail was stolen. The turnover rate is a nightmare with front office people and are usually rude, also their was broken workout equipment right after covid restrictions were lifted and they said it would be another month before it was fixed. Just a nightmare of a complex, don’t live here.
I moved in in April 2019 and I been here just over a month now. In that time I have witnessed two after-hours pool parties. The pool "closes" at 10PM. One was at 3:00 AM and it was loud. There was no one in management or security to call to enforce the property's supposed 24/7 anti-noise regulation. So, as far as I know, there is no after-hours security available here, at least it's not listed on their official contact sheet provided on move-in. The second party was the Sunday night of Memorial Day weekend. Glass beer bottles and trash littered the pool area. Pretty disgusting. The pool furniture was broken and cushions for the chairs stolen. There is a pole near the pool area with a video camera, but my bet is it's a dummy or doesn't work. For me, this raises the issue of lack of security. No one to call except the police for people disturbing the peace or trashing the place. No security to prevent disturbances, vandalism or perhaps worse as the people breaking the rules learn there is no enforcement. Capitol Place Apartment looks nice, but without security, it's less livable than it looks and I fear will soon decline.

I've lived here almost half my lease. The staff are very nice but repairs take forever to get someone in. Also I've had ant problems since we've moved in. They've put traps in maybe every month and the exterminators come in twice a month but I don't know what they do because the ants come back in a week! They are literally in every room even the bethrooms. We don't have food in those rooms. We seal some cracks in the walls and ceiling and now they are coming from the floor. I'm complained multiple times and the office says we can pay out of pocket for more exterminators. I honestly think this place needs to be fumigated. It's awful. The neighbors are nice and the apartment looks nice but the ant infestation makes it not worth it. Also there are lots of homeless that walk by sometimes yelling at night and once tried to get in my back door (we are in the front where one of our doors is outside the gate). Parts of this place is lovely but I would not recommend.
I have lived at this complex for several years. The apartments were build with the cheapest materials & appliances money can buy so things are frequently breaking down or malfunctioning. Management is not especially quick about making repairs (3-5 days)unless it is an emergency such as a broken water pipe. Management has increased rent at an average of 10% per year so you will want to keep that in mind when signing a lease. Although I have not had any "bad" experiences living in this complex, I would not recommend them to a friend.
This is the best apartment complex I have ever in. The price is right but more importantly the people are great. Fantastic front of house staff and very responsive maintenance crew. This is total care free living, they even change all the light bulbs. Neighbors are friendly. This place is also very convenient to downtown Sac without the craziness. Move here now!
