We have only been here for a little less than a month and so far it’s been great. We’ve had a few maintenance issues and the guys have responded within 30 min and did a great job every time. The leasing team is very helpful and take concerns seriously. We still have a problems with owners not picking up their pets poop so that is kind of a downfall when your toddler gets poop on her shoes getting out of the car, but the team is aware and they are trying their best to catch people. All in all I recommend 860 East and I’m so happy we chose this place.
I do not recommend this community. I have lived here through 2 owners and the first year here was much better. Since the new owners took over we have not had one day of peace. There is ongoing construction with no end in sight. They set rules for some people and not others. If you complain you become a problem tenant they do not want to work with. We pay $200 more than the "rent" because of fees and cable prices. So keep that in mind with the "starting" rent. This company only cares about their BUSINESS and your money. Not about you. This is all based on my experience. Consistently trash everywhere. Workers are everywhere and play loud music. Many people play loud music in their cars ALL hours of the night to very early morning. The first year living here was satisfactory so we decided to stay. But rent goes up almost $200 at every lease renewal. We've had a plethora of issues since moving in. The NOISE and other personal matters are our biggest issue now.
I had a 12 month lease at 860 East. My small dog and I felt safe and very comfortable in our apartment. I was able to have privacy and space. Lots of parking options and it was so nice having a washer and dryer connection. The unit I had was completely renovated and looked great. Every guest I had was impressed. High recommend.

An amazing place to live constantly making improvements and wonderful staff. Amazing place for kids, fur babes, and a wonderful time during summer too enjoy all our amenities. Really can tell they take care of the property and by far my favorite place I have lived even out of single family homes with 5acres I would pick this any day!

Headline says the basics. This property is all-around awful. Apartments have mice, when reported to management they try to deny they know its an issue everyone has. The ceilings leak, the seals on all doors and windows are basically non-existent. Don't fall for the "updated" look of some apartments, the overall structure will start falling apart on you and management DOES NOT CARE. The most incompetent person I have ever met is the head maintenance guy, doesn't ever fix anything. He just claims to forget ordering things and that's why nothing is done, but he never actually does anything about it. Just don't live here. Please read the other reviews because they are all valid; wish I saw them before I moved to this hell hole.
The customer service is outstanding it is one of the biggest points that sold me into living here. Quick maintenance, reliable communication, and lovely office staff. They have text and email options yo receive updates on trash pickup holiday events and so forth. It is a wonderful place to live.

We have lived here for 3 yrs and absolutely love it here. The office staff has always been really helpful and the maintenance staff has always resolved issues quickly. I would highly recommend this community to anyone!
Don't choose 860 East. You have better options. We paid a reservation fee for a 3 bedroom apartment and were told one week before move in that it was rented out. We had to move into a 2 bedroom that was not updated and were told we could not see it before we signed the lease. If you choose to ignore this review, make sure you SEE the apartment before you sign. Maintenance requests are ignored even if serious. Our neighbor's kitchen ceiling caved in even though we submitted several reports that we could hear water dripping in the walls. There is mice. The vents smell like mold. The water smells like rust. The lights rarely work. The back doors are not sealed so cold air gets in. Our front door wasn't sealed so water came right through the front door every time it rained. Maintenance came by and cut a hole in our floor in the laundry room... then just left, leaving a hole. We covered it ourselves after three days of un-returned phone calls. There was dead fish (yes, I wrote "fish") all over the parking lot one day and no one returned our phone calls or maintenance requests. The fences in the "backyard" are all falling down. Office staff seemed friendly despite the initial lease situation. However, once we informed them that we would not be renewing our lease, they became less than friendly, and that is putting it nicely. We were given lots of verbal instruction and information for our move-out, which was changed several times once we asked for it in writing. They will purposely leave out details when giving information so that they can change it later. Such as, how much money you owe on your account, or that your lease end date is THIS date if you renew your lease but a different date 4 weeks later if you decide not to renew your lease. They also will submit you to collections within 30 days of your move out if you have not paid for damages they claim against the apartment. Be wary... that last statement does not indicate when you will receive the amount you owe. We are moving soon, so I am not sure what will happen to us, but previous tenants have said that they over-claim damages and charge you for all the stuff they refused to fix while you were there. I truly hope anyone reading this will reconsider. I have lived at many properties in my lifetime and I have never had such a negative experience.
We stopped here because we thought it was the best apartments/townhouses in the area. Our views were quickly altered. Every time it rained, there would be flooding outside of our townhouse. Maintenance ignored the complaint. This had destroyed shoes of mine because I had to walk through creeks just to get into my own home. 860 East charges for pest control but does nothing about it. I had mice continuously eating my items in my home. One morning I saw a mouse run across my porch step; on a separate night, I heard a mouse in the drawers of my kitchen. I then went to purchase my own mouse traps and repellent. When first looking, we were not allowed to look at the one we were renting. At the time, I had positive ideas of the complex so I trusted them without the site being seen. I do not suggest doing this because our one-story townhouse was so small that we barely had any room to move because our furniture did not fit. They then contacted us a month after we left stating that we destroyed the carpet and have to replace it. I know that we did not destroy the carpet because I am an extremely clean person. There was not enough carpet to be used to be destroyed because our furniture took up most of the space. If the carpet was damaged it would have been from the flooding outside my site that was never attended to. When we contacted them, they told us they would send pictures (which we never got nor have we heard from them again) and that they only replace the carpet every 5 years so this was forcing them to do so sooner. This was extremely disappointing to me, they should respect everyone who moves into their homes by providing them a clean, new home. For the price of the apartments, new carpet should be provided for each new tenant. It concerns me to think about how how many people lived their every day lives on it before me. The entire year I lived there, my dishwasher did not work. It would put off terrible smells sporadically and I was told just to run it so that the smell goes away. Lastly, there were numerous times we spoke to the facility about insulation. When the weather was cold, our apartment struggled to get over 60 degrees. On the coldest days, we were living in 56 degrees. On hot days, it struggled to get cooler than 78 degrees. We consistently had the thermostat set at 68 or 70. When we talked to maintenance, they told us we had it set at a wrong temperature. It was just their way of ignoring the problem at hand.
The units are okay if you happen to get an upgraded model, which are few and far between. Make sure you insist on seeing the unit you want to rent PRIOR to signing the lease. They will tell you that you can't, but keep insisting. Once you sign you're stuck with it and they don't do much in the way of fixing anything if it's not right. This property has so many opportunities for success given its location, but the management company is far to cheap and unwilling to spend any extra money to make you want to live here.
AWFUL. My husband and I lived here for 6 months, and it was the worst experience I've ever had. The management was polite, but there were huge problems and red flags.Before we moved in, they refused to let us see the apartment. I had to put my foot down and tell them I would not sign papers or give them a security deposit until we got to see the apartment we were moving in to, and even then they did it begrudgingly! The walls were PAPER thin. You can hear EVERYTHING that happens in the apartment building; we could even hear our DOWNSTAIRS neighbors walking around. The dog park was gross. We pet sat a puppy for my friend for a couple weeks, and the poor thing wouldn’t even go into the dog park due to the sheer amount of feces covering everything. Maintenance is a joke. Their 24 hour guarantee on service calls is laughable at best- it took 10 days for someone to come out and change our kitchen light. We moved out before our lease was up, and they slapped us with $1200 worth of penalties, including an “inconvenience fee” even though we gave ample notice, and they had several people waiting for a two bedroom apartment. Then, we were assured that we didn’t need to do a walk-through upon moveout; that we could drop our keys in the drop box since we were moving out after 5, and that if we waited to turn the keys in until the next morning (which would be the next available time they could do a walkthrough) we would be charged a prorated lease for the extra time. At this point we were just done with the whole situation, and so dropped the keys and washed our hands of it. Fast forward to three weeks later, and we get a bill at our new place for $530 for previously unmentioned “lease abandonment and cleanup fees”. I was understandably upset, and called to talk to the property manager, who gave me the runaround for two days before calling me back. They charged us for replacing the entire carpet due to pet stains- stupid because our cat only used the litter box and the puppy we watched for a short time never went in the house and was never unsupervised. Two days later we get a letter from a debt collection agency for that amount, stating that we didn’t pay the apartment complex in time and they had surrendered it! Total bull, considering the short amount of time between the mailings! We basically paid almost $2k to get out of our lease for a mediocre apartment. Save yourself the headache and pay an extra $50-$100 to live in another complex.
I like the layout of my townhouse but the property has been a pretty big rip off. The bad things are that there is very minimal closet space, management has changed 4 times in 9 months, and if something needs fixed you just have to do it yourself to save the headache of dealing with the management. The good things are that it is close to everything, pet friendly regardless of weight, and private patios. Just do not be confused with the rent prices. The rent for my 2 bedroom townhouse is advertised as $775 but I pay a few dollars shy of $900(not counting my pet fee it's over $900 with a pet) a month instead because they tack on water, pest control, and property maintenance. The funny thing is that the bugs are bad I have spiders basically congregating around my door, as well as stink bugs now, and I had a mouse in my house when I moved in. Not once have I seen pest control for anything so that is a joke. The property maintenance is very few and far between and the amenities aren't reliable either, the pool was down for more than a month this summer, and the fitness room is so small if you do any real workout it turns into a sauna. So if you're in a pinch it isn't the worst place in the world, but it isn't somewhere I could give a recommendation either. There are better places in the area with better prices and service.
My husband and I thought we hit the jackpot with Deerfield. They suckered us in with free first month's rent. They're not completely honest up front--you can add $117 to your rent for water, trash, cable. We were told we couldn't see the exact townhome we'd be renting, because it wasn't available yet. After living here for several months, our neighbors mentioned to us that our townhome sat empty for over 4 months before we moved in. For over 6 months, there was inadequate parking, as they were performing maintenance and repairs. The construction crew would park huge dumpsters right in front of our townhome for weeks. The roofers broke our front window on New Years Eve and didn't report it to management. It took over 3 weeks to get a new one in, as heat escaped out through the huge hole into our downstairs. Every time we called or stopped by the office, the manager acted like he didn't know anything about it and we were told empty promise after empty promise. When we finally did get it fixed, they didn't apologize or bother to reimburse us for our extremely high heat bill. The bathtub faucet has leaked since we moved in, among a substantial number of other maintenance issues. The first request we put in, maintenance showed up without our knowledge--we had requested a 24 hour notice prior to their arrival, but received nothing. We've called for after hour maintenance several times for emergency issues, including the tub. The on-call maintenance man is nice, but does not adequately fix the issue ever. The last time we called, he showed up to fix the tub (again), because the hot water wouldn't turn off. He showed up drunk and didn't turn the water back on after he was finished to make sure it was fixed--it wasn't. The apartments recently went under new management, and we had put in another request for maintenance. It took over a week for us to get an appointment, and then maintenance didn't show; when we confronted management, they made up an excuse. It took an additional two days to get someone out there. In addition, the new management "somehow lost everyone's contact information during the transfer." We've been told by our neighbors that the rent increases every year. The downstairs is always cold, the upstairs is always hot. The apartment connected to ours sat empty for months with at least 40-50 piles of dog feces on the floor. Don't rent from Deerfield--it's not worth the headache!!
It's honestly a nice apartment for the most part. They've updated the kitchen and the bathroom to give it a new look but we have had various maintenance issues. for example: in March we had our kitchen updated with new counters and appliances but the stove was in the way of the drawer opening I called them the day it happened and I am still unable to open the drawer without opening the oven first. (It's July). We called about water damage on the wall and they had fixed it at the time but now 4 months later the water damage is back.
