Home to the Loveless Café and Percy Warner Park, the Bellevue neighborhood has it all. Bellevue was once a charming farm town that’s become a modern suburb with a mix of classic and new architecture. Located just 13 miles west of Music City, this suburban haven provides residents and tourists alike with a small-town environment with big-city proximity. Interstate 40 runs through the heart of town, connecting residents to downtown. Bellevue also features an award-winning K-12 school system, thriving local businesses, and an array of big-box stores.

Property Ratings at 865 Bellevue
I have literally lived here a few months and I’ve had nothing but issues. The maintenance here is terrible. They will allow you to go days without air conditioning and hot water. Even when you call the 24 hr line, they say “we come tomorrow”. They literally do not care about the residents here. Also, if someone is loud at the pool or you leave your trash out for too long, they literally send you threatening messages telling you they will charge you a fee or close down the pool for someone else’s mistake. Yeah, I know, great. Let’s punish all the residents! That’s a great idea. Also they charge a $15 parking fee when there is never anywhere to park bc people leave their broke down cars sitting around that should be towed!! I can’t wait to move!!!!!!!
Moved in a little over a month ago, apartments are nice and spacious. Probably the best bang for your buck that I’ve seen in Nashville. Downside management will stop responding to your emails as soon as you move in. People don’t pick up after their dogs so watch out for dog poop where you are walking. Also this is not a gated community and no matter how many times they say the gates will start working they never do. This has been going on for over two years since previous friends of mine have lived here. Also parking, you are paying $15 a month for the equivalent of a commuter parking lot. There is no point in this charge besides them wanting more money. There are no assigned parking spots and anyone can come in and out as they please, with plenty of options. Other than those few things there are no other complaints thus far.
Rent is Nashville is crazy expensive and all the apartment complexes seem to have poor reviews. However we took a risk on 865 because they seemed to offer the most space for the money. My wife and our 4 children have been at 865 for coming up on 3 years now and the new owners and management team are making HUGE progress in improving everything. It has never been bad, but there were lots of little things that this new team is making a priority. From keeping the pool open longer (the summers and fall are hot here), to improvements to the landscaping, to faster responses on maintenance requests, they really show they care. We would recommend this property to any family looking for family friendly and affordable rental option in southwest Nashville.
I have been living without AC for the entire year of 2019 so far. I put in six work orders for them to finally tell me that I need an entire new AC unit. They will not give me an ETA on when they plan to order me a new one. Meanwhile it’s 85 degrees outside, and only getting warmer as we approach the summer. They offer no compensation, and they treat you like garbage here. There excuses for not installing the new unit are the ground is wet, new ownership, lack of budget, overwhelming amount of work orders, etc. I have never dealt with a living situation quite this miserable. The front desk told me that there are also residents living without showers and kitchen sinks for months because they don’t have enough staff to fill the work orders. I highly encourage anyone considering this apartment complex to move their family and loved ones elsewhere.
I loath this complex. If we could move out we would have months ago but we are trapped in a lease. That’s what they do to you it starts out great and then they don’t help when your apartment or car gets broken into the gates are only closed late at night and are more of a suggestion since there’s no monitoring as to if a car belongs in the area or not. Our apartment had a flooding issue twice it took them 6 weeks or more to fix it and in that time no accommodations were made and we were left without a shower for the entire time. Office staff blows off your issues until it suits them but only after you signed the lease. The community facilities are constantly broken and “under matinence” the turn over in the office is unreal. They don’t even tell you when they are coming into your apartment for “inspections” and just use a key. DO NOT MOVE HERE.
I have lived in the 865 Bellevue Townhouses for 8 months now and I love them! They have great amenities such as the pool and the gym. When things have been broken, I have never waited more than a day for them to be fixed, which is awesome! One of the safest neighborhoods I have ever lived in. I would definitely recommend this place to anyone looking for a great place to live that isn’t extremely expensive!
