Terrible place to live, fatal maintenance, the smells from when you enter the lobby, when you step into the elevator and the hallways on each floor smell HORRIBLE! I've been asking for maintenance for 6 months and they never solve it, just waste of time.

Rent is cheap, but it also means you won't get an easy lifestyle here. Heat and hot water go out consistently as soon as it gets cold. Will go out for 1-3 days, no calls from maintenance or staff regardless of the plea you make with their 3rd party maintenance staffing. I've left messages for front desk staff, asked for calls back from maintenance and won't get anything back, but they will surely reply to reviews asking to "give a call". I've lived here for almost 3 years and have been told since move in that they "strive for excellence". I'm exhausted of my living space being a nightmare.

This place is filthy, rundown and anything but attractive. They allow dogs, that’s about it. Nothing inside or out looks remotely like those pictures, and I don’t know how they get away with it.

They will come into your apartment about once a month for some random reason. They do not respond to maintenance issues in a timely manner. They will not provide you with any peace and quiet. Half of your neighbors will be equally deplorable.

The Rise is very close to slum status. Immediately when you walk in the door you smell all kinds of gross odors. The place is full of cockroaches even though management claims that the building is regularly treated for pest control. I have to keep everything in the refrigerator and wash my dishes before using. The building is around 65 years old and it shows. Ancient heating and cooling systems with no way to control it in your apartment. The systems are controlled by management. Air conditioning is still not on and the heat with the apartment odors are sickening.Management said cooling system is broken so who knows when it will be repaired. The water is constantly being shut off due to some apartment having issues and there is no way to shut off individual apartments water so water supply is not reliable. Sewage backs up in dishwasher, kitchen sink and bath tub. I feel that is a health hazard and is so gross. Management gets in no hurry to repair anything. The noise level is out of control at night. Very creepy in the parking lot at night.I will definitely not be renewing my lease and can't wait to leave. This apartment building should be razed. I really wonder where the people on here that gave good reviews lived before living at The Rise because their standards are very very low if they think this place is a good place to live.
This place is a slum, run by jokers. The water shut-off notices go out weekly, when the water works it sputters and varies temperature wildly. There are piles of garbage in the halls, entryway, and the dumpster looks like a mini landfill every day. The "tile" in the shower started peeling a week after move in to reveal moldy stained repainted muck. The floors are sunken in and mushy. There is a "dog park" that is filled with excrement and noticably fills the air with nasty stink. In the winter the boilers are turned on and heat pumps through the units with no temperature control, (there is a non working thermostat for show, it has no effect on the temp). In the summer you have ancient wall units that noisily blast luke warm wet air into the place while running up the utility bill, which if not paid in full on time is grounds for eviction (48 hrs streamlined processing time), but the posting of the bill is not linked to the rent or on time in the automated system. The dishwashers are long overdue for replacement and spray the dishes with clogged filth over and over. The bottom levels flood when the pipes burst (weekly) when the repair crew comes they set off the fire alarms and half the place evacuates in their bath robes in the mid of the night. Outlets are few and far between with low capacity (you cant run more than one thing without blowing a fuse) you end up with a mess of cords and surge protectors to keep the microwave going. It took three separate service calls to get them to replace the failing lock on the door when it finally failed completely leaving me locked out of my unit. Complaints are addressed casually or not at all, one prime example is an after hours noise complaint hotline that is linked to a security company that does not have a contract with the owners since years ago. The neighbors have no recourse for the insanely loud music blasting through the walls. There is a rugby field across the street with late evening games. They have a PA system that keeps everyone in the block up to speed with the game and stadium lights that shine right in through the windows. They host movie nights which fills every parking spot for blocks around. There is no parking. Some tenets run an air BnB inside of the units and the unleased guests fill the parking lot.The security doors are broken within days of replacement, urine stink in the stairwell, stolen Amazon packages never reach the intended recipient. Lease at rise and never rest.
Jason needs to be fired. He makes going into the office extremely uncomfortable. I would tell people to absolutely live here, as its a great neighborhood, a wonderful place to live, as long as Jason no longer works in the office
We put up with a lot since moving in about 8 months ago. We are still current residents. We put up with a number of things because we like the location, the view from our balcony, and the relative responsiveness of maintenance. The most recent issue was being a day late on rent. Yes, I admit that this was my own oversight, however the way it was handled disgusted the wife and I. Not only is there automatically a $50 fee for the 1st day late, they slap a notice on your door in a legal format stating in bold letters "DEMAND FOR RENT/POSSESSION" with a breakdown of amounts due, and a threat that if rent is not paid within the next 3 days there would be a $250 lawyer fee and that action would be taken against us. This notice was placed on our door after I called in good faith, explained that I spaced it and would pay it by the end of the day. A week prior, after requesting someone to come out and take care of our pigeon problem, someone came into our apartment, moved things on our balcony, cut up the carpet where the pigeons pooped and made a nest, then left our door not only unlocked, BUT WIDE OPEN. When confronted about the issue, the management office laid on the denial heavy. I showed pictures of the day before and the day after showing that work was completed. Still, we were met with denial and promises that they would investigate. It has been over a week and they have yet to contact me about what happened. Other issues have included losing our delivered package (proven by USPS), nobody showing up to the office during weekend hours, among other things. One thing that we can that is for sure, we will not be renewing our lease.
This really is a great apartment complex. The outside of the building looks somewhat ugly with the yellow/gray alternating balconies, but the surrounding area is rapidly undergoing development and improvement. If you like running, the Cherry Creek Trail is less than 1/4 mile away. Several bars, including downtown Cherry Creek, are within walking distance. Various restaurants of all types are within a few miles. The area is really great. The complex itself is nice as well. Maintenance requests are usually handled the same day, the front office staff is friendly, and the grounds (including indoor/outdoor pool, grill/lawn area, and parking lots) are well maintained. My apartment has a spectacular view of the Rockies as well as most of Downtown Denver. Inside, the floor is laminate wood, the walls have fresh coats of paint, the kitchen has all new appliances, and everything works as it should. The bathroom is a little small, but space-wise, the bedroom is more than adequate for a single person, and probably perfect for two people. The main room (dining area/living area) has a wood-burning fireplace next to the sliding glass door that leads to the patio. The patio itself is a bit dingy from the pigeons, but the complex just went through a few weeks of work to eradicate them. Overall, the apartment itself is good, but the view and location make it great. Rent is on par with the area, maybe a few bucks cheaper.
You can actually have a Denver address, not be too far away from all the important parts (downtown, city park, cherry creek), live in something larger than a shoebox, and it won't break the bank. Maintenance is quick and efficient to take care of any problems. The common areas on the ground floor are taken care of and cleaned during the week. Front office staff are helpful. Parking can be a pain with both buildings and the neighboring building (which they own too) sharing a lot but I have only had to park once on the street and I have never had to worry about my car being broken into. It's a well balanced mix of young, middle aged, and older residents, there are far and few loud residents. You can't go wrong here.
Moving in to the Rise Apartments was not a very pleasant process. Now that I am moved in I continuously find little things that are so horribly inefficient and are not with the tenant in mind at all. The apartment itself is not bad, but the two bedroom layout with the rooms next to each other is unfortunate. Ultimately, I moved in because it was priced the same as other apartments in the area and was closer to public transportation.
