I had an excellent experience moving into my new apartment! The entire team was extremely helpful throughout the process, answering all of our questions and making the move seamless. Paige, in particular, was very helpful and took the time to address all of our concerns. I would highly recommend this place to anyone looking for a great apartment and exceptional service!
Move in was great and easy! They reserved an elevator just for me and my move in! It was great and easy! After a long day of moving, headed down to the 8th floor for lunch and a refresher!

Moving in and reserving the elevator was difficult and had technical issues. Our parking was double assigned so when we arrived our spots were taken and office staff were unable to be accommodated new assigned spots.

The front desk and leasing agents are mostly kind but I dislike the some of the new changes to gym area and rooftop. The seating arrangements or lack there of in the rooftop lounge is awful. They should have left it the way it was. My favorite seat is gone and now there’s a ceramic pig in that area. The TV no longer works and the seating is uncomfortable and and inviting.

I think this Hope St is the most clean street of DTLA. Apartment is nice, just wish the washer/dryer, fridge, and the kitchen cabinets were designed better/bigger/taller.

The only good thing about this building are the views and the extremely pleasant concierge staff at the front desk. Otherwise, the building has poor foundation - bad plumbing and shoddy appliances. The on-site management lead is rude, unprofessional and simply unpleasant to deal with. A lot of cosmetics changes with the new owners of the llc, but nobody fixes the basic issues to live a comfortable every day life.

The new interior design is horrid. For over a year I've had no hot water in my kitchen sink. No water pressure. The washer and dryer have been a night mare. Constant water shut offs. Lack of security, my car has been broken in to. Front desk not friendly or helpful at times. The cones, cans of paint and appliances at entry have been an eye sore for years. Coffee machine is a constant nightmare.

Moving to 888 Grand Hope Park in May has been such an exciting chapter in my life! From the moment I stepped in, I knew I’d found a place that blends luxury with that true LA energy. The view from my apartment is simply breathtaking; whether it’s the sun rising over the city or the lights sparkling at night, there’s always something mesmerizing to look at. The location couldn’t be more perfect it’s just steps away from Grand Hope Park and so close to amazing restaurants, shopping, and entertainment. I love how everything I need is within reach, making it easy to embrace all that downtown has to offer. The amenities here have taken my living experience to a new level. Whether I’m lounging by the rooftop pool, working out in the gym, or just relaxing in the resident lounge, it’s like having my own urban oasis. My experience in my apartment has been mixed. While I appreciate the friendly and helpful concierge, the constant repairs are a real downside. It feels like every week there's a new issue—whether it's plumbing, electrical work, or noise from ongoing renovations. These disruptions make it hard to settle in and enjoy my space. I moved here expecting a peaceful environment, but the seemingly endless repairs have been frustrating and intrusive. The building itself has potential, and the concierge's warm presence is a major plus. However, the frequent maintenance work makes it hard to fully enjoy the positives. If management could reduce the frequency of these repairs or better schedule them, this place would be a great home. Until then, the constant interruptions make it hard to truly feel at home.

Love living here, the entire staff does a good job especially compared to what i’ve seen at heard at other buildings. The new renovations are also great.

Terrible place, the construction has been ongoing for 1.5 months and still nothing is fixed. They would start drilling every day (including Saturdays) at 8am, which completely messed up my sleeping schedule and the loud noise often gave me a headache. DO NOT COME!!!

I would strongly advise anyone considering renting at 888 S Hope to think twice before signing a lease here. My experience has been nothing short of frustrating and stressful due to the unprofessional practices and lack of transparency exhibited by the property management. First and foremost, the lease agreement I signed explicitly states that parking is free for all vehicles, which was a key factor in my decision to live here. However, after registering my second vehicle, I was informed that only one parking space is free and that any additional vehicles would incur a charge of $125 per vehicle, per month. Despite multiple requests, the management has failed to provide any documented evidence within the lease that supports these additional charges. To make matters worse, they require all vehicles to be registered under the tenant’s name, a requirement that is not mentioned anywhere in the lease. This arbitrary policy seems designed to impose unjustified fees, as they have already applied several $125 charges to my account for vehicles that supposedly can’t be registered under their own policy. The inconsistency and lack of clarity are alarming and have led me to question the integrity of the management team. On top of that, the management has implied that my vehicle could be towed if I do not comply with these dubious requirements, despite my ongoing efforts to adhere to the terms of the lease. This kind of pressure and threat, without any legal basis or proper documentation, is not only unprofessional but also highly concerning for anyone who values their peace of mind and safety. Living here has become an ongoing source of stress and anxiety due to these unprofessional and unethical practices. I feel that the management is more interested in squeezing additional fees out of residents rather than honoring the terms of the lease agreement. The lack of transparency and the unwillingness to address these concerns in a straightforward manner have made it clear that this property management does not prioritize the well-being of its tenants.

I have lived here for 5 years, but the main building systems and quality of life in this building have deteriorated significantly in 2024. Definitely not the quality luxury apartment building it was years ago or that I would expect for the high price. I constantly email management about these issues, but nothing gets resolved and it is frustrating to waste so much time just to get the runaround. No A/C or ventilation on my floor so the hallway is always hot, muggy, and everybody’s cooking odors linger due to lack of ventilation. Extremely low water pressure in my apartment for 6 months with no resolution in sight just procrastination. There is no cold water in my apartment, just hot water. Trash chutes have been broken for six months so trash collects in the trash room causing odors and gnats. All day water shutoffs occur every few weeks for “repairs”, but plumbing issues are not fixed. The parking garage gate has been broken for months. Construction/improvement projects are started but not completed, so much of the building is an ongoing construction area. There does not appear to be adequate professional construction/engineering/project management for all the major building problems. They should prioritize fixing the major building system problems before changing paint color schemes, cosmetics, and ice cream socials.

I've been living at 888 for more than 2 yrs. They change their management company this year and its absolutely terrible! The trash chute was broken for MONTHS! All resident on each floor now are just dumping their trash on the trash room floor like a small mountain and causing the fruit flies or whatever disgusting flies to multiply like crazy. HUNDREDS of fruit flies are hanging around in the entire building. I have 7 of them on my delivery food bags trying to take a bite on my food today. I'm killing at least five of them in my apartment EVERYDAY! I don't know if the new management team have a really LOW hygiene standard or what. They also have unfixable plumbing issues and water leakage ALL YEAR ROUND. Expect to have water shut off (plumbing repairs) every two weeks! AVOID!

I was stressed out by the loud noise from parties in the garden that could be heard even on higher floors after 10 PM, the smell of cigarettes and people smoking everywhere, and the many cars parked at the entrance.

There are positives to the building, but the most important information that someone might want to know is that there is an apparent plumbing issue that the management is not communicating clearly with residents about. For the past few months we had “emergency” water shut-offs every week/ every other week. Notice often comes less than 24 hours in advance. They will notify us of a shut-off, so you prepare, then the repair doesn't happen as scheduled and the only communication you receive is an email the following week to say they had to reschedule it for tomorrow. There is no transparency about what the issue is or how long before it is completely resolved. When I asked management after a previous “repair”, I was told the issue was resolved. There have been numerous shut-offs since then. If there is a serious plumbing issue, transparency with residents would be ideal.

The employees here are lazy and have attitude problems they don’t know what they’re doing, they’re never in the office, it’s impossible to get in contact with them, the energy at this place is just horrible and you will be very uncomfortable, avoid this place it’s not worth it!
They intentionally avoid you trying to schedule move out inspection and then keep your full deposit
