Worst place to live. Cheap and still not worth it! Bedroom is actually a closet, no outlets! Dirty and stinky upon arrival: floors, bathroom, appliances. Layers and layers of paint and paint flaking off everywhere. Slum.

Living at 8th on Campus was awful. The place was not clean upon moving in. Management is disorganized and unhelpful. They do not provide proper notice when showing apartments or coming in for maintenance. The building is run down. Every appliance is out dated and dangerous. The only dryer for 16 units broke and it took almost 3 weeks to get fixed. The oven and stove are so old and get so hot. The paint was chipping off the walls, there was gunk coming out of the walls. Neighbors smoke cigarettes and it seeps through your apartment, and management does nothing. They try to charge you absolutely ridiculous fees if anything breaks or if you lose a key, its criminal. Management takes no accountability for the condition of the building, all they care about is a collecting a check. This place is awful, over priced and just disgusting. Find a better place to live. This place is over priced and a waste of money. I regret the last year I spent living here.
As a current tenant of 8th on campus I must say the apartments are nice for the price you pay. But here's where I draw the line at nice. listed on this page the garage space is said to be $60, but I'm being charged a percentage more. We've had many problems with the appliances and commodities that come with our studio. I understand that some of the features in the room are older , a bit dated, but it almost seems that one thing is fixed, another breaks. We're not living in the Bellagio, but we're also not living in a "van down by the river." ,either.
The location is good for East/West bank University students, but the building is run down with dated fixtures inside. One average sized washer/dryer for all 16 units. Management does not give appropriate notice before entering/showing apartments, and rent is overpriced. You can find better places for cheaper in the area.
Excessive fines up to $1500 for possible violations per incident with no ceiling to what they can charge you. Incidents include a container that can hold more then 1 gallon of alcohol, noise complaints or smoking. High cost for replacement keys, $175 per key, so if you lose one set, if at least three keys it can get expensive in a hurry. Pressure tactics to get a co-signer, sign up the student without the consent of the parent and then hold fines over the students head for contract violation if they do not get the equivalent of the co-signer.

Thank you for providing us with your feedback. For the health and safety of our Residents, our property is a smoke-free building. Smoke residue is very hard to completely remove from the walls, ceilings and ducts, and the fines for smoking in the building are high to cover the necessary cleaning costs. Losing keys puts the whole building at risk and safety of our residents is a very important priority to us. We encourage Residents to not lose their keys by charging a high deterrent fee if they do need us to replace them. We would potentially have to rekey the entire building if a common area key was lost, resulting in new keys being provided to all of our residents. Other fines are only assessed out when important, common sense rules are broken, or when noise complaints become a daily occurrence. Fines usually never reach $1500, unless damages of that amount are done to the property. Finally, applicants are heavily informed of all legal obligations before they begin signing the lease. Our application clearly states that a Guarantor is required for any adult student residents. They are also reminded of this while signing the lease.
Bright, sunny living rooms. Just the right size for one or two people.
