Property Ratings at 90W
Would post a zero star rating if I could. Do yourself a favor and eliminate this building from your considerations due to safety and the lack of care provided by the owners. Broadly speaking, the building owner seems unwilling to make capital improvements to the building, which is in desperate need. Folks - avoid living here for your safety. Spend your time looking for a building that actually honors your rent agreement.
After having a full 9 months without AC, 3 months without a dishwasher, really only 1 working elevator at a time (please add 5 minutes to your commute for this), and no late payments, management decided to raise our rent by 60% . Can confirm that the only positive of this building are the door people, always friendly. We even tried to refer friends to the building and management was rude to them. Otherwise run and find anything else.
The apartment itself is fairly up to date and the space is pretty decent but a little overpriced for the area. The plumbing isn't the best. The bathtub gets clogged up every month, even though I'm using a drain cover to catch the hair. I think the plumbing is all connected with other buildings so it gets backed up somewhere else. The air conditioner/heater unit in our unit makes a lot of noise and we've complained about it multiple times so they'll come by and do something to it but it'll start making noise again after a couple of months. It keeps me up at night sometimes so sometimes I have to choose between being really hot/cold or listening to the heater/ac all night. I know the noise isn't normal because the unit in the foyer area doesn't make that noise. I wish I could switch the two out. The lobby is kept clean and the doormen are nice but they only do the bare minimum and are more for show. It's not the type of building where they open the door for you, help you with your bags, etc., which is fine. Many times I walk past them and they don't even look up so I'm not sure how secure they're keeping the building either. As far as amenities, the gym is fairly large for an apartment gym but you do pay a surcharge for it. The common space has a pool table that I've never used but looks nice. If you want to rent the common space, it's prohibitively expensive so I don't know anyone that would actually rent it. They use the space for monthly apartment events that are thrown by the concierge team. The roof terrace has been under construction for the last couple years and they haven't told us when that will be available for use. Same goes with the apartment facade. That's been under construction for at least 4 years and who knows when that'll be done. The old apartment management team was really nice but they just switched to new ones and they raised the rent a lot this year. Usually, you're able to negotiate with management, especially since we've lived in the building for a long time, but they wouldn't budge. This will be the last year we're staying here. Also, to note, they are constructing a building right next to ours. I can't hear construction from my apartment because it's on the other side, but I've heard some people in the building complaining about it.
Really great building, the concierge service is awesome with laundry, cleaning services etc. There is also a gym in the building which is great but the roof deck has been under construction since I looked at the building with my broker a year ago. The doormen are great and very helpful if anything needs to be fixed in your apartment
This building has everything a young professional needs: a safe neighborhood, luxury building where doormen know you (and keep out those whom are uninvited or they don't know), luxury and comfort. I moved in a year ago and continue to be pleased. The service and management staff are both extremely amenable and willing to help with any issue or situation. Having a gym in the building for $15/month is fantastic. Having someone to sign for your packages and give them to you at any time of day, any day of the week is a welcomed change from my old Soho apartment. I am sad to be leaving this building as I have accepted a remote job, but would recommend it to anyone.
