Upstairs, you’ll find three bedrooms, a full bathroom with a jacuzzi tub and separate shower, a loft, and a large primary bedroom with a walk-in closet. The property is open to single occupants or to renters seeking individual room rentals with shared living spaces. One dog under 75 lbs is allowed with an additional fee. To help maintain a peaceful and well-cared-for living environment, all applicants are asked to meet the following guidelines. If an applicant falls short in one or more areas, they are welcome to contact ownership to discuss possible exceptions. —————————————————- Income Verification: Applicants must demonstrate reliable income. Household income should be at least 2.5 times the monthly rent. If employment income is the main source, at least six months of consistent work history at the same employer is preferred. Self-employers may submit a previous year’s tax return. Other income sources (e.g. tips, commissions, school subsidies, family support) must be documented with notarized verification. If not currently working, applicants should provide proof of sufficient funds (e.g. recent bank statements) to cover the full lease term. ————————————————— Housing History: Applicants should have at least one year of positive, verifiable housing history, with all lease obligations fulfilled. References from previous housing providers may be requested. A history of eviction, unpaid rent, or serious lease violations will typically disqualify an applicant. Those who previously owned a home may submit mortgage documentation. First-time renters may be asked for additional references or a larger security deposit. ——————————————————- Occupancy: The applicant is expected to live in the unit and must disclose all other occupants. All individuals age 18 and over may be subject to background screening. In certain cases, younger occupants (under 21) may also be screened if requested. Anyone age 18+ may need to co-sign the lease and meet all qualifying terms. ——————————————————- Credit: Applicants should have a credit score above 600. A mix of credit history is acceptable, including limited credit or discharged bankruptcies. Negative accounts will be considered in the context of the overall credit profile; however, having more than 30% of accounts with negative remarks may be disqualifying. —————————————————- Background Check: All adults applying must undergo a background screening. No felony convictions within the last 5 years are permitted. Misdemeanor convictions related to person, property, prostitution, or drugs will also disqualify an applicant. ——————————————— Other Terms: • Security deposit and/or first and last month’s rent may be required depending on strength of application. • Max occupancy is two people per bedroom, totaling six individuals for the unit. • Residents are expected to cover gas and electricity. Water, garbage, lawn care, and snow removal are included through the HOA. • Cable, phone, and internet are resident’s responsibility. • One dog (under 75 lbs) is allowed with upfront pet fee and monthly pet rent. No cats allowed. • No smoking permitted on or around the property. • The home includes a two-car garage and space for two additional vehicles in the driveway. • Residents must follow HOA community rules in addition to those in the lease agreement. ——————————————————- Longer-term leases (12+ months) may qualify for preferred annual rental pricing.
