The residences are modestly elegant and the amenities are not luxe, but for those in search of a multibedroom home in a doorman building, the postwar development is worth considering. Designed around a central courtyard to provide ample natural light, the handsome red-brick tower was built in 1960 with 254 units across seven stories. According to Milan Obradovic, an agent with Jabour Realty Company who has sold multiple apartments in the building, buyers tend to purchase here because the layouts are “super spacious” and because it is one of the only “moderately priced” Bay Ridge co-ops with a doorman. “It’s a more traditional co-op and it is affordable,” he says. “The building has been [piecemeal] renovated throughout the years. It is well-kept and known for being clean.” Outside the building, residents can luxuriate in the landscaping and cozy park benches in the front yard as well as the interior courtyard. Most Bay Ridge co-ops along Shore Road tend to be non-doorman buildings with comparable monthly maintenance fees. For example, a one-bedroom listed in September 2024 for $299,900 itemized $925 in monthly maintenance fees. Along the avenue, residents can find local, family-run restaurants with cuisines from all over the world. Ayat, a Palestinian bistro serves traditional dishes like beef pies, grape leaves and fried eggplant. Michelin-starred eatery Tanoreen was awarded for its za’atar-dusted flatbread and brightly colored salads with pickled veggies, bright tomato spread, diced cucumber and grape leaves. The Italian spot, Luliano’s, is known for its rustic dishes, including the signature pasta dish pappardelle alla Luianos, the prosciutto pizza with arugula and grape tomatoes and Chicken Marsala. For groceries, residents can pop by the local markets within half a mile, including Foodtown, Food Emporium and Brooklyn Harvest. According to Google Maps, 9201 Shore Road is a 13-minute walk from the nearest subway station, Bay Ridge-95 Street, offering exclusive R train access. Those with cars have proximity to the neighborhood’s famous Verrazzano-Narrows Bridge, which leads to Staten Island. Additionally, two major thoroughfares flank the neighborhood: Belt Parkway and the Gowanus Expressway, providing access to greater Brooklyn, Queens, and, eventually, Manhattan. This cozy, tucked-away neighborhood is a bit of a schlep: it takes about an hour on the train or 40 minutes via car to get to midtown Manhattan.
