My family and I have been living here a few months. The staff are excellent to work with! Maintenance does a great job at getting work orders done in a timely matter. No complaints!
So far this is my favorite apartment I’ve ever lived in! I haven't had any issues with the unit, neighbors, or staff. The office always is doing something fun for the community to join! My favorite was the free jethros dinner in the community center! Staff is very friendly and helpful! I totally recommend them!

92west is a great place to live! The apartments are a good size and the community is great. We never have any problems and any work orders we submit get fixed quickly. These apartments are at a great location, just about 15 mins from Jordan Creek area. Overall, we’ve loved it here!
I’ve been living at 92West for a few months now. I have had an overall positive experience. For the most part it’s a quiet neighborhood/building. We’ve had to submit a few work orders, and everything has gotten fixed in an efficient & timely manner. Snow gets removed, and never have an issue finding a parking spot. The office is responsive: does fun promotions/sends out reminders/etc. The only issue is the trash compactor hasn’t been working causing it to over flow very often.
You can hear everything and I mean EVERYTHING your neighbors are doing around you. Every conversation, footstep, sneeze, etc. the floors above you creek horribly, and voices/barking dogs/screaming children can be heard through multiple walls. The location is great, but the noise is absolutely torturous. Forget sleep. They seriously need to sound proof around here.
We have lived here for a year now and have signed on for another year! We have had a great experience. It is PERFECT location, close to the highway, stores, parks, and restaurants. Some even in walking distance. The pool is great and the facilities are kept nice. The staff is friendly and they always have little events throughout the year which is nice as well! Great place to live!
Clean and spacious apartments! Maintenance is always quick to respond and always super helpful. Keeps the grounds clean from debris and dog droppings. Very thankful for them, along with everyone in the front office! Great, organized, pleasurable apartment complex. Definitely recommend!
I've been here for many years and I love it. Beautiful neighborhood and grounds, pet friendly, some ground units have an attached garage, and laundry in every unit. Maintenance requests are so easily submitted through the Resident app and quickly resolved. Definitely recommend!!!
I love living at 92 West Apartments. It is an affordable place to live, it is located in a convenient area with the grocery store and gas station less than a mile away, the apartments are quiet, parking is never an issue, and there are nearby trails within walking distance to explore. The apartment managers and maintenance staff are friendly and helpful, and they are always available to help you during office hours and via email. They do an awesome job of making sure every interaction with a tenant is pleasant and positive. In addition, the apartments are updated with modern appliances, the nearby gym meets my fitness needs with a sauna for an added bonus, and the pool is just as great in the summer. I extended my lease for another year and half because I'm very satisfied with my experience at 92 West.
Went on a tour of a 2 bedroom 2 bath apartment and absolutely fell in love! Very spacious, and loved the kitchen area! Have been looking for an apartment for awhile and nothing has compared to these! Would highly recommend

I went on a tour today for a one bedroom and it was very spacious ! Compared to other apartments I have been touring the living and kitchen are a great size ! Love the laundry being in the unit as well ! Leasing agents in the office are great and helpful!
Management here is great! As well as maintenance! I was in a jam around Christmas time, helped a friend move and my keys were lost in the process! Management was out there in about 20 min to let me, mind you this was late at night! He was very friendly and eager to help me. Management was very accommodating about the fee. Wonderful place to live, and great amenities!

We walked in to the leasing office without an appointment and Natalie was able to show us around without any problems. The location is fantastic and the protions they tu help out a lot. I would highly recommend looking into this location for anyone looking to move to the West Des Moines area.
I’m in the final months of my lease and every time I call the office to talk to them about something like my rent payment or something I’ve noticed around the complex to not be safe I have never received a call back, and instead I am ignored. They told me they lost my check so I would have to pay a 100$ late fee but ended up taking the money out of my bank account. This apartment is a rip off and I would never recommend to anyone definitely better places out there and get more for your money.
My boyfriend and I have lived at 92West for 2 years now. We moved in when it was West Lake Condos and the 1bd\1bath condo had a private owner. It was a terrible move-in experience BUT I do have to say, I would give them a 5 star rating (excellent) due to us moving into a 2bd\2bath attached garage at the beginning of this September. It was Clean, painted, updated, pet friendly, lots of updated renovations that are happening around the complex and in apartments! I cant tell you enough about the staff! Chris was awesome to work with while Hubbell was taking over the property and working with us on our lease! Katie has been a pleasure to work with on the move and the new lease!! The maintenance guy Brian is really efficient on fixing things, really friendly and all request are done in timely manner! I LOVE the fact it is pet friendly and I don't have to worry about nothing. In the 2 years we have lived there, im pleased to say that its a fantastic place to live now that Hubbell\ new management has taken over the property. I honestly have nothing negative to say! Our plan is to stay at 92West until we buy our first home! So Thank You 92West for making our move perfect and our new home is spitacular to live in!!! Sam & Josh
[Formerly known as Westlake Condominiums] Some quick background information about this property—it was initially built as owner-occupied condominiums, but due to the housing market crash in 2008-2009, the condos were rented instead. The developer was from the south, and did not build the condos like someone who has experience with Iowa weather would. As a result, condos were a little drafty (as noted by other reviewers), and a lawsuit between the owners and developers resulted in a lot of management changes in the past few years. The issues have since been resolved. Draftiness is a very easy fix with a little weatherization, and current management is reputable and conscientious; they have already begun making necessary maintenance updates to the property. Hubbell has a contract to manage the property until at least 2020, so if you’re looking to rent a condo soon, know that you will deal with a very professional, helpful management team. Past management issues aside, I lived at this location for 3 years, and it is a wonderful place to be, whether you’re looking for a transitional living arrangement between houses or planning to stay for a few years. Here’s why: • Spacious and very affordable • Dishwasher and laundry in-unit • Maintenance staff is friendly and helpful; the challenges noted in previous reviews were likely because of (previous) poor management not relaying maintenance requests. All of my interactions with the individuals have been positive. • Connected by trail to local playgrounds such as Maple Grove Elementary and Eason Elementary, as well as Clive Greenbelt Bike Trail. • Residents take pride in the neighborhood; trails around the pond provide a clean, safe, enjoyable place for an evening stroll. • Fair amount of privacy and noise-control • Nearby restaurants are convenient, tasty, and not overcrowded; these existing businesses are attracting even more great options. • Located between in the middle of family-friendly suburbs • Nearby shopping and services in the Jordan Creek area, with new restaurants, stores, and amenities popping up every month. If I had not moved outside of the Des Moines metro, I would absolutely continue to rent here until I was ready to purchase a home.
What they neglect to tell you is they plan on keeping your deposit. Had to call them several times to ask for deposit. Was told they would call back after they reviewed paperwork. What they meant to say we need time to make up bogus charges that total the exact amount of your deposit. Was told they didn't have my forwarding information and when I gave it to them for the third time they said they would send the check right out. Instead I received a poorly typed up list of bogus charges. Make sure you make them do a walk through and point out every little flaw. Charges were cleaning, said there was holes in walls from TV mounts which we didn't mount any TV's. Said there was holes in doors and there weren't any. During our stay I had asked to have the dishwasher fixed because it wasn't drying the dishes and the maintenance man laughed and said are you kidding me. He stated nobody needs it to dry everybody air drys them. So we never got that fixed. So if you move in I suggest you don't bother cleaning up the place because they will charge you anyway and kiss your deposit goodbye. I believe there are more honest places to rent from.
I was very interested in these condos. When I called to set up an appointment I spoke with Tina. She was very awkward and rude on the phone. Then when I get to my appointment again it was awkward. They argued about who was going to show me around and Tina did not even remember that I had called or what I wanted to look at. I asked multiple question on the tour and the questions she did answer she gave me incorrect information. The rest of the time she just said "I'm not sure". When I got back to the office the staff was talking about some pretty unprofessional topics.. It was a shame that I had this experience with the staff because I really did like the unit I looked at but no way would I want to live somewhere where I had to deal with people like that.
Called the main number and was greeted with multiple voicemail prompts; no human interaction. Called the number to schedule a tour and the phone was answered "hello". Confirmed I was speaking to the person the voicemail prompt indicated and requested to schedule a tour. Set a day and time with the "hello" person but could tell they were not taking any notes. Showed up on the appointed day and time at rental office. All office doors unlocked and no one in the building. Tried to call the "hello" person and the voicemail box was full. I feel sorry for the people that live at this complex and extremely glad I don't.

I moved to West Des Moines for a job transfer and rented my unit sight unseen. The staff and neighbors made this an easy adjustment. The office was more than helpful and made it a point to be here the evening I got in to town. I didn't have help unloading my uhaul and they had someone here with in an hour of my arrival, I wasn't counting on that at all. Its a perfect location, not to far from anything.
I would rate this lower if I could. This is the worst management I have ever seen. In addition to no one being in the office during their posted times, there were numerous errors in our paperwork as they tried to charge us more than they verbally agreed to. If you do decide to rent from them, make sure you do a walk through with management and note every scratch on the wall, stain on the carpet, or any other thing they might use to try to keep your deposit. I would not rent from here if you can avoid it.
If i could give this a 0, I would. Management would not answer phone calls or return messages.Was charged for problems in the apartment that were there previous to move in and the deposit was returned after the 30 day allowance. Would not recommend this place.
Very nice area to live for all...young and old. Management of the property is average. Could be better, but I've seen worse. The pool and fitness center are fantastic. Neighbors are mostly quiet and friendly. Units are starting to show their age. But, overall, I'd rate this complex 7 out of 10.
Good location. Walking distance to stores and restaurants. Suburban community feel. Safe.
The neighborhood has great potential and so do the apartments. If they had a little more tlc I probably would have chosen Westlake as my home.
Office staff were great and worked timely for me as I was in a pinch. Amenities are great (i.e. free tanning, movie theater, pool, workout room, etc.). Maintenance took care of me same day.
