About This Property
Avian Forest is Family friendly neighborhood home with two master bedrooms (ensuites with dual closets). Open floor plan includes the kitchen, dining and living areas. Gas fireplace, carpeted bedrooms, granite countertops, and on demand water heater. Level backyard with external electrical outlets in front and back. Our location is a great getaway but still close to amenities: 10 minutes to East Clinton Walmart or Powell. 15 miles to down Knoxville. 20 minutes to Oak Ridge, Y-12, ORNL areas. 2 Dollar Generals, Gas station, and a corner market with food service are only about a 1-mile dive. Door dash uses a couple places that deliver, and the Kroger uses Instacart. Walmart is 10 minutes up the road in Clinton. They may offer delivery through their service. The Avian Forest Neighborhood has a great community Social Media page with events. Families are out and about for Halloween, Christmas Cocoa, Homecoming Chili cook off, Food truck nights, etc. There are about 80 homes in the subdivision. You are out in the country away from city riff raff but in a subdivision that makes you feel secure. Downstairs Master is spacious and has a bigger walk-in closet. Closet is so big that I have placed a work desk and computer setup while I was work from home. All rooms have overly generous closet space. Upstairs master has two closets as well. Double sinks in the two master baths and a double sink in the upstairs shared bathroom. Laundry room has an electric dryer hook up. Gas Fireplace has battery feature to use if power goes out. Kitchen stove is all electric and sink has garbage disposal and is equipped with a pull-out sprayer. Driveway is setup for 2 cars to fit, but you can squeeze 4 if needed. School Zones are: Powell High School Powell Middle School Copper ridge Elementary. There are many Bus riders from our neighborhood. Monthly rent with one year lease: $3195 Deposit with one year lease: $3195 Month to Month with no term lease: $5995 Deposit on month to month no lease: $5995 Pet deposit is $300 and is added to the rental deposit. Pet fee per month is $30 and is added to the monthly rental amount. These fees are good up to 3 pets. We have reasonable HOA rules. A copy of the rules is available on request. Major items to note are no RVs, boats, or trailers can be on the property that do not fit in the garage. Garbage cans have a 24-hour period to be at the road. No toys or equipment can be left in the front yard. (People do setup temporary kiddie pools or bounce houses and the like for the day in their front yards and that is ok. You will need to be able to explain your financial situation that I can verify IE your credit history, sources of income, sources of debt, assets and rental history. You will need valid proof of Identification for every adult that will occupy the rental. I will need to know how many adults and children will occupy the rental (I do not need names or ages at this time.) You may present whatever other info you desire as well. The rental agreement will be very thorough. Out of state relocations are welcome to inquire. Additional steps to verify may be needed. Availability: Do not disturb current tenants and I recommend you be very careful if you intend to drive through the neighborhood, the posted speed limit is 25 mph. Deposit plus one month's rent and all required documentation and verification is required to occupy the rental. Application Process: You will contact me to let me know if you are interested. I will send you my email address in which you can explain your financial situation, your occupancy situation. One interested party at a time will be verified. We will send them a copy of the agreement to review, and they will need to pay a $50 application fee to move forward. I also have a short video clip of a walkthrough of the same model of house that you would be renting that is available via email. Thank you for your consideration of our rental. Have a blessed day.
