Do not move here unless you want your entire unit to smell like marijuana for MONTHS because people have no respect for other residents and nothing can be done about it. Now for the staff they have always been great people.
The complex is ok but, the drug use and smell of Marijuana is intoxicating. You can't sit on your patio because of the smell of weed. If you complain to the office, they will tell you they can do nothing about it. Exact words were "It is was it is". The gym equipment is coming apart because it's not maintained. The rules on property should not be there because there are no rules and consequences. The loud cars will also wake you early mornings and late at night. Beware of this place!!!!!
The owners violated the lease by adding new charges to the rent midway through the lease. Instead of waiting for me to renew my lease to add the charge, I was asked to move.
The property is very nice and I love the floor plan. However, the buildings are poorly constructed. My neighbors are big pot smokers and my apartment smells like weed all the time. This is a non-smoking complex, but the office has yet to do anything about it even though it’s been reported. There is a general lack of respect for neighbors. There is a lot of yelling, fighting, banging and kids running and jumping inside the units. All of these issues are in the lease agreement, but not enforced. Before you decide to live here, think about what’s important to you. Remember, in Texas you are entitled to live in a quiet & peaceful environment.

I've been living here for 5 months now in the Old River floor plan. It is a nice property, but it is a new build so keep that in mind. With new builds there are sometimes things that have to settle or be fixed. An example of this is when I first moved in the building had some bug issues that were quickly taken care of. Once the building filled up that issue went away almost entirely. As well, make sure your baseboards are caulked as bugs can come from under those. If not then ask maintenance to do it. The apartments have fiber internet through Cox. While this means you'll get amazingly fast internet (I get 200mbps even on WiFi), it also means that you have to use their equipment (at least until fiber modems are available for purchase and at a good price point. I spent about 2 hours going back and forth with Cox on the phone, and finally when the technician came out he told me that the coaxial cables (cable internet cables) in the box aren't even turned on. They are just required to be there per building code, so don't think you can go buy a cable modem and use it. The apartments are only wired for fiber so those cables are not active. You can just use their modem/router, but you may want to go for the extender pods as the signal can struggle a bit. Pros: - Apartments have balconies - Large bathtub - Fiber internet (see above) - Good sized kitchen with new appliances - Lots of storage, including a pantry, laundry room, walk-in closet, bathroom closet, and storage on the balcony. - Option for reserved covered parking or a garage (for a fee) - Package locker (for a fee) - Gated - Remote area but with good access to I10 - Pool & Gym with after hours access using a gate key - Friendly and helpful staff Cons: - This was just for me, but the baseboards weren't caulked when I moved in (the area between the baseboard and the floor). Bugs (fire ants) came from under these when I first moved in, but maintenance came and caulked the whole apartment. I believe it was just an oversight from the building crew as I moved in soon after building was completed. I don't have bugs anymore! - Water pressure is still problematic, but they have tried to fix this with the city. The water was turned off the other day while something was installed to try and fix it. I haven't seen a difference, but they are trying. - The internet connection being in the closet.
Complex itself is nice and so are the apartments, but I’ve been living here for 3 months now and they have had a problem with the water pressure which is still not fixed. The plumbing causes the water to smell like rotten eggs, and on top of that you can’t even have a decent shower because of the water pressure. The other day we had a kitchen full of ants, pest control came and handled it. It has been nothing but issues here.
The apartment interior and amenities are great! My issue is I wasn’t told anything about the unit I moved into being an ADA compliance unit when I need none of those features. There also seems to be a big bug issue on the property. I’ve spotted a few spiders, crickets, and other bugs in my unit even after pest control came. Recently there seems to be a issue with water pressure and plumbing causing water to have a odor.
Just recently toured this new apartment complex, I am extremely impressed with the staff. Very friendly, knowledgeable and accommodating with all my needs or concerns. I have been shopping for a while, after shopping a few more places; none can compare to this apartment complex! Very excited to submit my application.
