I've had a great experience with 9900 Memorial!Yolanda in the office is always a pleasure when it come to anything I might need. It's quiet and safe and my family and I have had great experiences. The location is ideal and the school are the best in Texas.
Be prepared for old buildings with tons of problems... a/c and heat problems. Falling apart and they can't keep up with repairs. And the front office could care less. Office staff Unprofessional with bad attitudes. . Don't waste your time!
The "one" positive is location. Old apartments nothing works. Especially heat and cold for your apartment. The windows leak heat and cold. Water roof leaks monthly. And then you have the cocky, rude and unprofessional front office staff. " management"! The are on a power trip. They don't care and it is apparent. Unhappy employees running this property, will make it hard for tenants living on this property. Don't waste your time. Nightmare!
Yolanda helped my husband and I find the perfect unit. She was friendly and quick to handle our application process. I love the place, for an older building I can tell it's well maintained. Reading some of the reviews I think they didn't take into account of the freeze we had as well as the age of the building. The times I needed maintenance they were here promptly and fixed the issue without hesitation. I look forward to my stay here. Ask for Yolanda and tell her F42 sent ya over!
I was there to get information about the apartments and They were unprofessional and while I was there I felt offended while talking to them and they were giving me the wrong information.
Super affordable, very convenient location with direct access to I 10 and 610 freeways. Within 5 miles you have everything you would need for a day-to-day no more than eight minute trips for whatever you can think of including high luxury retail shopping to urban outdoor parks and recreational hot spots. Amazing maintenance staff they work so hard and are super friendly. You can’t beat IKEA, Dave & Busters being 4 minutes away! Really great place to live and call home

2 stars for its great location and friendly staff. But if your health is important to you, than this complex is not for you. Constant leaks, mold, and water issues are only part of the issues we've had since we moved in 4 months ago. I lost many of my personal belonging due to an AC leak we were not informed of before moving in, inside the STORAGE CLOSET... so if you have important documents/ items the storage closet is not the place for them. Save yourself the loss. Also, AC goes out occasionally. Dishwasher has never been used and our kitchen started developing a bad smell and couldn't figure out where it was coming from... until we opened the washer...roaches are an issue also.. TOTAL HEALTH HAZARD!...
I would first like to start off saying that my entire experience with the complex was not awful. In fact, Ms Yolanda was exceptional and really listens to your complaints. You can tell she truly cares. However the moving out experience was awful. I have never left a bad review in my life. When you move out they will for sure charge you for the entire cost of the carpet replacement even if there is one spot. This can cost you at least $1,500. It’s in your lease agreement that you will pay this price even if there is a stain on small area. I was not able to argue that because it is in the agreement. Please be mindful of this and know you will be held at this expense. Even after getting charged for the carpet replacement they will also charge you for the cost to vacuum the new carpet as well. This review is less about me complaining but more to warn other renters. I really enjoyed the apartment and the size of the unit, but the move out experience had to be the worst. Great location, beautiful pool, and a peaceful unit but just know what to expect when you move out.
I have lived here for going on 3 years since 2017. The staff is friendly and helpful. If anything needs attention they fix it immediately. Perfect location on Memorial with nice workout room. Property is well maintained and comfortable. A nice selection of 11 pools and close by Memorial park. Great place to make a home. Ryan F.
Shortly after moving in the upstairs bathroom started leaking into the living room. It was pouring onto the downstairs carpet. Even after they fixed it there were always strange stains on the walls and a mildew smell. A couple of months before our lease would end hurricane harvey hit and the roof leaked profusely, leaving our mattress, sheets, and the carpet soaked. The way they "fixed" this was to paint over it. After they painted it became moldy and we weren't able to stay in the apartment as our young kids got sick from it AND it would still leak every time it rained. We let them know and they never fixed the issue. So we told them we would be paying our last months rent and moving out. No response. After we moved out they kept our deposit and sent us a bill for $9000. We contacted and met with them many times to resolve the issue, they were polite to our faces said not to worry, they would take it to management and then sent the bill to a collection agency. There was also a pretty bad roach problem, even for Houston. Don't move here, it's not worth it. Apparently we're not the only tenants this has happened to here.
Office manager Monica will waste your time! I lived here for two years; the location is great being off of I-10 I left this complex for a year & decided to come back, I talked to Yolanda yesterday, locked a deal on an apartment and scheduled a showing for the next day, I came in today saw the apartment, but they were not going to honor the price we agreed on over the phone!
Basma has been a phenomenal source of information! She did more than introduce me to the apartment buildings and general ammenities: She introduced me to the various, very close, places of interest that include the Memorial Park, a wine store, and a pizza place. Her tour was friendly and she didn't hesitate to answer any questions and she was so accomedating that I was sure some other shoe was going to drop... but it didn't. I would say that if you have any pets or plan to have pets, the deposits are not very pocket friendly, however. On top of a $400 deposit for me, it would be $500 refundable for pet $250 non-refundable. Ouch. I'll be waiting for a furry friend, but I hope the community is friendly enough I won't feel alone. I'll update with another review after 3 months of staying so it is an accurate review of more than just the leasing process. Basma, you're wonderful. Thank you.
Like the title says, its all about the location. The office has gotten better at responding to tenant needs but there's still plenty of room for improvement. The maintenance staff works quickly and fixes most problems.....when they actually get sent out after you've called a 3rd time. The gym is nice but other than that the property is old and the drainage in the courtyards is practically non-existent. If it rains a little half the apts on the block lowe power and the answering service never answers after hours so you're not just literally in the dark all night. Bottom line, they're like cell phone companies, once they've for your business they turn their attention to the new customers. And have fun with community laundry!
New resident here at 9900 Memorial and I must say, what a great place to call my home. I love love love the convenience of the location. Also upon applying and considering this location... I felt so intrigued with the rental agent Basma she is the best! She is very informative on covering all areas and detail about the apartment site... what a bubbly, welcoming, and generous personality she has. I was a little apprehensive at first sight but she made me feel very comfortable! My apartment is very neat and clean I am really happy with it all. My building is very quiet, the courtyard looks fantastic, & well maintained. I will update you guys on a new review sometime later as I am a new resident but honestly so far so good... this complex deserves a smiley face :) Excellent service, thank you Basma and Monica! -Jae

I'm moving only for family reasons. I have enjoyed my stay here and will recommend it to others. The moving out process was very easy. I did routine cleaning and I received all of my deposit back. I did not have pets or children. This complex is old and people must take that into consideration. It is well maintained and the staff was very good to me. Thank you Dennis

I enjoy living at 9900 on Memorial because I have an upgraded apartment with new appliances and cabinetry. I have a pool right outside my door and the laundry room is very close. The shrubbery is well groomed and I can walk to shopping centers and restaurants. I cannot hear the highway even though by building is close to I-10 and the office staff is very helpful. Great area of Houston to live in.
Each apartment is assigned 1 space and there is not nearly enough extra parking on the street to even come close to accommodating the number of people who live here. If someone does park in your space the management will do nothing about it except put a sticker on the persons window. If someone takes your space, be prepared to walk several blocks, if you can even find a space to begin with. The response time on maintenance request is abysmal and you have to call several times and basically bully them into sending someone to fix your issue. The area where I live floods horribly every single time it rains so you basically have to walk through 5 inches of water every time it rains. The location is great but considering how old these apartments are the price is steep. Also, there is one water heater for 14 apartments; don't plan on taking any warm or hot showers. The water alternates between scalding and freezing every other minute; back and forth like a metronome. I've lived here for two years and I'm the only one in my block that has been here for 6 months; most people are not dumb enough to stick around for too long. I've had some real problems with noisy neighbors in the past that the management refused to address; fortunately they moved after 6 months. As long as you pay your rent they leave you alone no matter how loud or annoying you are. I would NOT recommend this place.
I just moved in here a month a go. They told me I can get 2 assigned parking spots. Now after I moved in they are telling me is only one per apt, and I cant lease another one. Free parking is very very very limit. My second car I have to park it like 5 blocks away is I come after 8 pm. Another thing, I reported a minor problem with my apt about 2 weeks ago. I talked to 2 leasing agents about it and after 2 weeks I am still waiting for them to fix it. Overall not liking it at all. VERY BAD SERVICE!
The property is overpriced considering how old the apartmetns are. The management staff is not very friendly. The maintenance manager is awful as well. No sense of urgency, you have to call several times to make the same maintenance request. The 'manager' Monica is rude and have no patience talking to the residents. Also, when you get personal packages sent to the office, they can't never find the packages and they always blame the post office or the other carriers. They never take the blame. Overall, if the apartments would get another management crew, the location and the neighborhood is descent!
