I have filled up an application , however to get the 8 weeks offer , they wanted someone to visit the apartment and they have very very restricted time slots which is Tuesday around 10:30 ,11:00 ,3:30 and 4:00 pm , it’s hard to send any of my friends to have a visit on a workday and it’s not possible for me to visit as I currently reside in California . I also tried to call them a 100 times . Once the call got connected however they are not responsive or useful . They could definitely do a better job. I just felt like they don’t really care .

The pictures do not represent the actual conditions of the apartments. You will be extremely lucky if you happen to get an apartment with no issues. I’ve lived in 3 separate apartments here in the Riata and the first one was my lucky 1. The next 2 kept getting worse. If you are fine with good looking apartments but the functionality of them is deteriorating, this place is for you. The amenities don’t function ever. The security gates never work. We experience break ins and car jacking constantly with management don’t assisting in anyway. 5 of the 7 pools are closed. The landscaping is terrible, with land management teams leaving dead trees everywhere and the trash service leaving bags everywhere. The apartments have good looks but the bones suck. They are old and need a full renovation. Adding fake laminate flooring and covering the walls with paint don’t solve the issues these apartments have

We are so proud of our amazing amenities and sorry to hear of your frustration with the pools. 3 of our 9 pools were closed due to needing resurfacing. The resurfacing has been completed! Thank you for your patience while we worked to collect bids and schedule the job. Our residents are our eyes and ears. If you notice dead trees, we kindly ask to enter a work order! This is the best way for us to track the needs of our property. We have three wonderful renovation styles at Riata as recent as 2023 to go along with our classic units. DON'T MOVE! DON'T MOVE! DON'T MOVE! I wish I could given zero stars. Moved in 1.5 months ago & the premises are awful- so many issues at home. I have listed them all & sent many emails to the move in team and not even one got resolved. They did not even provide trashcan for the first 2 weeks. When I mailed maintenance team, they said it takes 17 days to handle one regular maintenance request. Roaches, roaches, roaches. Someone even saw a centipede at their home. So if you have kids and want to be safe, better search else where.

So, these people have an on-site team and an off-site team. You call the off-site team, and they always take your calls. But if you have specific questions like does your apartment comes with a parking space attached or not, they will ask you to contact the on-site team and you can never reach them thru any means (you leave a message, email them etc.) After wasting a week of my time calling them multiple times only to have to repeat my questions to the off-site team and never reaching the onsite team, I was finally suggested by one of the off-site people if they'll check sister properties for me!! Good luck getting tenants with such business ethics :)

PSA: It’s a beautiful property but THIS PLACE PRIORITIZES PROFIT OVER EVERYTHING. During the freeze storm, my units was one many that lost power. I ended up having to go to a hotel for a few days and tried asking if there was a way I could split payment due to the emergency. Not only did they say no, but they charged me a $200 late fee that they’re not willing to waive due to this public statewide emergency and am now facing eviction.

I don't usually write reviews but I didn't want others to have the same bad experience as I did. I made an appointment to view the apartment; I went there and looked at the apartment and the representative gave her card so that I can call if there was any questions. Next day, I started my application, but before submitting it, I wanted to understand the fee structure associated with the rent. I called the number numerous times for multiple days, which always went to voicemail. I tried emailing them as well but never did get an response. I did get an response after several days saying, the representative who showed me the apartment would get back shortly, but she never did. I am very disappointed with the management team and the service they are providing. I am going to withdraw my application. If they can not answer my questions now, how are they going to take care of the issues later? Please check the review others have provided before leasing.

Don’t pick this apartment for any reason, they will not take care of maintenance requests/ referrals Process. Move in managers Hester & Chelsea will not respond to any requests/ provide any useful move In information. Not sure why the move in managers are there as part of the process
Been here a few years and the new ownership is so bad they deserve 0 stars. They’re extremely cheap and don’t up keep the property like past owners. Not too mention they’ve increased rent since taking over. Half of the pools are closed because they would rather close them than maintain them. Never once did I experience any pools closed with previous owner. Also maintenance request go ignored for weeks on end, even if you continue to submit request. Hallways, stairs, everything has been let go and I would recommend to look elsewhere unless this is all you can get.

Please be aware that the pool closures are not about maintenance of the pools, due to the construction near those pools, the 911 phones have to be relocated and the vendor who handles that is on a delay in getting to us. We are working to get caught up on our outstanding maintenance requests. Please do not hesitate to give us at call at (512) 437-1000 to discuss any specific maintenance issues that you have.
Pretty Old apartment with high price. VERY BAD MAINTENANCE. Forget about normal maintenance requests, If you have any emergency maintenance requests then god knows when it will be attended. Have terrible experience in following up on several maintenance requests with no technicians turning up despite multiple follow ups. I reside at Arrowwood village where the pool is always closed. You need to deal with lot of roaches and ants. Pathways in your apartment are dirty or never cleaned.

Unfortunately, with the high temperatures and recent heavy rains, pests are out in full force right now.
I've been living here for 10 months and just renewed for another 12 months. I love living here. However, Riata's newest owners, Bell Partners, has secretively updated their Photo Release waiver giving them permission to take pictures of you, your kids, and your property ANYWHERE, including inside your apartment. If you care deeply about your privacy, make sure to double-check everything you sign. Hopefully they fix this. If not, then this apartment is great. There are multiple pools that are clean and quiet. A fantastic gym, easy-to-use package room. Ample parking with EV and car wash stations scattered around. The maintenance technicians are mid. They mostly band-aid problems rather than fix them, but usually have good response times (next day or same week). The walking trails are wonderful, lots of shade, a myriad of path choices, and not crowded. For its proximity to Austin, and how easy it is to take Mopac downtown, I'd say the rent is good value too.

This is the worst experience I have ever ever had as a tenant. 1. The staff is very unprofessional that doesn't communicate in a timely manner. 2. I was provided misleading and false information multiple times 3. Bell Partners is the new management at Riata's and I am glad I don't have to deal with this place anymore. 4. They tried to charge an extra day of rent without reasonable justification. 5. That extra money that appeared on my rental portal was their miss. 6. My move in date was changed without me being notified and it caused a loss of time and money for me as well as for Riatas. 7. My lease was not ever signed! They were going to sign in on my move in date, nobody even notified me of how things work there. A new lease was sent to me because the previous one was messed up. The reason being for that: 1. They don't do move in on Sundays 2. It was not provided in writing to me. 3.Moreover, they allowed me to sign the initial lease and have my move in say as Sunday. Even my emails were saying July 17th -- Sunday. 4. I have made plans and transferred all the utilities, only to find out, the day before I had move in, that I am still an applicant in their system!! Utterly outrageous! The day before I had to move in one of the employees in the main office told I haven't signed a lease yet. Which was false! I read what I sign. Worse for them, nothing was countersigned, initial leased was messed up because of the wrong move in date. So the apartment will stay on the market even longer. And it always took me going to their office to get answers. Absolutely no respect to my time. Their renting portal is a joke too. Amenities are not bad but not that great. Lots of stuff is just sitting there and not even working. Understaffed or not, lack of communication and professionalism is tremendously high. I ran out of patience.

You can tell this place used to be great, and it has the potential to be. However, management takes extremely long to answer, have been unable to get ANY of the gates working (promised to be completed MONTHS ago), and simply seem to not care about solving any of the issues affecting residents, including amenities that simply do NOT work (while charging residents high fees to maintain them ???). Just stay away, there is definitely better out there for the price. You can tell the place can be amazing but management seems to be uninterested in making Riata so.

RIATA's strengths are on the outside. It's one of few apartment communities with a full (outside) basketball court, it has a couple miles of trail on which you can get a decent run or walk without leaving the safety of its premises, and it's green all over. The location is prime for being on the edge of the city. With both Mopac and 183 within seven minutes of RIATA's entrances, getting to the other parts of Austin is straightforward. I wish there were a few more complimentary or built-in (partnered or discounted) services for interior upkeep, but I wouldn't trade in longer kitchen counters for them. For those who like looking out their window or standing on their porch seeing trees and people walking, for those who like to be active (indoors at the gym) or outside doing whatever, RIATA is a pretty nice spot.

Riata has plenty of good amenities, and the staff is friendly. I stay here because it meets my picky requirements and it's more affordable than where I lived before. I do have some issues with management decisions (why did you close most of the village offices?), but it's generally a pleasant place to live.

I was at the Riata leasing office on Friday 21st, January 2022. I was enquiring about a virtual tour call that I was expecting to receive 30 mins ago since I was in the neighborhood. The leasing agent says that the number they have on file was wrong (implying that I inout wrong phone number while scheduling the appointment). At first I thought I was at fault since my wife scheduled this appointment to her phone number. I've requested several times if they could "directly" show the said "classic style" property to me since I was physically present then. The leasing agent refused this request and asked me to setup an appointment online for in-person tours. I wanted to make a decision and sign up a lease for one of the apartments I was interested in, but the appointments were way far out to Jan 31st, 2022. Since I had to make a quick decision due to my housing conditions, I was requesting for this tour. Later when I learnt that my wife received a text message confirming the tour details, I was surprised to hear out from the leasing agent that I input wrong phone number in the tour details. I went back into the office to confront the leasing agent and she was responding in a very rude manner. This isn't professional and I did not feel welcome about her attitude towards prospective residents. She said I was "accusing" her of changing the phone number and lying to her. Poor choice of words and sheer unprofessional behavior. As a prospective resident I'd like to be respected and hear kind words from the leasing agents rather than them being disrespectful. I was taken aback initially when I first saw the reviews about the management at Riata in apartments.com, but I can second that now. Also, after a huge confrontation and heated argument another person stepped in and mentioned that they are short-staffed due to COVID. Here's some things that needs to be looked into by the corporate: 1. Why are you short staffed even though its been over 2 years since COVID ? You could've adapted by now ? 2. That employee who was being rude might need to be put under training for her soft skills. 3. The in-person tours are 2 weeks out ? That sounds insane given that some people might have immediate needs and might prefer looking at the apartment in person. The appointments should be a convenience, but not a hindrance. 4. You do not have "classic style" apartments in model homes, so how does anyone get an idea about those apartments ?
Living at Riata has been a great experience! The beauty wilderness in in the surrounds, the amazing Gym with Sauna, the trails and all the amenities, the nice apartment (with patio) plus the professional and kind staff, made of this place my dream come true. - Amalia

Riata is like a box of chocolates you never know what youre going to get. The box (neighborhood, and amenities) is nice but the inside (your apartment) is the surprise. Apartment not the same quality of the model first let down theres several issues in quality throughout. The second major letdown is maintenance. Maintenance gets to things here when they get to it. Alerted staff to a closet issue via email as told because of being newly moved in and many days later in the portal as I never heard anything back. Well half of the closet shelf is on the floor. Third let down and the largest of the three. The lack of trust in the staff. Staff said before moving in here is great we respond quickly to issues. This is a lie just talk to residence (maintenance takes commonly 2-3 weeks according to a lot of people I talk to) so thats lie number one. Lie number two people care about your stuff getting fixed and will personally get it done. That doesnt happen theyve personally got nothing done nor followed up. When you move in you meet a move in manager who obviously is super nice but afterwards good luck getting them to do what they say theyre going to do. Dont reply to email (which is what they say to do) dont do what they say theyre going to do in the phone ( main community relations in arrowhead). And still havent given you a keyfob promised from day one where as a paying resident because of this cant get to everywhere and its been over a month. Excuse from person from arrowhead which is the only one that actually talks to you. Umm theyre still on order. This place has everything to be wonderful but through lack of management and severely understaffed maintenance is mediocre. Renter beware there are better places especially at this price point.

Many amenities here (fitness center, many pools, volleyball courts, walking paths, car washing stations, etc). I don't take advantage of half of of what is here, but it is nice having it. All apartments have washer and dryer. That is probably the best feature of all.

Went into the office to speak with someone. Was rudely told this is not the complaint department. Sums up Riata experience. They dont care and dont want to hear it. Greystar isnt going to do anything to fix the ongoing issues. Local management has their hands tied and has grown tired it appears.

I lived in multiple apartments but I haven't seen such a poor management in the past. We moved out from the apartment 40+ days ago!! We called and emailed like multiple times to get our security deposit back($1800+ because we paid extra rent). First, no one replied and then we got an email that the check was sent but we never received (not sure if they did). Then, I emailed multiple times to cancel and re-issue a new check. But no one replied from last four days!!!! Stay Away for this apartment complex.

WARNING Raccoons in the vents! I have lived in many apartments across the United States and Internationally and never have I had an apartment complex that was as unresponsive and slow to fix issues as Riata has been. We have had raccoons living in the attic since May (6 months) and have put in multiple maintenance requests as well as calling the front office to inform them. The raccoons were incredibly noisy, tearing insulation (and likely creating a fire hazard), and created a foul odor. And then this morning, to our surprise there was a raccoon stuck in our ventilation ducts trying to dig its way out. We could visibly see them sticking their hands through the vents in the bedroom. Absolutely disgusting. Management has been informed but no actions have been taken yet to remedy the problem. Additionally this apartment complex had a series of mailbox break ins (we had some packages stolen) and management was slow to respond. There is now a gate around the mailbox but it took 7+ months to fix. Be warned if you move here and if you run into any problems the management will be slow to respond, give a professional sounding response, blame it on Covid19 and you will be still waiting for help. Very little accountability, you are on your own. I will update after the ongoing raccoon situation has been remedied.

Unfortunately this type of situation does require a specialized company to trap and remove wildlife such as raccoons. As you know, we have actively been working to resolve this renewed issue through our pest control company, Absolute. Additionally, we have shared multiple communications regarding the on-going renovation to our mail centers, including having mail enclosures built for each mail center. We sincerely apologize for delays in this, as our vendors were dealing with global supply shortages and shipping delays as a result of COVID-19, which are still impacting the completion and arrival of our new mailboxes. We also increased the frequency of trash pick-up in the community to 4x/wk in the past several months, and apologize that the city was not able to accommodate this increase any sooner. We are actively working to mitigate all COVID-19 impacts for our residents, but sincerely apologize that we have not been able to entirely remove this impact for you. As always, our team works hard to provide our residents with a wonderful place to call home and have actively worked with you to resolve this pest issue, among all other community-wide concerns you have shared. Riata is amazing! The apartments are like-new and the amenties are great. The gym is top notch and literally has every piece of equipment you will need! Residents are nice and the apartment complex is quiet and safe. Great for single women and people with kids!
