Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

This place is by far the worst place to live at. If you read this review please consider this a warning and do not move here you will regret it. The management does not care about the residents. The staff does not care about the residents. They are not thorough or transparent and the amenities that they offer are not even available for you to use. They have an excuse for everything. They never answer the phone, it takes them approximately 5 hours to return a phone call if you leave a message. They allow predatory towing practices.They don't care if you are handicapped. Lord forbid you have a emergency after hours. The amenities attracted to the place and grounds. They leave the old grass all on your porch and unable to use hammocks, swimming pool etc. (Their budget didn't allow them to hire a lifeguard so instead they put a sign saying unable to use due to city ordinance. ) This is the most terrible place to live.

We are very sorry to see this review. We can assure you that our staff does in fact care about residents. We understand your frustrations with our amenities. However, we must adhere to state and city-mandated covid protocols which do affect the availability of certain amenities and this would include our pool. We apologize that there are times that it takes longer than preferred to make contact, but as you stated, we do make contact. Additionally, our towing service is third-party and follows the parking policies that we've outlined to all of our residents. The controlled access aspect is a load of crap. There is a walk in gate that does not lock so anyone can get in. The boiler is constantly going out and it’s a hassle to get through to actual management. No one in the front office knows what they’re doing. They don’t get anything fixed in a timely manner. There hasn’t been hot water in over a week. And the boiler was just fixed less than a month ago. There is no lighting and you need a large flashlight to take your dog out at night because you can’t see anything in the complex. They always talk about the improvements they’re making but no one can point out where anything has been fixed. There is water damage in many units from the ac access panels. When you put in a work order it takes at least a week for them to contact you about it. The posted emergency maintenance number is inaccurate so there is no way to reach emergency maintenance.

We tested the walk in gate and it is locked. You cannot get in without the password. Also, the interior courtyard lights have been getting replaced by our new maintenance team and when weather permits they will be working on exterior lights as well. They don't fix anything. I have been trying to get pre-existing problems with my unit fixed since I moved in. I have been there almost a year now and can't wait to get out. They are raising rent next year by around $80. New manager is a jerk who thinks that the apartments are in good enough shape to charge 'Austin market price' for them. They let my cat out of the apartment several times, despite being told that we needed at least 24 hours notice before they came in so that we could secure him. Thankfully he came back home every time. The front door has an almost one inch wide gap that lets in outside air and sunlight. We cannot lock our front door because the door around the knob is rotting and the knob is not secure enough to know that we could get back in if the door was locked. The door also does not line up with the locks appropriately. They promise you incentives that you are supposed to get within 30 days of move in, but we are still waiting on (move in was in August).

The Abbey Glenn was remodeled in 2013. So, it looks really good when you first see it. The landscaping is well maintained, the location is excellent, and the amenities are good. BUT the windows, wiring, plumbing, and appliances are all ancient and in desperate need of replacement. The elderly single paned aluminum windows let in all the noise, dust and pollution from the I-35 humming along right next to the complex. Showers abruptly drop from room temperature (as hot as it will go, no matter what hour of the day you try) and suddenly plunge to freezing. The wiring is downright dangerous. Security is a joke - the ancient entrance gates take so long to open that anybody and everybody waltzes in whenever they want to. The lovely pool was shut down for over a month during the hottest time of year. Amenities are useless if they're closed. PLEASE NOTE the positive review dates from right after the renovation, before the reality of decaying infrastructure and shoddy maintenance had set in.

I love how serene the apartment complex is, especially on the side closest to the front office. Abbey Glenn has felt like a home to me for the past few years, a place where I can enjoy walks with my dog on a beautiful, bright, sunny day. HOWEVER, the employees in the management office screw up paperwork and lose documents too often. The last time I renewed my lease was in March of 2016. I was going to transfer to a new unit with new roommates. When my existing lease came to an end on July 31, 2016, I received a ridiculous phone call from the front office saying that I needed to vacate my unit by the end of the day because I hadn't renewed and that was the move-out day.... Fortunately, I was able to convince Abbey Glenn that I had indeed already renewed - I even received an email earlier that week with my new unit assignment and roommate information! - and the general manager allowed me to stay until the next day when I could sign another renewal lease. On top of this issue, I was supposed to receive a $200 gift card for renewing; I did not get my gift card until nearly 7 months later, and that was after two months of me bugging the management and corporate offices about it. AND Abbey Glenn had the nerve to call me EVERY WEEK from September 2016 to April 2017 and ask if I intended to renew again, although I had informed a total of 5 different people numerous times that I would definitely NOT continue living there.... These are just a couple of issues I have had the displeasure of encountering. The general manager is great at resolving problems promptly and effectively, but her staff should not be so incompetent that she has to deal with everything. Abbey Glenn is an ideal place to live if one wishes to be close to Baylor University's campus, wants a low rent rate, and can tolerate the ludicrous incompetences of the people who work in the front office.

Don't trust the pictures or their show room. The rooms you actully get arent painted nice. The trim is white and dirty just like the walls. When we moved in our AC didnt work, our knob off of our laundry door was broke, our cabniets were falling apart, our door was broken at the bottom, our closet door wouldnt shut, and our oven didnt work. Also, our sink was leaking when you would turn it on. They did fix everything but its taken them 4 months. Also we found out about all those things the first day we moved in. With all of those things broke, they made us pay a whole months rent when we weren't allowed to move in until the middle of the month. Some of its not Abbey Glenns fault but they should check the rooms before they have someone live in them.

Pros: Rent is affordable, Internet 15mbs up & down, good pool, quiet, close proximity to downtown and Baylor, maintenance is helpful! Cons: Outdated apartments, cable is unreliable, energy bills run high due to leaky windows.

Lived here September 2009 to July 2011. The selling feature is location to Baylor, Cameron Park, Downtown, the interstate. Additionally the bedrooms are very large and closet space is adequate. The landlord kept it pretty simple with cable/internet/water/and hot water (there is one giant gas water heater per building and it's always hot) included in the rent and there is a lot of green space around the units. I walked to work from here which was a real plus. Downsides here - These are very old apartments, Wall insulation is minimal and windows are single pane so you'll be either uncomfortable or have a massive electric bill, or both. Our heat pump kept turning into an an frozen piece of ice and the emergency heat was required. There is a general lack of fixture lighting so bring lamps. The kitchen is very small and dated with no garbage disposal and limited storage. The security gates didn't always work and never worked in the rain. The rain always flooded the side walks with several inches of water and you have to walk a long ways from your car with groceries. I had some issues here with management. Specifically I got a bill an no explanation why I got the bill and I tried to get an explanation for the bill and was told I just need to pay it. After a lot of useless conversation the bill apparently was because the electric companies didn't switch over on the right day and 3 days of power was on their bill. Unfortunately their bill for 3 days of power when I didn't even move in yet was more than my entire 30 day electric bill living there. I had to google who the manager's boss is to get this fixed and the bill was reduced enormously. Other issues involved continually trying to raise the rent each year by hundreds of dollars. You have to threaten to leave and go scream at them for a while and they back off. Until they didn't so I moved. There was also some weird thing going on with the electric companies where you cannot get a lot of providers and get contracts past the first year so everyone is on a variable rate plan if you stay past one year. Very very strange. I didn't appreciate getting charged $70 for deep cleaning our 1975 $30 special oven which was left in amazing condition. You might has well have just replaced it if you thought it was dirty. Overall I mostly enjoyed my stay here.
