About Abbot Mill
Abbot Mill has been brought back to life in a ten-year period of historic restoration, modernization, and reconfiguration that maintains the historic integrity and restores the character of the original mill. Dating back to the 1870s, Abbot Worsted Mill took over the horse and nail factory, which produced axles, iron parts, and nails, changing it to expand the manufacturing of wool and carpet yarn in 1879. Abbot constructed the two and three-story buildings in 1887 and enlarged them in 1910. The renovation preserves the original wood flooring sections, exposed bricks, beams, hanging fire doors, and various historic artifacts from the original share a piece of history while enjoying energy-efficient, extraordinary living in todays modern society.

Westford was officially incorporated in 1729, after splitting from the neighboring town of Chelmsford. Westford has ties to the American Revolutionary War – Samuel Prescott took his “midnight ride” to Westford – while Paul Revere went to Lexington - to alert the town’s minutemen of the arrival of the British. Revere’s son attended the original Westford Academy in Westford, which is now the town’s history museum.
Today, residents enjoy the many activities that Westford has to offer. During the early part of the year, snow sculpting contests take place – and fall activities include the Family Fun Run and Fall Festival at Kimball Farms. Go skiing at the Nashoba Valley Ski Area which includes seventeen trails and a snow tubing park. Interstate 495 provides easy access to neighboring communities, plus shopping and restaurants at Cornerstone Square.

I moved in so fast.. Patiently waited for the right unit and price. The leasing office was extremely communicative. Once I found a free day, I completed the tour, chose a unit, and moved in all in that day. So far, the residents are great, and the grounds are beautiful.

Since early last year Abbot Mill has been under new management. In that time, things have gone from bad to worse. Many residents are now moving out. You can expect weekly emails with new rules demands such as increasing fees and new policies that you must comply with or face penalties. The staff are rude and transactional. They are trying to squeeze every penny they can from residents, and many of us are fed up and leaving. There are better alternatives in the area. Trust me... you don't want to live here.

There are many reasons why you shouldn't rent here. 100+ page restrictive contract should be the first red flag. They will have you sign away many rights and insist on many bizarre and controlling provisions in the lease. Read it very carefully. Your car will likely be towed or they will fine you for putting holiday decorations on your door. It is a very transactional place and management doesn't seem to really care about the community. It is overpriced for what you get, and most tenants don't stay long. I'm glad I could finally leave here. There are better options in the area. Don't be seduced by the high ceilings and hardwood floors. It isn't worth it.

I have wanted to live at Abbot Mill for about 4 years and finally made it! I could not be happier with the apartment, community, and management. While I am still figuring out how to make the dryer actually dry my clothes, the rest of the apartment is beautiful, comfortable, and the entire community is just extraordinary. Abbott Mill has been the type of community I needed for this time in my life. I love the and unique large spaces for myself and my dog. I enjoy taking photos of these historical buildings and the neighborhood through the seasons and have researched the area at the local historical society. The neighborhood is peaceful and relaxing and the neighbors are friendly. The property management and management staff are responsive and receptive.

Abbott Mill is a beautiful community managed by a great team that ensures the property is well-maintained. Service issues are addressed expediently and professionally. Staff is friendly and courteous. Neighbors greet each other in passing. There is a true sense of community which management cultivates through community events and daily briefings. I really like it here. The old Mill feel and how units are different are a nice feature. The location is a plus. Abbot Mill ll is very nice and there’s easy access to everything such as the gym, trails, waste disposal, garage, office, lake, the canal is a pretty walk and the management is nice and helpful.

We have asked for things to be fixed in the community room, they have not been. The parking is awful, the outside lighting is awful, the sanding and salting is awful. The packages are crazy all over the place. I have been sick since we moved into the Mill from MOLD. We have talked to management nothing changed.

If you want to hear every one of your neighbors and be told what you can set your Thermostat at this is the place for you! Very cheaply built, one of the worst places I have stayed at. Cost is outrageous for how awful these apartments are. Gave it 1 star because 0 stars is not an option. People in charge are clueless.

I love my stay at Abbot Mill so far. Issues are dealt with professionally and in a timely manner. The property aesthetic is beautiful with the brick and beam. For where I need to go it’s perfectly situated between highways, restaurants, supermarkets and entertainment.

Abbot Mill in Westford is a beautiful location. For a complex with many buildings, it is quiet inside and outside. I find it commendable that there has been a concerted attempt to capture the history of the industries that existed here. The management, office staff and maintenance are very responsive and respectful. I am glad I decided to move here and renewed my lease without hesitation. I plan on staying here for a long time.

I love living at Abbot Mill, it’s a unique and lovely environment. I feel like we all looks out for each other in some way. The fact that there’s a dog to pet at any given moment makes my heart happy. I would love to see a fenced in dog park somewhere on the grounds for our k9 companions to play freely.

Lots of potential but nothing is finished 100%. Appliances are on the very cheap end of the spectrum, other properties offer a lot more for less.

The Abbot Mill is known for it's great community and amazing apartment layouts, but it is so much more. The entire staff works to exceed all of your expectations, and provide the residents with a place where we want to come home to every day.
Nice ambiance until you really look at what you’re paying for which isn’t much
We love living here. Great location, close to highway and lots of retail. Quiet, safe, well-maintained complex, in and out. Responsive management, highly skilled and efficient maintenance team. Beautiful brick and beam walls and wide-plank knotty pine floors. Easy online access for rental payment, community news, and maintenance requests. And the pet-friendly atmosphere is top notch. I love seeing all the dogs (and cats in windows)! Definitely a place I could call home for many years.

I've been living in Abbot Mill for nearly a year and love it. I'm in one of the smaller buildings, but have every amenity and beautiful views of the canal. From day one, everyone in the office has been very helpful and accommodating. Maintenance is excellent - most issues are taken care of immediately. During the winter, they are out shoveling and plowing to keep things safe for the residents. For me, it's a great place to live - all the amenities and none of the work!
Lovely neighborhood and beautiful apartments, but many small issues which could be related to pandemic created labor shortage. Cons: We shovel our own pathways and purchase our own salt for sidewalks which I would not expect in a "luxury" apartment complex. The train horn wakes us multiple times each night. The heat upstairs in unbearable while it remains at only around 60' downstairs. Pros: very safe and beautiful neighborhood. Walking distance to lake. Very friendly and professional maintenance staff. Less expensive than complexes closer to Boston.

Been living here for a year and a half. Great place to live. Felt the need to write a review seeing all the negative stuff. Maintenance is good, I had an issue with my washer / dryer and they fixed it in a timely manner. Had another issue and the complex + maintenance fixed it in a timely manner and were respectful throughout. My only complaint is the garage is tiny, hassle to get your car out and all the roads that circle the complex are super narrow and make it tough for two cars to drive at the same time.
We have enjoyed living at Abbot Mill; the buildings are beautiful and and the leasing staff is friendly and helpful. Neat historic space! I love the close proximity to AP Spinners Mart and Pizzeria Presti!
Abbot Mill has been the nicest & most unique apartment I've ever lived in. The office staff is friendly & professional, maintenance responded quickly for requests, and the other residents here are friendly yet very respectful of quiet hours and shared space - plus they have cool dogs! I do wish that the passing train were a little quieter but we started to get used to the rumbling a couple of months in. Having Forge Pond nearby was also a huge selling point in the summer as I was able to take a quick walk & swim on my lunch breaks some days. We're only moving out because my husband and I recently closed on a new home - otherwise we'd gladly renew our lease for another year.
I have been a homeowner for the last 20 years; this was my first time renting an apartment and living alone. I had my mind set on experiencing mill and/or loft living. All the other mill apartments I researched were in cities along the river, but felt unsafe as a single woman. Also, I enjoy walking in the woods and by the water. As soon as I drove into the Abbot Mill complex, I knew I was home. Unexpectedly, I have been have had an opportunity to move into a house again sooner than I planned. If I hadn't, I planned to live at Abbot Mill for at least 2 years. Honestly, if I had the opportunity to purchase a unit as a condo, I would have considered it. The location is great for my commute, with several route options to avoid traffic depending on the day. The facility is well maintained, safe, and has a lot of character. There is a lake, as well as multiple wooded trails, within walking distance. Shopping is 5-10 minutes drive.
Beautifully restored and renovated properly in Forge Village. Walking distance to parks, restaurants and parks. Neighbors feel like family and friends. Very clean and attentive to issues.
We moved here for the beautiful units, cool common areas, and peaceful landscape. We stayed for the friendly neighbors and committed staff!

This place is an absolute NIGHTMARE. They overcharge rent for a building that has roach, ant, and centipede infestations. The roof and ceilings leak - they put buckets in the hallways when it rains to catch the water. The garages flood and smell horrible and the water turns strange color from all the metal and toxins down there. The provided appliances are cheap and don't work well. They break often, and you have to wait weeks for maintenance to get to you because of all the more urgent matters - like toilets backing up. Just the icing on the cake. Run for the hills - do not rent here.

They have the knowledge and expertise to run this privately-owned, historic property. Our team makes every effort to at least diagnose or address any issue that comes up within 24 business hours. If the washer and dryer need repair beyond what maintenance can do, we have an appliance repair company scheduled to come out as soon as possible at no charge to the resident. My wife, new born, and I found ourselves in a difficult situation. Our lease was coming to an end this year and we needed to find a new home in the midst of a pandemic. This place is worse than meets the eye. Sure the pictures set a scene that is appealing. But then buyers remorse sets in as if there is some sort of honeymoon phase to your trendy loft apartment. Maintenance of all kinds is slow as can be or totally ignored despite numerous complaints - especially the washers and driers. Many residents clearly have the same issue. Pictures are deceiving, both inside and out there is a deliberate lack of maintaining things that are broken or need to be fixed up. the 'historical and unique' review is almost comically written by the owner.

Take a FREE look around to satisfy your curiosity about an old mill. Then SAVE YOUR MONEY and walk away. This could have been a great community but it's an active construction site and has been for 3 years. Everyone who wanted to live here because it was cool and unique has left and the rest of us are just waiting out our leases. Unfortunately the developer/owner is much more interested in expansion than in maintaining the units that are rented. The quality of the building materials that matter to you as a renter (windows, walls, floors, lighting, appliances, fixtures) are lowest grade. You can hear your neighbor sneeze through the wall because there is zero insulation. (You can also hear conversations, intimacy, dogs barking, babies crying and the constant smell of weed-not that there's anything wrong with that). The washers and dryers break down so often that the service van has its own parking space. And the leasing office's solution to non-working appliances? They give you a key to an empty unit (of which there are plenty but not always nearby)so you can haul your wet clothes/dinner preparation/items that require refrigeration to another apartment. On top of your rent you will pay National Grid $200/month because brick exterior/interior walls are not insulated and the attractive giant windows are single pane. As we speak, a water main has burst, the main driveway into the mill has been dug up and roped off with no sign of repair, and we have been without consistent water for 3 days. This place is a slum for a lot of money. Don't do it.

An enormous restoration effort took place over many years to preserve its unique historic heritage, and is why the property is on the National Register of Historic Places. We are proud of the result, and the fact that it has won a number of awards since completion. The construction that has taken place on the property has brought with it some challenges, but has benefited the property as whole with the addition of several common areas, both indoor and outdoor, 102 more upgraded units, of which have granite countertops, brand new appliances, and provide even more unique layouts to choose from. Our team makes every effort to at least diagnose or address any issue that comes up within 24 business hours. As with any unique, historic properties we face challenges that others may not - that comes with the territory! The instance with the water in the road was initially identified as a broken water main, but upon further inspection it was a found to be a fresh water spring that popped up out of the ground and penetrated the pavement. We dug down and built a diverter that put the water into the drainage system. The cause of this was likely due to the heavy spring rains in 2019. Since the drainage diverter was installed, and the road repaved, we have had zero issues with water in the road! We encourage our residents to contact us throughout their time at Abbot Mill to provide feedback. Our office is open 6 days a week, and we strive to reply to all resident emails within 24 hours. We also have a 24-hour emergency maintenance line which connects to our on-call maintenance team if immediate action is needed. We want everyone at Abbot Mill to have a great experience. I’ve lived in 3 different units - all are way overpriced for what you’d expect from a “luxury” apartment and the HUGE money in rent. Prior reviewers are absolutely correct about the inconsistency and the ridiculous 40 page lease, the loud traintracks (very active train tracks). And I too experienced the boiler breaking down in the middle of the winter, which management ignored until it was too late. Absolutely ridiculous! And the major rent increases. Expect to pay up! All the units I’ve had have had problems with infestation (mice, stink bugs, bees, MANY CENTIPEDES, ants, spiders). All of them including the current one have cracks in the ceiling and walls large enough to stick papers and envelopes in. The windows are old (so old they have the rope and weights still in them), broken, and now currently moldy (which management claims “isn’t bad”, and refuses to address, which contradicts their lease they made me sign). They let in a huge cold draft which drives the heating bill to a half a grand a month, so my “luxury” apartment has plastic over the windows. Many requests over the past year have been made to fix a broken window which have been “passed to maintenance” - it’s still broken. The owner of the apartments is cheap. Trying to build more of them and can’t manage the ones he currently has appropriately for what people are paying to live in these. The maintenance people are clearly not happy with their jobs because of the owner and many of them have left their jobs. I could go on and on, and have photo proof of everything. The only plus side of living here is the location to highways, pets are allowed (with a fee, of course) and the options for month-month leasing. Overall though, not worth it. Go find somewhere else, trust me - you won’t regret it!

I lived here for several years. The pluses: - Tall ceiling and big windows. - Pet friendly (with a fee). Get a dog and you'll meet many people. The minuses: - Expect 5–10% rent increases each year. The management company says they look at comparables in Lexington and Concord, for example, which are $$$ towns that don't even border Westford! - The management company doesn't reliably give signed copies of the executed lease agreement, nor do they pay interest on security deposits. (Both of these are required by MA law, by the way.) They've performed illegal apartment inspections looking for Forbidden Swiffer Wipes... - Building-level maintenance is poorly planned. For example, the management company / owner let elevator inspections lapse at least once; when the elevator broke, management told the residents to "call the fire department" if they couldn't deal with the stairs. Another example: in 2016, the boiler system for the building broke, and the Mill resorted to running from a ~120 gallon backup boiler for the entire 130 unit building. The Mill dragged their feet about actually repairing the boiler for months, and when the backup boiler inevitably broke, residents were left with spotty water for a ~2-week period. - Persistent flooding in the main garage in front of the pedestrian door. If you enjoy walking through a puddle and stairs covered with algae, you'll love this. - Corners were cut refurbishing of the building. In particular, there are unsealed cracks (!) at the ceilings between most units, large enough to stick letters and objects through, allowing sound and smells to easily transmit between units. Look for light going between the units at night... - Management refuses to admit or address the problems with the building construction. If someone complains about you — and they will because they can write a transcript of you having normal indoor conversations! — then the typical mangement response is legalese scare tactics against you. I know many residents who got this treatment. - This is by far the loudest apartment I've lived in, out of some 9 places I've rented. In some units you can hear your neighbors having quiet conversation and slicing vegetables in their kitchen, from your bedroom (NOT exaggerating)! In summary, though Abbot Mill is a beautiful building with great potential, it has serious structural and management problems. Steer clear of this one—it's not worth the "luxury" price.

We have lived at Abbot Mill almost two years, but we are considering moving out. The biggest reason is two years in a row of rent increases above 10% (each). The apartment really is lovely and has nice amenities - I am fine with the kitchen; the washer/dryers are a little twitchy. Previous reviewer is absolutely right about "inconsistent treatment of people" and "ridiculous almost 40 page lease full of gotcha clauses." Noise seems to travel quite well - the train blowing the whistle is a major issue which I believe the management could address (it's not that hard to get a crossing designated a "quiet zone") if they felt like it. We also seem to be uniquely positioned in our apartment to hear the entry door slam, the sound of people banging up and down the unpadded metal staircase, and a weird slamming noise that happens a couple of times a day - the maintenance guy says it has something to do with the plumbing. We have been on the receiving end of noise complaints for absolutely nothing but watching TV at a normal volume and having conversations (not yelling). We now turn the TV off at 11; for the amount we are paying, I resent it. Overall, creates a sense of not much privacy.

First the pros: - Nicely restored mill buildings, high ceilings, exposed brick and timbers - A variety of unique apartment layouts - Nice gym, movie room, common areas, and pool table area - Monthly activities - wine tastings, trivia night, holiday party, etc. - Outside areas with tables, chairs, loungers even a "pump house" for nice weather enjoyment - Pet friendly, but for a additional monthly cost Now the cons: - The management company is not good. A combination of incompetence, inconsistent treatment of people, and very slow follow though on resolving problems are some of the issues. - Get use to steep rent increases each year, best to plan on not renewing your lease unless you're prepared to pay up - Suppose to be luxury apartments, but the kitchens and bathrooms are more Motel 6 than Hyatt - Ridiculous almost 40 page lease full of gotcha clauses, many of which probably aren't legal. The management company makes you pay their lawyer to answer questions about the ridiculous lease. - Expensive pay-for onsite storage that leaks water at times from the ceiling - avoid getting trapped into one of these - Abbot Mill is located very near an active freight train road crossing so train horns in the middle of the night are not uncommon - The nice large mill windows, although fairly new, are difficult to open and close, with some windows completely unusable - A general lack of closet space - if you're a single person you're probably fine, but couples or families will likely find the closets lacking - In unit stack laundry machines are finicky, slow to dry clothes, and seem to be repair prone

Abbot Mill was originally a woolen mill and has 129 units - almost each one is unique. Many with lofts, wide pine floors, beautiful brick. Mine has a wonderful stone wall and high ceilings and a nice size patio. Large windows allow me to watch birds and see the sweet dogs (and cats) that come around for daily walks with their owners. It is a wonderful place - quiet, with great outdoor spaces, tables with umbrellas, even a brook running through the property. Walk to Forge Pond and walking trails. If I can't live in the country this is the next best thing!
