Property Ratings at Aberwyck
I do not recommend Aberwyck apartments. The only positive is that the units are recently updated. However, the work is poorly done and we had ongoing issues that were never solved. The building also has a big problem with mice and rats. The exterminator basically told us to get a cat to fix the issue in our apartment. Finally, the personnel in the leasing office are terribly unprofessional (specifically Lynne and Stacie). Overall, I had a negative experience and would not go back.

We recently moved out of aberwyck where we lived around 8 yrs .the new management is so greedy and unprofessional. During renovation we faced alot of problem which they never cared about the old tenets .if we cal to ask them why dint they notify us they will just as us to move out. The elevator was renovated for 3 months ,but stil it gets stuck in same floor sometimes doesn't work properly . Yes they have renovated inside with all white and new appliances, bathtub windows etc ..but still you have mice and cetepides running around the house during night. We were forced to move out or take a renovated apartment even aftr we mentioned that I'm pregnant and can't move in Nov 2021 since my due was Dec 21 . The property manager Stacy to whome we mentioned early regarding our situation dint care so we moved internally to a renovated one . The house was incompletely given .no bathroom curtain rod and the toilet closets was not new ones they are old ones and the flush was broken inside. Even the toilet seat was not changed .No peep hole on the doors .when you just touch the walls paint will stick on ur hands . The Ac filters was not cleaned and smelled bad when we turned it ON. After we moving in the started demolishing the above house ..which was too noisy like somebody hitting on the head from 7am. And also the paint started falling on all my clothes and items in the walking closet .I have pictures of it . IDuring winter the hot water won't come in the morning many days. Heater will not work and more over you can not keep more than 75 degree .since it open kitchen your thermostat will go up soon if you cook and you bed rooms will stay brutal cold .I suffered alot with new born . After paying 150$ utility bill still lived in cold .HEATER WONT WORK PROPERLY. With the old management I dint face any heater problem in past 7 yrs . When I called Stacy just told that is how it is you signed for the lease ,heater won't go more than 75 in a rude way .After a while I felt no point in talking to them so moved out . All through the winter suffered .lucky we dint sign for 1 yr lease even tho we payed 200$ extra for each month . The increased out rent after 6months to 25% . Would not recommend this management to anyone . They new people just did the exterior work internally all the problems are still there .
The renovated apartments appear nice on the surface but much of the work is sloppy and was done in a rush upon closer inspection. Perhaps that could all be forgiven if Friedman realty group gave honest pricing, but they have no issue raising rent extraordinary amounts. After living here a year, they decided to raise my rent by over 30%.. They cite the realty market as the reason for the jump, yet other apartment complexes in the area (except perhaps the others owned by Friedman) have not raised rent by nearly this much, a fact verified by friends in other buildings. So as much as they paint Aberwyck as new and shiny, there's still centipedes crawling the hallways, paint spatters on the floors, no worthwhile amenities like a common space, pool or gym, and a continuous lack of security (doors unsecured). The management also frequently fails to communicate important news such as needing to move vehicles for pavement work, scheduled water outages, and other relevant matters residents would like to know about. Overall, I feel taken advantage of as a former resident.
If so, don't rent here as the place is infested with mice. Major plumbing and sewage issues translating to sewer/sulphur smells throughout; mold also a problem. Laundry dysfunctional; appliances should have been replaced 30 years ago. Not safe. Radnor Twp should be ashamed. No bldg inspections. Fire trap; crime trap; the bottom line: not a place to call home.
The landlord never fixes anything. The hallways are dirty and children play in them at all hours of the night. The laundry room is dirty and the the machines are broken all the time. The mall box are open and broken into all the time. The rent is on the high side. The only good part is the the outdoor grass and trees are kept up nice.
