Property Ratings at Acacia Cliffs
They’re riddled with brown roaches The buildings are old and unsafe Crime all the time in the complex Bed bugs infestation Very nasty environment And when you try to leave they trap you in paying the whole lease anyway; no way out of it . They’re pretty gross from the way they operate to the way the apartment conditions are Very musty inside(probably mold) Makes sense with all the critters running around
I was renting at this complex for several years. It is owned by Price Realty(they are terrible) I'll try to be as objective as possible but there were so many annoying things I had to leave a review. First off, you get what you pay for. Rent (at the time) was relatively priced well. The rent was raised every time I had to resign the lease. Pro's 1. They keep the pool clean and working 2. Maintenance shows up to fix issues promptly. (If they deem it worth their time) 3. Break-ins are very rare but still happen here. (Car) 4. Heating works great in the winter 5. The leasing staff are very nice and helpful but limited on what can be done because Price Realty sucks. Con's 1. Gated complex (the gate is always broken because they have no way to stop people from literally driving into it and breaking it) So it's always left open. It's likely left open because nobody remembers their code to get in. 2. There is building favoritism, it's very obvious if you walk around. (The building closest to the leasing office) 3. Dog waste EVERYWHERE! This happened after they removed several pet waste bins, and the waste bins became full very quickly. Lots of pet owners here who don't pick up after their dogs. 4. When you put in a maintenance request, they will just walk into your house, they don't knock even when you say you need them to call ahead. They never call or email to let you know of times and dates. 5. Onsite washers and dryers, half are always broken so have fun walking around this complex looking for one that isn't in use and working. 6. Walls are pretty thin, you can hear mild conversations on TV at low volumes. 7. Roaches will be here ready to greet you. Even if you are a clean freak, when someone moves out who was gross they are coming no matter what. 8. Small onsite gym where half the equipment is broken or busted. 9. RATS! This place has rats! 10. Don't take the carpeted apartments, they will take your deposit no matter what condition it is in because the carpet hasn't been replaced in years. 11. Broken water sprinklers 12. Dumpsters are always overflowing (say high to the raccoons you will meet!) 13. People driving at 25 mph through the parking lot causing many wrecks. (I witnessed at least 8 while being there) 14. The A/C over-freezing and leaking constantly. 15. Package theft, buy yourself a door cam. 16. Disorganized office staff, information is not updated or stored correctly, make sure you keep detailed records yourself!
Just know that my car was broken into. March 1st, 2023, reported it to property management, to find out that they do not have renters' insurance. Roach infestation. Live Mold Broken gate (going on year 2) Great Location. Property Management? Yeah, forget about it. Mailboxes broken into, took 1.5 years to fix. Gym treadmill has a cracked screen, going on month 3. This is just from what I remember off of the top of my head.

During the application process and through my first couple of months here, Emile has been very kind and very accommodating. I often visit the office and have found that everyone is very nice! It’s a great location. If only the complex was just as good. Management is awful - they don’t want to put ANY money into this place, so they’ll just do a series of “quick fixes” instead of much-needed restorative and preventative maintenance. ROACHES and CENTIPEDES everywhere, no matter how many times you request pest control. Poorly built apartments with cracks and crevices galore. Mold on the windows, mildew in the bathrooms (no fan). Good luck to all of the first floor dwellers - it floods like crazy here. Bottom line: Yes, rent is cheap, but do you really want to have to deal with all of this?
I have been without air conditioning for 5 months in Texas. The management at Acacia Cliffs told me that I would have to sue them to fix the situation. After consulting a lawyer I realized this would be a financially devastating situation for me. Please avoid this apartment complex at all costs.
Been here over a year. Quiet spot on UT shuttle with cheap rent. The office folks are nice and maintenance comes quick. It’s an older community but it has been maintained well.
Apartment is ok but management is terrible and unprofessional.
My wife and I have been living here for over a year now, and we like the place. PROS: - Helpful and prompt management. You can approach them in the leasing office with any issue, and they are very prompt in sorting it out within a day or two. If it's something urgent then they have someone over almost immediately - Nice spacious apartments. We have a pretty well furnished place, and there's plenty of room for more - Gas stoves in the kitchen. I cant stop raving about these, especially as someone who cooks a lot - location: its on the UT shuttle line and the metro bus line, and very close to many tech companies. Grocery (HEB) is waling distance CONS: - The building layout means that the apartment has a bit of a natural lighting issue. You will need to have quite a few lights - The complex itself has a bit of a "motel" feel to it
The apartment is average for something built in the late 80s early 90s. There have been updates made to the units but overall very average. Old carpet, original counter tops and sinks. Cabinets upgrades but hardware is recycled. The Good rating comes from the fact that they offer additional storage when space is at a premium in Austin Texas.
Tons of mid 20's-30's, so it's usually a quiet place. Mostly students. The staff has been awesome so far, fixing random things like replacing filters and getting us the bottom rack of the dishwasher... although I'm not sure why it was missing. The area is incredible, just drive a minute north and you are into massive hills with big price tags. The UT Shuttle comes by frequently, and there is always parking. I highly recommend this place for mature students.
This will be my second year living in this complex, and I absolutely love it. There is Starbucks, HEB, a library, restaurants, and more within walking distance of the complex and city buses as well as University of Texas buses make regular stops directly in front of the complex. The area is very relaxed, pet friendly, and we have an awesome pool and basketball court. Staff in the leasing office and maintenance staff are very helpful and I have only had a few maintenance issues in my apartment. My only complaints concern the parking lot and driveway; the ground is extremely uneven, ants are everywhere, and I think there should be a lot more lighting in the stairwells of the complex as well as the parking lot. However, these are relatively minor issues and in the end I don't mind them because everything else is pretty great.
