Academy Estates East is a suburban pocket of northeastern Albuquerque surrounded by a 300-acre tract of a private high school to the north and a similarly sized park and golf course to the west. The neighborhood is on the lip of the Rio Grande Valley with views of the city and desert hills beyond, and it benefits from the cushion of serenity that the nearby open space affords.

Nothing about these apartments is worth renting from here. Overpriced, better off paying a mortgage than the rent. Terribly put together and renovated, nothing is fixed appropriately. Maintenance doesn’t fix anything, ignores requests and enters apartments completely unannounced and with no notice. Squatters using vacant apartments, they now have electronic locks with passcodes, so someone within the company must be giving out codes for others to access and use. Random people always walking through the complex, feels very unsafe. No pest control, bugs all over the place so use your own bug spray to keep them out or dead. Vinyl floor splits and comes up as the floor is uneven, gaps between the floorboards and ground. Emergency water shut offs every other week, apartments smell of septic and backed up water often. The office does not care about your needs or issues and just pushes them off with nothing done to fix the issue. I could go on and on about how awful this place is, but this is the basis of most of it.

This complex is in a convenient location, fairly priced for the area, and the grounds are very large and perfect for walking. My only real complaint is about the transparency, and the amenities. We were told the fitness center and rec building would be open early May, both verbally and in email, and those are still yet to available for use. There are also two pools on sight, both full of water, with umbrellas put out and lights on, that are also not open. This is a bit more frustrating since we do pay a monthly amenities fee. The apartment themselves are also nice, with upgraded amenities if you pay extra, but this place would really be worth it with better communication, and the opening of these facilities.

The staff is awful they don't offer half of the things they up charge you for.If you need to talk to office staff plan on calling 5 times before you get a answer if you are lucky and the office people like to argue with you and escalate situations they do work on your apartment without the 24 hour notice and act like it's no big deal the gates have been broken for 2 years already the lighting is awful it's pitch black all around the complex at night so crime happens alot stolen cars all the time car alarms going off in the middle of the night. Children unable to play in the grassy area due to there being needles left out by people who come on the property at night. Washers and dryers in the laundry areas are always broken so you just waste money they don't reimburse you cause they didn't work.The paint jobs are awful the guy is painting with black paint in a water bottle with the lid cut off not very professional job being done on the windows or paint.just save your self the trouble and move somewhere better

We moved out 2 months ago and have been waiting for our deposit refund and a refund for being charged double for our utilities the last month of our lease ever since. I have spoken at length about this issue with Ben, the Assistant Property Manager, and Bobbie, the Property Manager, with no success. Calling to speak with someone warrants no response, going in to speak with either one warrants no response. Bobbie telling me that she would contact me by email or phone call by a specific date warranted no response. We received our move-out statement within 2 weeks of the end of our lease, but since have had to follow-up on multiple occasions with no resolve. Their excuse is that they changed systems and that their accounts payable department is behind. Our previous apartment was occupied within a few weeks of our departure, and yet they cannot refund us our hundreds of dollars that we are owed. I am tired of having to use my days off to go into the office to be given the same run-around every time. Last time I spoke with Bobbie, she gave me a check number that had supposedly been cut for one of our refunds, which meant essentially nothing to me as I had no way of verifying this with anyone. A check number does no good to me if I have no check. I have been more than patient with this process and just want it resolved.

The new owners are great at projects to upgrade the community, however fail completely to give residents even a courtesy notice of work to be done on their building. Just this morning, for example, an email blast was sent out about a project at the dog park. However absolutely no notice has been given to residents when their roof, or windows, or sidewalk outside, will be replaced. Apparently seeing work done around the complex is expected to serve as a notification that someone will be dropping a pallet of supplies on your roof, jack-hammering up the sidewalk outside your bedroom window, or entering your home sometime soon to do some work.

Replaced security with company who job is literally to impound tenant vehicles. They will tell you it is for this and that. But it becomes apparent what it is for soon.

Maintenance was horrible. Heater went out and was without heat for a week. Water leaks and ceiling damage that were reported in the walk through that never got fixed. Single parent mind you. Staff was very unprofessional, not knowledgeable or helpful at all. And when closing my lease wanted to keep the deposit for hidden fees and extra charges they couldn't explain. Keep you and your family away from this place!

I have never had an apartment complex treat me this badly. When you walk into the office people don't even acknowledge you. When I moved in I was moving into a "remodeled unit", But the shower and the bathtub are both old and the shower keeps getting cracks in the bottom. every time I've had to deal with the office they've been extremely rude. I've never had an apartment complex treat me this badly. I've held up my end of being a good tenant by always paying my rent on time and I have very few maintenance requests and they still act like I'm a bother. The apartment also increased my rent by 7% and wouldn't tell me why. After challenging it they offered me only 5% increase but only if I would sign a year lease. I asked for a 6-month lease and they informed me they are sold out which I don't understand how that happens when a lease is intangible. they ended up forcing me into a 9-month lease with a 7% increase and still wouldn't explain to me why my rent was going up and they were very unempathetic about it. We're in the middle of pandemic and everybody's struggling in this apartment complex really could not care less. I also know a couple that just recently moved out and after reading reviews online I warned them to take pictures of everything after they moved out to show that they had cleaned it. It's a good thing they have because the apartment complex charged them some pretty ridiculous costs for things in the apartment and when they challenged at the apartment complex sent them pictures but it wasn't pictures from their apartment. They sent them back side-by-side photos of what they had compared to what the apartment had. like I said I've lived in multiple apartment complexes and I've been fortunate enough to where I can usually leave a pretty glowing review, but this apartment complex is absolutely the worst.
DON'T RENT HERE. They will bill you randomly due to their own clerical errors, and then get nasty when you tell them you don't have the money to pay their mistake right away. Their front desk clerks are RUDE You will get your car broken into and the front desk will victim blame and insinuate you're lying. Literally three other people here have been broken into that I'm aware of. Half the washers and driers are broken at any given time They lock the dog park over the weekends? You get charged an arm and a leg for water and area maintenance, so factor in $100+ for your rent.

While we do our best to provide a relaxed and comfortable home life, crime - unfortunately - has no address and can occur anywhere. Worst apartment ever! The only positive thing is their location. Bugs everywhere. Spiders crawling on my arm, ants, dead cockroaches the day I moved in. The paint and laminate flooring is just lip stick on a pig. Terrible communication, they don't call back when they say they will. I complained about the bugs and was told pest control would be spraying outside the next week, so I sprayed the apartment myself. I regret signing a lease. If the pest problem doesn't get resolved I will be reporting them to the health department. ****DON’T RENT HERE**** and ignore the copy and paste response they leave on their reviews. No matter how “ discouraged they are about the characterization of their community” the spiders and cockroaches are still there.

The experience while living in the apartment was below average. We really, really old appliances; literally the oldest oven I've ever seen. Requests to have it replaced were ignored. Things would break a lot and maintenance would take forever to arrive. Don't bother trying to pay rent online. Their system charges you a substantial fee. It'll tell you the payment was accepted, only for you to find out days after the due date that your payment was rejected and you owe a $200 late fee. Just have your bank send them a check instead. Most banks have a bill pay feature and they don't charge you; and banks actually have a GOOD website. However, where our experience REALLY went south was after we moved out. They really gouge you. We gave them 60 days notice but they still charged us $1,000 for breaking the lease, which is absolutely ridiculous.
This has been the worst place I have EVER lived. Please READ the reviews! And STAY AWAY! I would not sign a new lease here if my life depended on it. List of Complaints: -Pests (mice, wasps in vents, roaches, ants, black widows) -Crime (car break-ins, stolen kids bikes) -SWAT situations -Over-charge for water bill. (Expect to pay at least 100$ per month) -Charge water fees for kids who are on the lease -No safe place for children to place -Cars speeding ALL the time (30 mph in a 5mph zone) -Gates are NEVER locked -Rude Management -Wont fix broken items -Wont ice frozen walkways -Refuses to tell you when inspections will be -Pool is closed more times than not -Raise your rent when your lease is up

This place has a serious bug problem! (Bedbugs, cockroaches, ants, spiders, black widows) I called the office when I first moved in and they told me they never heard anything about the problem yet everyone I talk to you in the complex has called them about it. There is never anyone in the office to pay rent in the mornings so I end up being late to work waiting for them, there is NO DROP BOX outside of the office. If you live on the first floor get ready to hear a banging above you AT ALL TIMES IF SOMEONE IS HOME ABOVE YOU. Find another place that is cheaper for the same amount of space this place is not worth it!

These people have nothing to do but harrass you to get money out of you, will call 2 times in 15 minutes to make ya sign a lease, and won't follow through on anything but nickel and dime charges. I swear they hate their jobs and lives. The maintenance is far subpar. In such a nice area of town, find somewhere else to live that will fix their fence, not remove a guard shack when they need to fix the mailboxes.

I have had nothing but full one thing after another after another. I could sit here and write a paper on how many issues I have had. I hope somebody reads this and doesn’t move in , that would make me happy. If you move into a two bedroom you will be paying almost 200$ more for water sewer trash Plus misc Items. Save yourself the time and don’t even look at this place
Horrible maintenance. Oldc unkept apartments, Managemant removed water metrs and will charge for utilities as thy wish. HORRIBLE PLACE TO LIVE. ps they will claim to have a spa , lies , their business office is just a space with two old computers, they gym is a joke , the pool is dirty, and you will have to pay for maintenance to the outside property. BEWARE of their lies

I have lived here for a little under a year and I cannot wait to move out. The staff are unethical, unprofessional, and very rude. I had an issue with them where their AMC online rent pay system did not process my payment correctly (my bank never received a transaction request from AMC) and Spain Gardens hit me with about a 20% fee, saying that it bounced. This is not true. After trying to resolve the situation with them and explain that it was their payment system that dropped the ball, they talked down to me and treated me like a criminal and refused to drop the fees. So now I either have to pay a fee for a mistake that was their fault, or take them to court. I'm just a normal guy, how am I supposed to do that? I think they know that and that's why they won't drop the fee. It's a complete scam here. Hidden fees, strangely high utility bills, poorly made apartment furnishings (my stove is from the 90's, the cheap hardwood floor started bubbling after 3 weeks), the worst staff I've ever seen anywhere, changing the contract on you without your notice... it's too much. LOOK SOMEPLACE ELSE - SPAIN GARDENS IS UNETHICAL AND OVERPRICED.

Been living here for over roughly 2 years. Service from the front desk staff sucks. Mail stolen 4 times. Lost $300 in frozen food when they replaced a refrigerator with one that didn't work, and now they refuse to pay for replacement. Took a year to get the door fixed so it couldn't be broken into. Also took a year to get mold removed from the dishwasher. Had to hire my own plumber to clear the sink drain in the bathroom. Their extinguisher in my place isn't certified. The list goes on and on and on.
Visited apartment for my first time and was really surprised by the staff, especially by a lady named Elizabeth. She was friendly, knowledgeable of the property, and very professional. Almost signed up for the apartment today because of her service. Only reason I couldn't sign up was due to my residence possibly not being long enough to qualify for a lease. Amazing price too for the amount of space given. -Jake
It's hilarious that the word "luxury" and "Spain Gardens" are being used together in the same sentence. There is absolutely nothing luxurious about this apartment complex whatsoever. Matt, the manager, and his staff are a big joke. They are rude, unfriendly, and very unhelpful. The maintenance team doesn't know what they're doing when it comes to issues within your apartment. You can earn $100 if you recommend a friend to live here. You can offer me $1,000 and I wouldn't suggest this apartment complex to my worst enemy. Save your time and money and look elsewhere.
I should have gone with my gut before renting with this apartment complex. The reviews were less than 2 stars for this complex when we were looking for apartments but because we liked the location and the staff assured us that those issues had been resolved, we went ahead and signed a 1- year lease. We paid extra for the washer/dryer ($40 per month) and from the day we moved in, the dryer was broken. It took them 3 months to replace it and after going rounds with them about reimbursing us for the money we were paying to have these amenities, they decided to offer $30 total to be split between me and my roommate (so $15 each). The amount we had paid until it was fixed was about $120 so we didn't accept it and they didn't offer anything else. Then, during some of the hottest temperatures outside, our air conditioner broke. Our a/c was broken for almost a month before they finally fixed it! Again, no offer for any type of compensation. Finally, after giving notice to vacate on our 1-year date, we get a bill to pay rent. Being responsible, I pay my half (all-the-while wondering why it's so much) and after the fact, the office says that it was actually supposed to be a pro-rated amount instead. Since I already paid $430, I asked how soon I can be reimbursed and I'm told it will take about 30 days because the company has to "cut a check". Ridiculous! Lesson learned..........pay attention to reviews.
Take every advantage to rip you off. Their poor filing means they will charge you money because they "didn't have it on file". Delays in work order to the point of no excuse (months or doesn't even happen). Delays in changing over from ac to heat and vice versa with no excuse (wait months for the switch). Absolutely the rudest staff. Gives you attitude and doesn't try to help you. There really are better options than these apartments.
I have been living here for the last 7 months and I have had ongoing issues with the management staff, specifically the property manager, Matt. There have been a few issues that I needed the management team to address only to be met with little to no response. The most recent episode is the most upsetting. I cam home on Tuesday from a weekend trip over Labor Day to discover a leak in the ceiling of my second floor apartment. It was after hours and I called the office. The recording said to call a number for after hours maintenance, but the number lead to a message that only said "goodbye" and hung up. Later I found a different number on the web site. When calling the second number, I finally got a hold of maintenance and they came to my apartment, placed a bucket on the floor and pocked some holes in the ceiling. The next morning, I called the office and told them of the leak, which had now started in a second room in the apartment. Alex said she would put a ticket in to maintenance. I said "ok" but I called them already. I asked to talk with Matt and she said he was not in, and asked if I wanted to leave a voice mail. I did asking that he call me as soon as possible to discuss the issue.. I did not hear back all day, so I called later in the day and the gentleman who answered said Matt wasn't in and offered to take another message. I called the next morning (Thursday) and still no Matt. I left another message. At the end of the day, I stopped in the office and ask to see Matt. I was told he wasn't there. I started to complain in the office that I had a leak in my ceiling and was not getting any response, and this is when Matt came out of a back office and said he could talk with me in a minute, the maintenance crew was just coming in from inspecting the roof. After a few minutes, he called me into his office and explained that the crew could not determine the source of the leak while the roof is wet. He said they would look at it after the weekend. I asked how long it would take to repair, and he said it takes time. First they had to determine where the leak was, then determine if they would repair it themselves, or hire an outside crew, which would delay things further. He ask that I "be patient". I asked again what would be a reasonable amount of time to expect it to be done, and he said no more than 1 month. He said again they would know more on Monday. I asked him to call me Monday for an update and he promised he would.
On the outside this community looks great but the maintenance is horrible. First of all it takes forever to get a hold of the office. I've called 3 times in a row 10 minutes after opening with no response, they have a meeting during business hours so they make residents wait outside for their convenience because all the doors to the office are locked. Every time I did get ahold of someone they would give me all kinds of excuse that maintenance employees were quitting, low on staff, there were a lot of work orders or the maintenance would be leaving in a few minutes and he'd do it tomorrow but never showed up anyway. I mean the places aren't bad for some people who love the location and can roll with the punches of horrible service. I mean the pros are defiantly the grounds, they allow big dogs of any size, location, amount of available parking and space of the apartments. Downside is the maintenance doesn't do their job it seems or they are always getting outside help, it's a huge target for crime such as stealing cars or bikes, and the employees don't seem to care for their residents period. For me it was a great learning experience for a bad apartment and I'm happy to be somewhere with an actual air conditioner and working appliances.
I have lived at Spain Gardens for seven years. There is a lot I like about it: The grounds are well kept, the place is reasonably quiet. The location is convenient. But when there is a maintenance issue, especially an important one, you can wait and suffer. The cooler in my apartment has been out for five days. The temperature has gone above 90 each day and is forecast to hit 100 in a couple of days. The apartment is sweltering and it is impossible to sleep. The office says I am "on the list" for repairs but they have only one maintenance person repairing coolers and they have a bunch to repair. They won't give me answers about when I can expect a repair. They say they won't hire a second maintenance person to help get the repairs done faster. Also, with all these repairs on the list they had NO ONE working over the weekend! When I call, they won't answer or return my calls. When I go to the office in person I get a run around and an attitude of not caring. This could be a life or death situation for someone who is elderly or sick, but they don't even ask about that. I highly recommend that you skip Spain Gardens in your apartment search. You will be sorry if you move here. I will be looking for another place to live that shows more concern for their residents.
Although you get allot of floor space for your money, the quality of the apartments and maintenance service makes this a pass. The help at the complex are friendly and helpful, but if something needs repairing or replacing you can wait anywhere up to a month or a year for something to get done. There is no communication as to when it will get done, despite the state of your repair. Please consider other locations and pay a little more you do not want a broken apartment. Also, some of the advertised features for this location on the internet are wrong. There is no central air conditioning, there are heaters/swamp coolers. You cannot control the thermostat as the coolers are self regulating. Due to the swing in temperatures you could have a morning of 50 F to 90 F and the swamp cooler wont kick in until its 75 F out...leaving you in a cold apartment in the morning. The security gate is never closed and I doubt its ever been closed. The bathtub has cracks and paint has chipped away from the many coats they just keep covering it with. Outlets are lose and cracked. Its cheap, it shows..if you can spend an extra 200 /mo. and thank yourself.
Lived her over there years. Noting gets fixed and when it is fixed its not fixed right so you have to keep calling. Spa as they call it has never worked. Club house is always locked and your not able to use gym or it pool table. Never have I ever seen this so called volleyball court they talk about and the basketball court is one hoop. Gate hasn't worked since I have been here and several cars have been broken into at night. Not to mention the ant and roach problem they have.
Gated community? Not! It's been broken since I moved into the complex back in November of 2015. The walls are paper thin! You can hear the neighbor's kids cry, yell, or scream. The office staff is unfriendly and unresponsive. Calling to complain about noisy neighbors is moot. No one ever answers the phone and calls aren't returned in an efficient manner.
First do not expect the apartment you move into even if you get the upgraded one to be clean or to look like the model. The maintenance in this apartment is horrible they take months to even respond to to work orders and they put in completed work orders and say they have completed the order when they haven't shown up to the apartment. It is not actually a gated community because even when the gated does close, which it hasn't in months the exit is always open and you can enter through the exit. Also the utilities constantly increase especially water which is turned off very often without warning because they have problems with plumbing. The manager refuses to allow you to speak with anyone above him, he will talk to you and agree with you but do nothing to fix the issue.
Great thing about Spain Gardens is the fast growth of trees and bushes to block nosey neighbors!
I love the area my apartment complex is in. It's surrounded by residential areas and is quiet. Also, very close to anything you would want, mall, grocery stores, Target, Wal-Mart, doctor's, Parks...you name it. Plus, the complex is well maintained and the apartments are pretty spacious for the money and affordable.
Friendly staff. The area is excellent place to be in. You are really close to a couple of schools which makes it perfect for small families or college students because cnm is right down the road. The shopping are is pretty nice lots of new places to shop which haven't always been there. The complex itself is extremely nice. Very open, nice bright parking lot for at night. Best of all not a lot happens around here, if you are like me then trying to find a quiet place to live was on the top of your list then look no further. I really recommend this place over a lot of other ones in town. This place is really kept up nicely. Perfect for small families or college students.
I moved into this complex in November of 2002! I love the area the apartment is located in.Very low crime,easy access to stores,transportation,jogging and walking trails. I like the fact that the landscape is overflowing with beautiful green trees and grass. There is always friendly office staff to help with your every need.There are many options to choose from these luxury home apartments and that's why I love it here so much! :)
