There's much to love about Downtown Lincoln -- it is considered a biker's paradise, it is walkable, and it is home to the University of Nebraska-Lincoln. Downtown has it all -- trendy shopping districts, art walks, antique stores, gorgeous architecture, and fantastic restaurants. The Haymarket District, the city's original "square," offers a variety of boutiques, bars, restaurants, and the Pinnacle Bank Arena. The P Street District, located a block south of the university, offers more restaurants, shops, and bars in addition to a theater and two museums. College football fans can cheer on the Cornhuskers at Memorial Stadium, located off North 10th Street.
Lincoln is the state capital, and the Capitol Building features a 400-foot observation tower. It is located off Lincoln Mall and 14th Street. Other downtown attractions include the Lincoln Children's Museum, the Sheldon Museum of Art, the Sunken Gardens, and the Lincoln Children's Zoo.

Property Ratings at Academy Lincoln
You will be hit with made up charges when you move out, it doesn’t matter how spotless and undamaged your apartment is. It is their business plan to do this, because they know college students and recent grads are very vulnerable in the area of credit score. Don’t believe me, go on yelp and read the reviews. Want to get charged for a ceiling crack, this place is for you! Does it matter that it was brought to their attention on move in? No. Ask them how a college student would crack a ceiling. No answer, just pay up? Stay away!

Thank you for contacting us. We value transparency and are always upfront about potential move-out charges at the time of leasing. We understand you are upset about your daughter's fees, and we are saddened by your misleading comments. There are no charges for a crack in the ceiling on her account, and we welcome the opportunity to review each of her charges with her personally. Please have her email us at info@academylincoln.com so we can answer her questions and provide her with pictures and documentation.
I really like it, and I only have a few problems. The first is that the walls are very thin so you can hear everything that’s going on in your unit and even in the hallway. The second is that the unit I live in is located across from a bar, so every weekend there is loud music playing until 2 am. That’s not really something that’s controllable or bad—just something to keep in mind. The third is just that the elevators are slow. This is just a nit picky thing. It’s not really a problem, it’s just a minor inconvenience if you’re carrying a lot and you have to stand there and wait for it. Again, all of this is just me being nit picky.
My friend and I moved in a couple weeks ago and the community is really nice and open. Very convenient location as well. Haven't met any issues yet, the staff are very sweet and helpful :)

After living here for two years I finally moved out. What used to be an okay apartment for college students has been completely neglected by management. Management will treat all tenants like criminals simply because of our age, they do not treat you like a paying resident. Elevators were broken for months, common spaces neglected, nails were literally sticking out of the stairs in my building. They will also charge you for everything when you move out, regardless of how clean it is and regardless of how long you have lived there. There was a man who broke into the building once and we tried calling security twice with no response even! Parents, have your kids live elsewhere. Unless you love the smell of weed and having disgusting smelling buildings with awful management who treats you like a criminal- don’t live here. FYI, they also reward students for writing good reviews so don’t always trust what you see written positively about them online!

It is a good apartment to live in, it has all the comforts of home, since the kitchen to the laundry area, good internet, air conditioning, and it also offers outstanding spaces, such as the study area, games area, pool and a very complete gym, all this at a very good price.

I have loved living at this apartment complex! I go to school at UNL and it is a super short walk to classes which is extremely nice. The amenities are always kept clean and up to date. The staff was also very kind and helped me out with any question that I had!

The property is very clean, and the workers are always so eager to help with any issue that occurs. Another plus is that it is very close to campus, and is within walking distance of all classes.

Hi, thank you for your kind review; we are happy to pass along your comments to the team here at Academy Lincoln! We are always more than happy to assist you if anything else comes up. Take care! -Academy Lincoln
The management is a joke, the hallways and elevators are always dirty, there's throw up in the hallways at least every other weekend from drunk college students, and the architecture is questionable. During the COVID pandemic, they said they would clean more yet they only cleaned once to save face, and closed down the facilities. There are hidden fees everywhere. Do not live here. DO NOT LIVE HERE!

Hi, we regret to hear that you had a negative experience with us. We do have a professional cleaning company that cleans all hallways and amenities on a set schedule. If there is ever an immediate issue we do have a maintenance team available to address these issues. As part of a statewide mandate and, we unfortunately did have to implement closures / restrictions on amenities for a certain amount of time. Upon reopening we did take extra precautions to sanitize these spaces regularly. All possible charges and fees are outlined in our lease agreement. Thank you for leaving feedback. Please reach out to us at (402) 285-5140 so we may identify ways to improve your experience. -Academy Lincoln
I lived here for a year and my experience was okay. For an apartment complex full of college students, the staff did their best. The main issue I had was after I moved out. They charged several nit-picky fees. When I moved in, my apartment was not clean. AT ALL. Which was fine, I just cleaned it myself. Before moving out, we were told to clean our apartment back to its original condition. Which I did that and more. My apartment was cleaner when I moved out than how I had found it when I moved in. They charged me a cleaning fee for my room and bathroom. When I looked at pictures they had taken of my inspection, I saw that it was because there was dust on my ceiling fan, and they had lifted up my bed and there was dust underneath it. I don’t know how they expected me to get up to the ceiling and dust off my ceiling fan, or lift my entire bed to sweep under it. For not even cleaning my unit before I moved in, they sure were picky about how I left it when I moved out. They also charged me and my roommates for damages in the kitchen that we had said were there when we moved in. They completely disregarded the fact that we noted the damages in our move-in inspection. When I went to my documents to find our move-in inspection, it wasn’t even there anymore. If you are going to live here, just know that when you move out they re going to take as much money from you as they can.

Hello, we regret to hear that you are displeased with your recent experience with us. Upon move-out there are charges for anything above normal wear and tear as listed in your resident handbook & move out letter. If you haven't already done so, there is a disputes process listed on your FMO statement if there is any charge you disagree with. Thank you, Academy Lincoln
When moved in apartment was Disgusting. They never have any answers to questions you have and take forever to get back to you. The office is always closing early for training which i get confused on because nothing ever changes. The whole place is just over priced. The only reason it was okay was because i lived with my friends!

Hi, we regret to hear that you had a negative experience with us. We would love the chance to further discuss your concerns, please call us at 402-858-9334 at your earliest convenience. Thank you! Academy Lincoln
The apartment complex is visually stunning. All the kitchen appliances included work well. The overall design is very nice. The main problem with the place is the noise. Everywhere is loud. People in the hallways can be heard all the time. It is right next to a fire station, so you can constantly hear firetrucks and sirens. There is a bar across the street from 2 of the buildings that is loud on the weekends. You can constantly hear the people above you. If you can stand noise, go ahead! But if you are a light sleeper or easily distracted by noise, find somewhere else.

Thank you for taking the time to leave us a review! - Academy Lincoln
They would literally never help you with anything. You'd have to beg them to do any basic maintenance that they're required to do under the lease. It was so much fun never getting any sleep because of loud/drunk people that security did nothing to stop. This place is literally a dump and the staff is a nightmare.

Hello, We would love to discuss this issue with you! Please contact the leasing office at your earliest convenience. Academy Lincoln Staff
I have been living at Aspen for over a year and it has been the worst experience I have had. First of all, I live on the first floor which isn't terrible until I am trying to sleep at 11:30 at night and someone slaps my window for the fun of it. Security doesn't care about it they just let loud guests and other residents to do whatever they want. Halls constantly smell of trash. People also enjoy playing doormat tag where they just either take a doormat or move them around. When you report your missing doormat to the staff they can't do anything for you even though my door is in view of our security cameras. So if you live there don't think about decorating your door for the holidays or for anything because no one respects your belongings here. If you work many hours this is not the place for you because there is CONSTANT screaminging in the hallways of drunk people not caring about others lives. There is also CONSTANT slamming of doors which is increadibly annoying. Also trash gets picked up at the most inconvient hours of the day and the truck literally gets inches away from my window and I wake up everytime so thank you for that as well. I have not had a good nights sleep since moving here.
