I wouldn’t recommend living here and can’t wait for my lease to be up to move. I thought moving into a luxury apartment complex and paying a little more money than other places would give me peace of mind, I was so wrong! We can’t control our own AC/Heat, before the switches them over our apartments were 80 degrees or more for about 2 weeks straight. Maintenance request go unanswered and ignored. I have had a few in currently for over a month. My washer and dryer unit is so loud and makes the whole floor shake when it is spinning, they won’t replace it. People leave trash all through the hallways, the walls/floors are thin and you hear everything going on in your neighbors house.
Tickets never get completed. Top floor in all the units AC is awful. The appliances once they go down its been a month. April 1st my dryer started smoking. All my tickets submitted have been closed without completion of the work. Ive lived here since 2016 and it has changed hands multiple times and its getting worse. This is my last year here. Don't believe me come into the community and ask the residents yourself. One office person was down the hall from me she moved out of the building to something better because she could. 5 potholes on my block 12 lights are out on my street Milestone Square come see for yourself the gate is open 24/7. If you get a flat from the potholes its your own fault. Come over at night you'll see :)
Would honestly be an okay place to live it's peaceful but living in Cornerstone Sq is a nightmare. Ever since we moved in last year we have had an excessive amount of false fire alarms at all hours of night and day. It has gotten so bad that my significant other didn't even wake up up 3am when it was going off. Not to mention it has become so much of a problem that only a handful of people even evacuate when they go off that is how often and long this has been going on. They tell us they are working on it or fixed it It will be fine for while and then it starts all over again. A very stressful and unsafe environment to live in would not recommend.
Modern apartments with top-notch amenities and convenient facilities. Enjoy the pool, fitness center, and community events. However, grounds management noise can be a minor disturbance. Overall, a great place to call home with some room for improvement.

It's been a great experience living here. The staff have been great and the maintenance folks are very good, very friendly and professional. Every little maintenance issue has been promptly fixed. The pools are beautiful and it's a quiet, dog friendly community.

It’s okay. Maintenance team are some what responsive. The building has flooded with black water. There was a one month period where the fire alarm had been going off. We had black mold growing in the roof.
Love it here!! Worth the price and I love the staff. My apartment is spacious and I love the pools and the open land. Everyone who has an opportunity to lease here should

Please please please do not live here. Especially if you have kids. Here’s a small list of some reasons why. 1.You CANNOT control your own AC or Heat. They turn it on when they feel it is necessary. It has been 85-90 degrees in my apartment for almost a week and they will not fix it. 2. If you live on the 3rd floor there are literally wild animals living in the ceilings scratching at things constantly. I’ll send you a video if you’re curious what that’s like. 3. They do not care where people leave their animal poop…some even leave it right out front of their door! It’s a very pleasant smell in the heat of summer. 4. When my family was out of town an out of date smoke detector went off.. (no fire or smoke) so the FD broke in our door and the apartment complex allowed our apartment door to stay WIDE open for 3 days. No call or notification to us before we returned home and found it that way thinking we’d been robbed. 5. The office receptionists are great, well Troy and Karen are… everyone else rolls their eyes and are incredibly unhelpful. Their response for everything is “we will get to it when we can” 6. Life guard are never on time and sometimes the pool isn’t even open. 7. They had a really good photographer… it does NOT look like these photos. 8. If they apartment had a fire place it’s for DECORATION ONLY. You can’t use it. I hope this helps at least one person avoid this uninhabitable environment. Save yourself the absolute nightmare of an experience and just don’t.

Great place to live, close to everything you need night life, groceries, and much more. They staff is very friendly and the maintenance staff is very quick to help fox any issues you have.

I like this community. the people are nice and it's close enough to Washington DC, Leesburg, Frederick Md and if you go west, you can get to the mountains. A little of something for all.

Still happy with my decision to move to Acadia. The neighborhood is quiet, close to one Loudoun and fine dinning. Waiting for the spring to run around the trails around, play on the soccer fields and go for a swim in one of the two pools. Only negative is some owners not cleaning up after their dogs.

I got off to a rough start because of some confusion in the hustle and bustle of getting an apartment but Troy has been with us every step of the way to resolve the issue (I accidentally signed up for the wrong floor plan and could not move in during our scheduled move in date). I would be very careful to triple check that like 6 times before moving in. Anyway, since then I have had an amazing experience. I got an apartment that is amazing (the fridge was not working but it was switched out the same day that I put in a maintenance request) and I am currently having some issues with my dryer heating up and the heat working BUT nothing a maintenance request can’t resolve. Nonetheless, beautiful apartment, beautiful community and great service. I appreciate that maintenance is quick, I appreciate that everything is clean, I appreciate that this community feels safe!

Since moving here 2 years ago the staff is always friendly and willing to accommodate especially with maintenance or even general questions. It has been a pleasure working with everyone.
The faulty fire alarm goes off weekly. Last night, August 22nd, 2022 it went off three times after 10 pm with a 30-40 minute difference. When the firefighters came over for the second time they said that they got to the base, changed, and then got another call to the same address. I am amazed that the county does not bother that Acadia wastes so much of county money (do you know how much each trip of the Firefighter's team costs?) and does not fix the problem. The place looks nice (a lot of covered-up issues though that cannot be seen until you live here long enough), the location is good, but the management is utterly bad.

For the first 8 months of living here, the FACP room directly next to my apartment door was malfunctioning and I heard a beeping sound throughout my entire apartment. It. Was. Obnoxious. I put in many maintenance requests that never fixed it, called the office, etc. When they finally acknowledged my complaints it still took a while to fix (and it’s come back several times for a few days at a time). I’ve had maintenance requests get closed out when they were not actually fixed. I live in a “gated community” but the gates have not worked for almost a year. Also, and worst of all, I’ve had to leave my apartment dozens of times since I’ve liver here because of the fire alarm going off. It’a not worth living here.

I wouldn't recommend this place to anybody. I have filled more maintence requests for my AC unit than I thought was possible. It will just stop working while I am at work on a random day. I'm guessing an old unit, on its last leg and they don't care enough for their residents to replace dated units. I ask myself is this not an amenity that I pay for? The fire alarm in my building goes off at all hours of the night. For no reason. I have lost more sleep at this place than I have gained from having the shorter commute to work. Going back to the commute at the end of this lease for sure. The scary part is I have started sleeping through them, what does that tell you for safety and if there's a real fire. They swore to me when I toured this place that the whole fire alarm system had been replaced. Bitter lie because it obviously has not.

False fire alarms goes off every 2-3 hours, overflowing dumpster, and outdated appliances and water heaters which keeps breaking. If you are promoting “luxury” apartment complex then you need to live up to those standards!

They don't care about you fire alarms go off 4 times a day every day and in the middle of the night maintenance is awful bugs everywhere loud and a mess. Not luxury whatsoever

Absolutely the worst apartment complex management system I have ever had the misfortune to work with. I have had maintenance tickets ignored, AC breaking, water heater barely works, toilets leaking, fire sprinkler system leaking, and to top it off the building wide fire alarm has gone off almost 20 times in the past 8 months for no reason and all times of the day or night. It's so bad that the fire marshal has had to come out multiple times to disconnect the alarm's power. The management staff is either not forth coming with the reasons why the alarms go off or why maintenance doesn't fix things or they are rude and refuse to talk to people about how they are fixing the problem. DO NOT RENT THESE APARTMENTS. It is not worth your sanity.

We have had a lot of problems with plumbing and AC since we moved in. The maintenance team will either respond days later or straight up delete the request without contacting you. Our air conditioner has been barely functional for a week and half now. Maintenance arrived 2 days after the first request... and turned the temperature of our water heater down. What?! Opened a 2nd request and it was deleted. I have been calling, emailing, texting, and showing up in person for over a week now and every time I have been told they will do something "tomorrow". Office staff are friendly but with how hard it is to get in touch with someone or to get any action to be taken I really wouldn't recommend anyone move here while it's operated this way.

Do not expect anything to be resolved. All staff seems annoyed when you talk to them. They will say they fix something, close out the work order, then it’s still not fixed and you have to go through the process again. The stairs are dangerous and will break underneath you. A/C and hot water were not working every other week it felt like. They only care about gaining new tenants and don’t care about the ones they currently have. One of the maintenance guys comments on the community page BASHING tenants, gives personal information, tells people to move out, etc!!! The whole place is unprofessional. They think complaints are just dramatic, etc. even though you can see on the community page it’s EVERYONE that’s complaining. There’s so many more issues with this place...

Antiquated HVAC where you can’t just switch from heat to A/c on your own. You have to put in a maintenance request to get heat once they switch on the A/c. They told me they don’t have time to switch it back and offered space heaters. The space heaters never came and temps were in the 30s. They are ok with not providing basic services.

This place is the bottom of the barrel. They mickey mouse everything and put tenants in danger. Management and maintenance are completely negligent. This place is not safe to live in. I have had countless electrical issues, mainly the smoke detectors constantly needed replacing, and the light switches made a sizzling sound when they were turned on. Every time I put in a maintenance request, they would send maintenance instead of an electrician and within weeks the same issue would arise again. I put in a request for the bathroom fan, maintenance came, tugged some cords, and called it fixed. 4 days later, my 1 year old, 7 year old, and family were woken up by a fire at 4am because the "fixed" fan started a fire in the walls. The fire department tore the wall and put out the fire and confirmed it was the fan. Acadia was careless and unprofessional in response to the fire. The fire restoration was mickey mouse as well. They stuffed my shower curtains and bath mats under the cabinets, replaced the drywall and fan. The new fan is now much louder than the old one, and now makes a ringing sound randomly. Acadia refused to clean the soot and ashes that were left everywhere leaving it unsafe and impossible to stay in the apartment for longer than 30 minutes without a sore throat and difficulty breathing. I had to quickly figure out living arrangements because of Acadia's constant negligence.

Do not believe the fake 5-star reviews on here, or anywhere else. I know for a fact Acadia is begging people to come on here and improve their ratings. This place is a NIGHTMARE and I don't even have words to begin to explain: the bad reviews are true. Everything you read. The front office is non-responsive - they will not help you when you have a problem. And you WILL have a problem. These apartments are not "luxury". They are in desperate need of repair. I've lived here for 1 and a half years and have had to call maintenance 14 times. We had a leak in the ceiling twice, water damage (which never got repaired), gaps in the doors, broken appliances, AC broke 3 times... I could go on and on. Do yourself a favor, look elsewhere.

Acadia is run by an extraordinarily inept group of staff members. The floors are paper thin and you can hear every move from the tenants above you. All the nice finishes in the units are done cheaply and will probably require several maintenance requests during your lease term.
A very peaceful and beautifully maintained community. One of the best communities I have seen so far that too at reasonable prices. Would definitely recommend.
Ive been living in this community for almost 5 years, never really had an issue, the staff at the leasing office had been always helpful, specially Phaimy during this pandemic, shes been understanding and extremely helpful, shes the best! I would recommend anybody to move here!
The worst service I ever received in my life from any company. Never reply, never arrive when scheduled. It has always been a multiple email, multiple phone call process for any minor request. Gated secure gate is STILL not WORKING over 2 years never was a secure a community that was promised when we signed the lease.
Overall its a good community. A few issues that have made it feel unsafe as a community to where the gates should have been working from day one and the trash pile that builds up at the dumpster is ridiculous. Other Sparta Ive been at would not allow it.
DO NOT RENT HERE. This place is over priced, not maintained and basically a disgusting community.
