Thank God my daughter no longer lives there and she vacated her apartment when she returned home from Christmas vacation 2021. There have been numerous requests to solve a plumbing issue in her lower unit apartment but it was never resolved and after Christmas vacation she were turned home to her entire living room flooded with black sewage water. The management came out and with a small shop vac started to clean up but that by no means was satisfactory given the obvious health issues. She notified the onsite manager and I made calls to the management office as well as the Trinity group ownership notifying we were vacating the premises immediately. Never at any time was there an offer to help with temporary accommodations or moving of my daughter's belongings. She found somewhere else to live and we later come to find out that the on site management did not notify the owners the property was vacated 4 what would seem 90 days. I started getting notifications of an outstanding balance of $2,500 approximately and have had my attorney send letters explaining what happened and requesting a cease and desist with regards to this ridiculous outstanding balance. Now almost a year later I have just been contacted by a collection agency and needless to say my credit score has been impacted tremendously. There are plenty of options in the Tallahassee area for student housing and I'm sure they are better run then this facility.

The location itself, the unit, the complex, and the staff are all bad. I've been here only a month now and it's been such a disappointment. It was advertised as newly renovated, IT IS NOT. I spoke to a worker here and they said they started renovating 6 years ago. It looks like it has new paint, but the paint job is HORRIBLE. They put new covering or whatever on the kitchen floor but it got peeled up and they said they wouldn't replace it. There was literally pee on the side of the bathtub when I got here. I had a property manager come and she tried to tell me it was "yellowing with age".... Then how did I get the "age" off with Clorox.. It obviously was not cleaned after the previous occupants left. There's also tons of patches of drywall and plaster all over the walls. The faucets and knobs in my bathtub looked like they hadn't been replaced since 1963... the ones in my grandma's house are in better shape. I've also had maintenance come over twice to clean my dishwasher because it smells absolutely rancid (the guy was literally gagging while trying to clean it) and there's still no improvement. All of this wouldn't be such a big deal if the property manager was more cooperative, but unfortunately, that's not the case. It's been a month now since I had a property manager come take a look at what I've mentioned here and more, but there has been absolutely no follow-up.

I loved everything about this place! It's extremely spacious and the location is perfect here in Tallahassee. Out of the 6 other places I have toured, they've had the best staff. Catherine was extremely helpful! Would totally recommend to check out!

I've lived at the Social for more than one year now, and I can honestly say I'd recommend somewhere else. If you work hard for your money, and want a place to call "home", then I'd keep searching. When I first moved in, the rental criteria was a little strict, but it kept certain kinds of people out of the community. I feel like its changed because the neighbors I see nowadays bring me concern. Within the last year, there have been several car break-ins and a vandalized laundry facility. The rent use to be acceptable for the type of apartments they sell, but now it's just too much. Even with the renovation, the buildings are very old; they just painted over things and the apartments do not even include lights in the bedrooms or living rooms. I was really excited to move in after viewing the model, but the apartment I actually moved into was not the same. The management is mediocre and has just now started reaching out to tenants about things that are going on. Previously, it was a bigger hassle trying to get in touch with them. The maintenance is probably the only thing I can say is solid and requests are completed in a timely manner. When I first moved in, the complex was very quiet and the staff at the office made sure it stayed that way. Since they put a new property manager, the noise problems have become pretty annoying. I haven't called the police yet, but I am getting to the point where I might have to. All they send are emails asking tenants to be quiet, but I still hear them. Before the first 6 months are over, I have already received notice for renewing or else they threaten you by saying the rent might be even more! No thank you!! Overall, for what you pay, you can go somewhere else for a similar price and get a lot more for your buck!! Unfortunately, complexes around here take advantage of younger people, and this place is one of them. If you still choose to live here, MAY THE FORCE BE WITH YOU.

The management is severely lacking. The office staff can’t answer any answer they are clueless about the property. The property itself is gross with stray cats because of the trash problem and spiders. For the amount of effort you put in you basically get a trash hole to live in and have to put up with loud neighbors everyday and night. Might as well look somewhere else
After living at the Social, I have learned several things about the community and staff. To begin with, the price of the apartments do NOT match the quality of renovation put into it. Although I understand a few minor mistakes, it seems as if my apartment was rushed to get complete. Additionally, the grounds are usually covered with large twigs and trash, so watch where you are driving. If you don't believe me, drive around on the weekend when the office is closed. As for the staff, the property manager (Pam) appeared to be so kind and understanding when I first moved in. Prior to my leave, it seemed like the longer I lived here, the worse she became. When it comes to rent, she finds no sympathy. When it comes to work orders, her and the staff come up with several excuses; expect to wait at least a week or two before they're ever completed. Thankfully, the ONE maintenance guy on site is pretty nice. It seems as if Pam only truly cares about you as a resident when you first move in. Once you stay longer, her lack of care and understanding is prominent regardless of the situation (that is, if you even get the chance to speak with her). They expect you to decide whether or not they want you to renew by December and give a strict deadline before you have the chance to think about it. Honestly, I am happier now that I moved out because working and going to school was one thing, dealing with the staff at the Social was another. One of my friends that is currently living there has just told me that the Social's pool has been shut down due to licensing issues. Like, c'mon! The pool is probably the nicest amenity they have to offer and people cannot use it? I would seriously do some research if you want to live here BEFORE you sign a lease. Now, on a positive note, there are two perks: parking is usually not an issue and the complex is pretty quiet at night. If you like to throw parties and have a blast, this probably isn't the best community for you. Hopefully, someone will take this advice before moving to the Social Tallahassee.

Thank you for your feedback. With the large amount of trees on our property, we monitor the grounds each morning and pick up unsightly debris. We do strive to provide the utmost in customer care. All we simply ask in return is that residents live in accordance with their lease agreement. Unfortunately, we cannot provide special provisions no matter the length of stay. Our maintenance team strives to complete work orders within 24 hours. This can be extended to 2-3 days if a part has to be ordered or if we are at a vendor?s mercy due to their schedule. Pathetic service from the management. There have been multiple occasions when I have been locked out of my house because they changed the lock, without my knowledge or notifying me. I reached home after their office closed and so I had to wait outside for almost 2 hours for someone to come and fix the issue. They have also entered the house when I was out and have misplaced certain things. I recently had an issue with paying rent as well. I have always payed my rent on the 1st without fail. Only this month, since I was on travel and didn't have access to the internet and was out of town, I was unable to pay the rent till 5th and they refused to waive the late fee which is $85 more than the base rent. I requested them to waive it just this once, but they wouldn't even listen to me. Never going to renew my lease with them and would warn everybody who is considering this as a potential home to be aware of the terrible customer service of the management.
everything about this place is perfect. It's quite place with such a convent location, that is a rare find in college town. The rooms are spacious and maintaince is everything the only thing you have to worry about is be careful who your roomate is. They only sign joint leases.
