Property Ratings at Addison Apartments at the Park
Water is constantly being shut off with little to no warning. You will not get a hold of staff if you call them. Ever since they started working from home, their turnaround response is insane. Took a month to follow up with a general inquiry. The new renters do not follow any rules. Pools have been closed with no notice of them reopening, so don’t get fooled by the many pools advertised. People will not reserve parking spots, but will still try to reserve one off record and get confrontational if you park there. Noise always is loud and past quiet hours and management will take over a month to address this issue. Highly suggest to look at recent reviews and really take in the negative reviews, and the good reviews with a grain of salt.
Property Manager at Addison Apartments at the Park, Responded To This Review

I found a used needle in my closet and you can't walk around outside without smelling weed. Disgusting place to live
Property Manager at Addison Apartments at the Park, Responded To This Review
Thank you for the review. We are disheartened to hear your negative experience with Addison at the Park. We would love an opportunity to discuss this with you in detail. Please reach out to WeCare@udr.com at your convenience. Kind regards, Callie, WeCare@udr.com
Infested with pests, hidden fees, very hard to contact if you have financial issues, water off weekly, many things broken in the apartments, very bad insulation(get used to the neighbors hearing your conversations and vice versa). Also will charge you outrageous fees when you move out. Save yourself the pain and pay a few hundred more for a better apartment.
Property Manager at Addison Apartments at the Park, Responded To This Review
Hello, We are sorry to hear that you did not enjoy your time with us! Our community receives preventative pest treatments on a weekly basis and individual apartments receive pest control services as needed. All fees are listed in the signed lease contract that was provided for review prior to signing. Our team is available via text and email through the ResApp. Resident's are encouraged to submit requests through the app, so that our team may assist promptly. Units can have more or less noise depending on the location. Noise is sometimes something that cannot be completely eliminated when it comes to apartment living. We inspect the apartment and compare the condition at move out to the condition noted on the move-in inventory form. Any damages beyond normal wear and tear are subject to charges. Please contact our billing department at billing@udr.com if you have additional questions about your charges. We apologize for the disappointment and wish you all the best in the future! Kind Regards, Madison
They got a great photographer because it Does Not look like this. Lol It is affordable, the neighborhood is relatively quiet, the neighbors are nice, great place for families, and very convenient location to grocery stores, parks, etc. The problems are the units themselves. The appliances are very old and don't work well, the walls are made of cardboard so things come out of the wall easily, the grounds are covered in yellow grass and dog poo, the kitchens and bathrooms are very small, the water is consistently on and off, and there's not much storage space in the unit.
UDR does not care about your well-being unless it will impact their own bottom line. This year rent went up 24% to renew (a total increase of 50% since we moved in 3 years ago). They refuse to work with us on a middle ground, and if the rent goes up like this again we won't be able to afford it. What does that rent increase get you in amenities? It gets you washers and dryers that will eat your money, assuming you can find a working card refill machine anywhere on the property. It gets you a closed gym, an unusable dirty dog park, and an unsecured package delivery room that is constantly being stolen from and vandalized. Complaints about these things fall on deaf ears. Even though UDR has offered these as amenities and contracts with the companies that install these amenities, they take no responsibility for the maintenance or repair. If something goes wrong, it's up to you to contact the company, even though I pay rent so that the property handles things like this. Over by our building, the police have to come out often, we've had dumpster fires, huge piles of people's personal property left outside for days at a time during evictions, screaming from domestic fights, sewage backed up and left uncleaned, cigarette butts thrown everywhere, dog poop left unpicked up, and our window got broken. We've had our cars broken into and the catalytic converter stolen. And if you really look around, you can see the walkways on the upper floors listing and support beams shifting. Inside our apartment, half of the walls are painted with a completely unwashable paint, so they look disgusting. The outlets are all so loose that you're lucky if things stay plugged in all the way, which creates a fire hazard. None of the outlets near water have GFCI, and it's not on any of the breakers either, so I'm not even sure if this place is code compliant. All outlets along the counters by the sink and the garbage disposal have been out for over a week now, and I'm fairly certain it's because of the lack of GFCI. The carpets are fraying at the corners and easily expose the carpet tacks, the drywall is so soft that even a picture frame won't hang without being heavily reinforced, the underside of the counters is swollen/rotten/chipping off, the paint they resurfaced the bathtub with is peeling off and stained, the water gets randomly shut off multiple times a month for repairs, we just had a full week with no hot water, and occasionally the water comes out smelling like rotten eggs.
I have been at this complex for 3 years and I have a list of Pros & Cons. Pros: It used to be affordable Dog Park Laundromat takes card Close to stores Cons: No longer affordable, they're trying to become a nicer complex but won't fix up anything. They just charge more. The dog park is disgusting, no one cleans up after their dogs and kids take up the parks and use it as a playground. Only certain Laundromats have the laundry refill card station so trying to find one that has those is a pain. Maintenance constantly left messes in the bathroom and didn't clean up after themselves. They will charge you an arm and a leg to move out early. I paid pro rate of $500 and then $1700 (not specified what this is used for) to move out. Make sure if you leave to take a video of the clean carpet. They will try to charge you for replacement/cleaning just because. Horrible communication and take forever to get back to you. ROACHES! They charge for pest control but never once did I have pest control visit my apartment (I have a door camera & an indoor cam). The air vents have mold growing inside them and I tried to clean it but didn't help. Constant A/C issues, because when they mow the grass goes into the units and they don't clean them out. I lived on the 3rd floor and the stairs were unstable and would wobble everytime I walked up and down them. This place is not worth the hassle
Behold for a long review. I am writing this because this place deserves some harsh review and they are making too much money on perils of their tenants. I terminated my lease early paying the buyout as it was very difficult to live in this place. I would call this place the real trash that I ever lived on. 1. Apartment is old beyond maintenance. Wood walls of my place was rotting from inside. Every time I used to clean debris would fall from corners. Sink often leaked after many maintenance. One point I bought glues to hold the counter top from falling apart as they didn't fix it well. Sockets failed many times ruining my entire groceries in fridges. The power fuse would go out often. My toilet also leaked and when I called emergency number to fix it nobody picked the phone. I ended up fixing myself. (You are not renting this place you are fixing it as often you have fix stuff yourself; They will be very late to respond). They need to stop renting place and do major renovation. It is place for money grab and they don't care about the pain of tenants. 2. Equipment are revolved from one apartment to another. I put in many requests to fix washing machine multiple times only to get it replaced with old one and I can bet it was rotated from another apartment. 3. Customer Service is horrible. Nobody picks up phone. You cannot ever get answers soon enough. They have external parcel lockers, external laundry service. But there is no easy way to sign up for them. My wife never could wash clothes as the top up machine never worked. When you visit they are real soft and nice and it feels like middle finger in the face because they really don't care about tenants. 4. Grasses around apartment is littered with dog poop. First of all this issue is one tenants but man management could at-least place plastic bags all over the place and people act like animals and let their dog poop everywhere and never clean it up. People don't even have dogs on their lease .I have ruined many of my shoes stepping on dog poop just staying 6 month in this tragic place. They need to make sure people don't do this. Management should keep up the place. 5. Address and house names are confusing (packages will get lost) Almost all of my packages were lost when courier service delivered it. You will find multiple apartments with same # in same area. Even with building names everything is confusing. I even put security camera to make sure packages are not stolen ...
Literally the worst apartment complex I've ever lived in. There's always something going on that needs maintenance attention, and calling the office rarely works, they rarely answer the phone. Since I have lived here we have had multiple issues. I first started out in a one-bedroom apartment and when the AC quit working the idiotic maintenance guy thought that putting freon in would magically repair the entire unit that just need to replacing. So for an entire week It was 80° inside the apartment in July in Texas. That was right at the end of the lease and I was able to move out a month early to a different apartment with two bedrooms. For the first year everything was fine here in the 2b2b, then trying to save money, we decided to renew here. Since renewing this past month we have already had to report multiple leaks. Apparently they weren't getting fixed properly so we had mold and mildew and they had to tear up all the carpet in the closet. Then something happened with the boiler room and we weren't getting hot water (Yes there's a boiler room, you don't get a hot water heater here). Today I just came home and literally no water pressure, I just had to attempt to take a shower and literal drips of water. Oh and on top of all that renewing the lease, they have increased the rent by a hundred bucks. This place is a joke I do not recommend it. Apparently you really do get what you pay for.
Do NOT COME LIVE HERE!!!! They are horrible in getting stuff repaired my refrigerator has been out for almost 3 months i have had to throw stuff out because they don't come fast enough to repair!!!!!!!! The apartment complex stinks like weed and management doesn't do anything about it and someone was robbed and shot and killed..... DO NOT MOVE HERE!!
**PLEASE READ**-I have lived here since April. My first experience with the office staff was amazing which led me to apply and move here. I read some of the reviews and they weren't too bad. BUT since moving here. It has been not pleasant at all to say the least. The preparation for this apartment looked rushed, walls quickly painted over. Black mold on my bathroom vent. Dirty vents throughout the home. I live on the third floor, My thermostat is set to 67-70 degrees to keep my apartment cool with this Texas heat. After a few days here I noticed the air does not circulate much in this apartment. I put a service request in to be looked at, The maintenance guy checked it out and said it should be fine now. A couple days went by and same issue. Cool in the early morning and very warm in the afternoon/daytime. This guy says its very cool in my apartment so everything is fine, Mind you he comes at 10am. THIRD time i get a manager to look at it, I showed him pictures of how warm it gets and he just said he will look into it...NOTHING. Here we are in July my apartment reaches 86-87 everyday now. Spoke to the office manager he says these apartments are pretty much old and most apartments here does not cool down all the way. No compensation, NO HELP. He offered to transfer me to a different unit, But advises me it will probably be the same issue. They will not honor the same rent I pay now, They will not assist with movers or cut down my rent for transferring. My advice do NOTT waste your money here. Everybody deserves better than these apartments.
Great place to live and I enjoy the great walks and atmosphere.
No earthly idea how this complex has such a high star rating! I have never before lived in such an un-cared for complex. Buildings are generally run-down, and roaches have been regular companions in my apartment (on the kitchen surfaces, in the dishwasher - you name it and they were there!) The complex itself is badly-maintained, with trash and litter everywhere with little effort to clean up. (A better effort by the staff would mean residents would also make more of an effort!) Dog dirt is rife, and no enforcement seems to be carried out. I lived...., no I survived in the Glenwood part. The staff are, on the whole indifferent to complaints, and try to blame everything on the residents. Charges would seem to suggest a much better standard of living - don't be deceived, as you won't get anything close to what you pay for! Don't even contemplate getting your deposit back - this is a money-grabbing operation without any care about how that money is made.

Hello, thank you for your feedback. I am sad to hear that your stay with us was not up to par. Pest issues are one of our top priorities, that is why I would like to know more about the issue so I can check our records and address them with our pest control company. For the trash, to help with this issue we have hired a porter to walk the property daily and pick up trash that comes out of the dumpsters. We have also added more pet stations throughout the community to help the dog owners dispose their waste correctly. I apologize for the poor service you received. Feel free to contact me with more details as your feedback helps us improve. We do not charge unless the item in question is damaged and needs replacement. Please contact our billing department at billing@udr.com with any account questions. Best regards, Jody Conley 720-348-7620 WeCare@udr.com
Two words- Roach Infested! Do NOT ... I repeat ... Do NOT even think about signing a lease here. Sure the staff are okay - but at the end of the day they have a job to do. These apartments (especially the CT -CottonWood Section) are gross. Trash is always covering the grounds, I am sure it is because of the people who live here. My biggest issue is that they have a huge roach problem and many other residents are disgruntled about it too. Im talking ALL 3 of the main types of roaches and their spawn will be living with you. So do not move here thinking you are going to have peace of mind (even after you have used your OWN exterminator!) ...cause soon as you do you'll see a roach walking across that too. Honestly, take a good look around the entire complex before you decide to move here.

This review is very simple. Do not move here. I repeat do not move in here. My apartment was riddled with cockroaches and plumbing issues inside of the closet area. My clothes and sneakers were soaked. The maintenance staff were slow and did not fix the issue until two months later. My sink was clogged and the toilet had to be replaced after numerous complaints. The staff themselves for the majority were rude and difficult to speak with. I can not encourage potential new residents to look around anywhere else.
This place was called Glenwood before Parks at Addison, yes it’s true they keep changing the names probably to doge the bad reviews. Their staff is not friendly nor welcoming, I’ve seen maintenance request posted on their bulletin board because they don’t respond in a timely fashion. I found trash and poop all over the place in the outside. When they asked me to fill it a survey they called me and I told them to add more dog friendly stations, they totally just ignored me. When I moved out they started demoing on the day of my move out, I hadn’t returned my keys or informed them I was done.I had some items inside the apartment. They just wanted to renovate and move onto the next tenet without caring for the last.
If I could move now, I totally would. Let's get into it... The Pros: 1. The location is amazing. Living right across from Vitruvian Park and being just a couple of minutes from major highways and Belt Line is incredibly awesome. 2. The neighbors aren't so bad. Most are quiet and go about their business. The Cons 1. Trust the reviews that mention roaches. You could be the cleanest person in the world and the roaches will still find your apartment. They're everywhere and in everything, including items like your microwave. 2. The dumpsters are almost never empty. Whole pieces of furniture just sit out in front of them for days on end. 3. You're paying for parking and unless you get home while it's still daylight, you'll most likely be parking in the boonies. 4. Management isn't the greatest. The right hand often doesn't know what the left hand is doing, causing miscommunication (which is usually costly to the tenant). 5. Seriously, roaches, y'all. 6. The walls are incredibly thin. You can hear everything. Proceed with caution.
I don't actually know how this place has so many stars. The leasing office is terrible. Last year I decided to move to a different unit once my lease ended. Filled out the paperwork in front of an office worker and they said I was good to go. A few days before I was supposed to move, I go to the office and ask for the keys to the new place so I could start moving stuff. They had lost my lease. On top of having to fill out another lease and go through the application process again, this office worker discovered every single fee known to man. So I had to come up with $700 on the spot. Well, it wouldn't have been on the spot if the first employee had gone through everything but they didn't. So I wanted to just go to another complex but they said if we did that, we would owe them another fee of about $800 because they had given me a discount for a few months since I was moving to another unit and I'd need to pay that back. Sometimes they'll put a late fee on your bill even when you pay it on time so you have to go in there because nobody answers the phone in that office. They're just the worst. I liked my neighbors. I liked my apartment even if it was more expensive for the sq. ft. Compared to other complexes. But I hate their leasing office.
I would whither go homeless go then stay here for they inceeased ny rent everytime i renewed contract. One With a poor management no wonder maintenance people can not fix anything. Two, Only the the two notice keeps me here. Three, i have been having cockroaches since 2009. With the management letting apartment From glenwood park in the this parking place it is gettting harder to find close parking. I never would say this is a good place to stay. Do not even look for it is not that easy to go the freeway then the other apartments around here tgat are about the same price here..
