Property Ratings at Addison Place
Lived here for 4 years because I like the area. The community is visually aesthetic but the staff is a completely different story. Extremely unprofessional & the turnover rate in office management is astronomical. I had an issue with a false charge I had to go to court for because the office was too incompetent to realize it was a mistake. I’ve had to explain the same issues thoroughly to a manager that leaves or gets fired a monthly basis. This has happened 3-4 times now. tldr; a “luxury” rental home isn’t worth it if the office sucks.

This is the WORST place a person could ever live. ****ALL THE 5 STAR REVIEW ARE FAKE*** I could write a best selling novel on how AWFUL this place is and how incompetent management is. I’ve had issues since day ONE of move in and 11 months later management is still as pathetic and manipulative. This complex is absolutely DISGUSTING and you’re paying to live in constant misery. On move-in, they KNOWINGLY moved us in with a roach infestation and a majority of broken appliances and broken plumbing. The apartment was also filthy… HAIR all over the tubs, etc. Despite paying a monthly fee for the amenities key fob, 11 months later, I still HAVEN’T received it. Every time I consult management, they LIE and say it's being reprogrammed, yet every other resident has one. It’s constant MANIPULATION and DECEIT. The leasing manager gave me the regional manager’s phone number so that we may further discuss the issue... the number given was NOT IN SERVICE. How pathetic of a human do you have to be to LIE and CHEAT your residents. They assure you everything will be handled… it NEVER is. I call, leave voicemails, and email every week, but they NEVER respond. When I go in person, they manipulate me into thinking they'll finally help, but it's all lies, AGAIN. The management office is a revolving door of incompetence, with new people who are just as useless as the last. AVOID this place at all costs!
I moved in on December 17, 2023. They still haven't sent me the deposit fee they received at check-in. They gave me a phone number registered in California. I call every day but I can't reach anyone. Think at least 10 times before renting a house from here.
doesn’t have customer service, maintenance does not exist, it does not comply with requests, you have no one to talk to ,but you have to continue paying and you are not receiving what you paid for
I have lived here for over a year now. There is NO MAINTENANCE team to fix your issues...they make everything look livable, then you move in to find out this place is old and unkept. The office & "show unit" are nice, but that is ALL. The pool you see is usually gross and unkept. In my year + here...The hot tub has never worked. Grills, don't work. Pool showers, don't work. Management will lie straight to your face over and over. By all means, AVOID this property and move to a less expensive area if you like to live in places this gross.
Run away from this place. The office and model are impressive. Nothing in this complex looks like that. Old, run down, poorly maintained, bizarre half dishwashers that don’t hold regular sized plates.
Read reviews before you decide renting in here. It’s the worst place I’ve ever rent. They charge you for everything after moving out and your lease never stays the same.
This is the most run down and poorly managed property I have ever stayed in South Florida. When the manager goes to show you the model apartment…know it is a LIE. Just go knock on anyones door who actually lives here for the real story of this community. So sad the stuff they get away with.
Everything is gross, outdated. Your bathroom are poorly painted tubs.
Do not rent apartments with this company. They are completely not fair. We have made an application to lease an apartment and they have taken $700 fee for that. I have called them before paying and they have confirmed they will refund us in case we decide to rent apartment in another community. After we decided to do that I have asked them to refund us, but they said it is not possible. They said employee who has promised that is no longer working with them and their policy doesn't allow that. Finally I am pleased I am not leasing their apartment, because I can predict now their behavior in future.

I wish I would have read reviews before moving here! They will show you a beautiful model and tell you that you’ll get the same one and move you in to something outdated and filthy. They can’t keep a manager for more than a month. My apartment had so much many issues not to mention a dark parking lot they’ve been claiming they are fixing for at least a year. They keep up the front of the community and could care less about the rest. On top of that they will raise your rent without fixing the issues. Save yourself the headache. This management company doesn’t care about their residents and you will be stuck paying for luxury and receiving mediocre.
I have had a horrible experience here. I lasted 4 months then finally could not take it any longer and moved out. It was worth the broken lease fees to get out of there. I too was promised one apartment then told the same thing as prior reviews, the tenant decided not to move out so I was given a different one ( seems be a standard lie) I can't imagine anybody not wanting to move out of there. I had multiple maintenance issues all addressed late and half-assed. I need to state that this was not the fault of the maintenance man, his hands are tied by crappy rules put upon him by the management company and property managers, apparently. Filthy a/c vents with layers of dirt on them and and on the surrounding ceiling. This was taken care by spray painting them white in lieu of cleaning them ( the fumes lingered for 2 days nearly asphyxiating my daughter and I ) Carpeting with frayed edges and tacks not properly installed , walking barefoot not an option . I was shown an apartment with functioning ceiling fans in the bedrooms and was told all apartments had them. 2 days after we moved in they stopped working, I was told the management company will not replace them to buy my own standing fans. Windows probably hadn't been cleaned in years. The pans on the stove stained and rusted. The back door leading to the patio was rusted out and broke apart each time the door was opened ( this too could not be fixed by the management company ) Rat traps adorned the back fence where my patio faced ( there were none in the model area or else I never would've signed the lease )The list really is endless. The major reason I left was the growing leak in the ceiling above my bed. I put in a request for maintenance to look at it. They came and looked , said they have to have a roofer look at it and left. For 6 weeks as it rained outside I watched the leak get darker and darker above my bed ,like the sword of Damocles , I waited for it to fall. After many emails and calls they finally came and fixed the leak on the roof but cut out a hole over my bed and affixed it with plastic sheeting. I slept like that for about a month until I moved out. Honestly one of the worst experiences I have ever had in my life. I sold my home prior to moving there with the idea to rent happily for a year before I bought a new home, best laid plans and all that !!!! I highly recommend you do not rent here. Run away , fast
Rent is up and service is completely down... since the new management company bought out the property, they have raised our rent from 10-20% each year. They have justified the increases with "improvements to the community." So far, all we have seen are ugly landscaping projects, construction vehicles in and out for months, and a new clubhouse that looks identical to the old one. Their communication is horrible. We went without air conditioning for six days in a hot Florida summer, and each day we went without power, they forgot to send maintenance or look further into it. We had to physically go into the office day after day to remind them that our less than one year old is in conditions that are way too hot. The community itself is set in a beautiful location and could look great. However, it is typically covered in trash from overflowing dumpsters. Trash from the outside will be met with leaks from the inside, as your AC unit will have algae backup and leak every few months. Overall, it is very disappointing to be stuck in a lease here. Many of our neighbors were forced to move out due to rent increases and we will be forced out too when our lease renews, yet they have done nothing to justify the dramatic increases. I went from paying $1300 a month to nearly $1700 in three years. My advice, keep looking. Even if you like the layout of this complex, your prices will rapidly change and construction / landscaping crews will be here daily along with the swirling dumpster garbage.
We stayed in the community for 1 year and could not continue as amenities were not provided and not working as mentioned in the lease. I would never go back again. Front office customer service is not responsive. Landscaping is done in and around the leasing office. Apartment Side walk roads were never cleaned. Gym was not working for 7 months and closed the pool for 3 months. We saw 8-10 palmetto cockroaches inside the apartment. Outside maintenance is awful. Has to wait lot of time to get other side of palmetto rd (east bound) particularly during peak hours. Will not recommend this neighborhood.
My husband and I, plus two young toddlers have lived in Addison Place apartments for about 3 years. Boca Raton has always been known as upscale areas with the most expensive cost of living in Florida in general. Homes for sale are so over priced and people are drawn to the area because of the reputation, affluent lifestyle most residents have and schools. Renters are no exception! Our rent has unfortunately increased twice so far to nearly $1600.00 for a 2/2, which makes me cringe sometimes, knowing we're paying almost mortgage costs. We continue to renew because management team is amazing, prompt & very polite. Management has changed ownership twice, but the new staff always goes above & beyond for us. The property is well maintained each week & neighbors are super friendly. Our kids are able to attend the great schools & take advantage of the beaches, shops & beautiful weather this area is famed for. Have a wonderful day, We hope this will make a difference for someone along the way :)
This community is an extremely beautiful, well kept and peaceful one. Everything is so beautiful that I felt like I was at a resort. The office staff was extremely accommodating and friendly also. It could not be better located and is amidst a lot of shopping, restaurants, transportation and schools. It offers amenities that most communities did not.
