Forest Hill offers a quaint, small-town oasis within lively New Jersey. Just eight miles from Jersey City and 12 miles from New York City’s bustling neighborhoods and major attractions, Forest Hill offers an abundance of amenities to its residents. New Jersey Transit runs through Forest Hill with multiple Newark Light Rail stations in town. The community’s K-12 students attend Newark Public Schools like Ridge Street Elementary and Park Elementary. This well preserved, pre-World War II neighborhood has beautiful historic homes, as well as newly renovated apartments.
The northern part of the neighborhood is an official historic district, but this history doesn’t end there. Branch Brook Park is the town’s scenic 360-acre park with lakes, bridges, and biking and walking trails.

Property Ratings at Addison Towers
The apartment itself is fantastic--spacious, clean, renovated! Appliances are all new in the kitchen, locks and fobs work great, wifi is fast, and laundry facility is brand new. All the neighbors are super nice and I feel at home. To get the apartment, however, I had to drive to meet the leasing office in person to inquire (no one picks up the phone) so I suggest going to the office in the building to look around and apply. Once moved in, if things go wrong or need maintenance, you need to be persistent or things don't get done, unfortunately.
I called today (December 9th, 2020) to inquire about posted apartments and to schedule a tour of them. The receptionist put me on hold for a long time and then came back very combative for absolutely no reason. I asked if the LISTED apartments were available and all i got was attitude. She denied that she had any of the requests even on the market and then blamed the site saying that she had no idea why they would post them. Very rude and this is towards someone that a prospective renter, i can’t even imagine how management would be if you actually lived there.
This apartment building is superb. They accommodate you in the best way possible. I love it
If you want to live in a roach/mice/ant infested apartment, this is the place. One top of that, I’ve had a leak for three weeks and nobody has came to fix it. Now my $300 rug is destroyed because of it.
This is the worst place I’ve ever lived and I haven’t even been here a year yet
Been trying to contact this company since the beginning of the year to rent something here nth, they dont answer emails or anything. I called here Wednesday and sat on the phone while it ranged out. This is really unprofessional
I scheduled a viewing, reconfirmed the showing two days prior over the phone yet the day of the showing Lindha was a no call and no show. I traveled an hour to make it on time and she did not bother to send someone to replace her, she ignored my calls and emails. I waited half an hour before leaving. This was a glimpse of management in my view. Highly unprofessional and they dropped the ball. I wouldn’t bother making the time to view this property.
This place is a joke!!! The only reason why I could see anyone renting an apartment here is if they were desperate. As soon as you walk in the building you are greeted with the smell of mice. On the apartment tour, one of the units had mouse traps in plain view!!! Didn't even bother to hide them! That told me all I needed to know about this place!
I really wanted to love this apartment because it's so spacious and the view is amazing, but unfortunately after being here just a short time I am really shocked, horrified, and disappointed to discover: 1) MICE in my apartment! I awoke one morning to find four in glue traps (three still alive) and a fifth mouse running around my livingroom! 2) BUGS EVERY DAY including SPIDERS, SILVERFISH and possibly TERMITES. (These conditions are getting worse in my apartment, even AFTER multiple exterminator visits. I believe the building must be infested.) 3) MOLD on the laundry room wall (the entire room is filthy but the mold is a health hazard!) 4) The foul smelling compactor room where your trash sits all night because the chute is nailed shut. 5) The absolutely dirty hallway carpets - I'm so embarrassed by these that I would never want to have guests see them. They look like they have never ever been cleaned. 7) The really gross and neglected lobby area - dirty couch, dirty everything and dark brown water in the vase with the fake flowers. 8) The dead mouse in the trap by the security desk. Maybe if Security sat there more often, they would see the dead mouse... ...literally this whole place is filthy and disgusting. I've ignored several disappointing things about this place that I won't mention here, but I absolutely *REFUSE* to live with mice and insects. I've kept up my end of the agreement as a clean tenant who pays rent super early, but unfortunately this place is a DUMP and it will take many more years than I'm willing to wait, for the conditions to improve.
Moved in back in January - loved the amount of space I had, plus the bus stops right outside the apartment. But in the seven months I've been here, I think they've changed management at least twice which makes it a little tough to get in contact with them. I have a balcony, which would be great if the door worked properly. I've contacted them about it several times since February and they keep saying they fix it, but they never do because I keep having the same problem when it rains - I get water on the floor. There's a doorman/security person promised, but I haven't seen him in months.
I've been here a few years, in a couple different units. From one of the cheapest to what may be the most expensive. New owners have bought about a new attitude to the property. They are quite obviously trying to invest in the buildings. It seems the parking situation may finally be fixed for the first time in years (it was never actually secured, but we paid for gated parking). There are some annoying things in the new lease. 1. No window a/cs without a fee. The building's AC can't keep my apartment below 80 degrees in the summer. But I have a 3 bedroom facing east, so I may be one of the few with this problem. I just notice due to my asthma, I suppose. 2. We are not allowed to have anything on our balcony, that you can see from the road. Which of course means so Christmas lights, let alone planters etc. This really bugged me. Luckily, we are high enough...but this is our last year to have lights on the balcony, sadly. The view is amazing. Update 2/13/18 They have a serious problem with giving notice when they want to enter an apartment. When they do give notice, they have been untruthful with their intentions. Such as saying they were looking for water leaks, when they were really just putting water-saving aerators (which I support btw). Or saying that it was for a city inspection, when it was really just the maintenance staff scrambling to address issues from the inspections last year, that the ignored. When they do give notice it is for the wrong day. When this happens I know it is not the maintenance staff's fault (they were just as upset when they took the letter from me), and I have ALWAYS let them in my home. Even when the owner wants to come in unannounced to inspect the work that was completed on the balcony, we let them in. They have already been in our apartment 5 times this year, 2 of the visits were not previously announced. They need to remedy this severe lack of communication between the office, the owners and the maintenance staff. Effective today, I will simply not allow them into my home unless I am legally required to. This is my home, and they seem to forget all sense of respect for that. I could also add how I have taken off from work to be available for them to make a repair, and they never came. But It just sounds like I am ranting now. 1. Parking is not guaranteed, they do NOT allow security to tow vehicles 2. The office is not responsive
I just moved in on September 1rst and I am so happy with my apartment! I was a little skeptical about getting a studio but the apartment is so spacious and the big windows bring in so much light, I honestly have no complaints. The rent is reasonable too and with all utilities included, you really can't beat that. The area is also very nice, very quiet and safe at night. I am so happy I moved here!
If you're looking for something to be repaired, forget it. I have lived here for over 6 years and still waiting for repairs that was promised back then. Management have changed at least 7 times since I've been here.
The apartments here are spacious and beautiful. I love coming home to relax in my quiet space. The new management is very responsive. I had a service issue, they had the maintenance staff in my unit within a day. Thank you!
Im happy to report that a new management has taken over a month ago and they are doing an amazing job! They are super responsive and really care about the residents. Also once I'm writing a review I should just say I love my apartment. The apartments in this building are huge and all the utilities are included, great value.

When we first walked into our apartment we were shocked by the amount of space we have. We have a bedroom that could comfortably fit a California king and a balcony made for a queen! We have 24/7 security which is a great feature too! Our hardwood floor is easy to clean and very enjoyable. We are very happy with the choice we made to live in our comfortable paradise!
