I was looking to move here but after reading these reviews and calling during normal business hours where no one answers the phone, I’ll pass. If anyone is going through maintenance issues or pest issues, those are grounds to terminate your lease without having to pay. Just FYI. I hope all of your issues are resolved. Apartment complexes really don’t care, but act fast when you’re not paying your rent. Unacceptable. God bless you all.

This apartment complex is terrible. I moved in March 10 and have been experiencing issues since day 1. On move-in day they had to replace the stove and AC because neither one was working after I waited a week to move in so that the apartment would be "move-in ready". The apartment was never move-in ready. The tub shower head and the tub spout both had to be replaced and the shower was unusable for this first week after move in. There was a separation between the walls and the floor. The refrigerator leaks water all day I consistently have to wipe up water. The balcony door does not lock, the floors is uneven one part of the floor will be lower if you take a couple steps you'll be higher. Everything was supposed to be ready on "move-in" I had to wait two weeks for the washer and dryer, then the washer would flood, consistently had to call maintenance and the maintenance almost blew up the whole apartment after pouring acid down the water drain , the maintenance are not equip nor have the necessary training to fix these issues. Now currently the garbage disposal has backed up and flooded the area where my washer and dryer is there is water and ground up food pieces everywhere on the floor, I have to lift up the washer and dryer just to ensure all water is cleaned up. The wall has water damage the water was coming out of the wall. This apartment complex cares only about getting someone to "move-in" and nothing about the comfortability of the residents. Water damage has caused the the floorboards to come up. My experience has been TERRIBLE since move in day on March 10th, 2023. If I could give less than one star I would!!!! Prior to move-in and signing the lease I asked if I could view the unit and I was given every answer but yes. I was not able to see the apartment until move-in day. I have contacted corporate multiple times to no avail.

This complex is terrible. They will break into your car like it’s nobody’s business. I had my car broken into twice. My mothers car was stolen and then they tried to steal the rental car too, but we’re suppose to have onsite security but they don’t come everyday they come when they feel like it. Meanwhile cars are being stolen and nothing is being done about it
My apartment had so many problems but they refuse to fix it in a timely manner and I just received my keys! They promise you so much and don’t do nothing about it I hate it here already I can’t wait till my lease is up!
On May 22 ,2022 we have been having problems with our Air condition my husband put a ticket online the next day and I call The Rental Office 5 days pass still not fix my husband called again on that Thursday on Friday May 27th he put another ticket in and call them now it is Sunday, May 29th still not fix temperature going to be 83° today and the rest of the week 79 - 92 degrees I have asthma and can’t deal with too much heat .Been living Here for 4 years been through 3 different owners hoping things will change things haven’t change always a problem with the maintenance service
I enjoy my neighbors, spacious apartment, and responsive Maintenence. However, I will not be renewing my 6 month lease because within the 4 months I’ve been here, my apartment has been exterminated for roaches and mice 3 times and I’m still having issues.
Property is aware of pest issues and will sell you dreams about pest control but it will not be resolved until this whole property is exterminated

Before I signed my lease I asked a few questions and question number one was concerning mice! I haven’t been in my unit long enough to create a situation for a potential mice problem and in 2-3 rooms in my unit I find mice holes. I even discovered a mice trap the maintenance team put behind my stove and boom I find/smelled a dead mice. This is not cool at all!

The parking around here sucks. There are no other options but the visitor parking spaces, which the residents hoard so they can have parking for themselves and others. My family can not visit me from out of town due to parking. My visitors have had to park on Suit Road or off Suitland road and then take a lift/uber to my house. I have even paid the overnight worker at the gas station to park my parents car there overnight, cauwse there was no other options. Other complex's normally have street parking or visitor passes as another option but not Admiral- they could care less about the parking situation. Adding more visitor spaces did not eliminate this issue.

I have been here for a month now. Some unnecessary issues in my unit, maintenance team takes forever to fix the issue, the parking sucks around here, and due to miscommunication on behalf of the leasing office one of my vehicles ended up getting towed. For the amount of rent I’m paying the unit should be renovated. I’ve seen better but this is fair.

I called in inquiring about a 2 bedroom and i had the pleasure of speaking with Ms. Qwantina and she was very very helpful! She kept me updated on the process and whats being done. She also provided me with many different options according to me liking. She is very sweet! When you call ask for her!! She go above and beyond to reassure your satisfied.
I called to inquire about a 2 bedroom for my sister and niece and spoke wit a leasing consultant Qwantina, she was very friendly and professional. The rent office suck the management team is the worst. Loud noise unfriendly neighbors very disrespectful neighbors. Children up all night running and jumping up and down in the apartment. Management won’t do anything about it. Young teenager smoking and gambling in the building no security. Half of the Maintence crews don’t know what they are doing. Used to be good apartment under the old management but the new management is terrible. Trust in believe don’t waist your money. The money you going to pay here you can find better. The only thing that is good about these apartment is Suitland park way and 495 that’s it.
when I moved they told me I didn't need a parking pass, 6 months into my lease they change the parking rules and won't give me a parking pass because I can't have my registration transferred over to MD for work reasons. I'm in the middle of terminating my lease early and they are charging me 2 months rent to do so because of a rule they changed in the middle of my lease

Our parking rules have remained unchanged since 2017, stating you must be a lease holder and your vehicle must be registered to Maryland in order to obtain a pass. I am very upset and unpleased with this complex. Somebody entered my unit without contacting me asking for permission. Upon entry I noticed that someone had been in my bathroom as well as my bedroom. In my bedroom the access panel was removed and not replaced. So I'm guessing they was checking the pipes linked to the shower because my shower curtain was drawn back. I called the rental office and no one was able to tell me why I wasn't notified about someone entering my unit and also why was they there from the beginning. The lady asked if I submitted a work request, no I did not submit a work request. She doesn't know why someone entered my unit. Regardless if I did submit a work request someone still should have reach out to me asking if it was okay to enter my unit. This is very upsetting and I do not like my privacy violated. I have called the office several times to get an update to no avail. If I get my locks changed and don't provide the leasing office with a key then I'm in the wrong and will be fined. Which is not fair. I will not be referring no one to this property. Unannounced entry is a BIG NO NO!

Please do not waste your time renting here. Everyone is unprofessional. I have been here just a little over a month and maintenance coupled with the rental office is a nightmare. They both blame each other. Rental office says they can't force maintenance to work. Maintenance says it is only two of them and they are not given tickets. I asked for things to be fixed from the first day I moved in (kitchen sink leaking, refrigerator leaking, safety bars on balcony, closet doors broken, washer machine broken). As of today, 12/06/17, everything (some things have) has not been fixed. I have reached out to the rental office (now they screen my calls and do not answer), maintenance, corporate and no one has apologized. The one lady in corporate calls the rental office and has never picked up phone to call me about the issue or to see if things got better but she makes sure to forward my emails I sent to HER to the property manager. The one time she did respond, she said I can either leave (without penalty but would continue paying until I turned in my keys) or take a credit that I do not feel amounts to the crap they have pushed off for the past month. Being a fulltime mom, student and employee, I do not have the time or money to look for another residence while continuing to pay this shotty one. I guess you get what you pay for and I have learned my lesson after only a month. I cannot wait until next November. I will never rent another apartment under the Ross Company umbrella again and I will never refer anyone to live here unless I do not like them. And I honestly do not like dislike anyone that much to refer them here either.
A very convenient location. Repairs small maintenance request within 24 hours. However, a major maintenance repair very slow at responding. I've had a t-shaped crack in my master bedroom ceiling for 3 months already. Maintenance came patched the ceiling twice but didnt fix the roofing problem. Because they didnt repair the roof, ceiling has the t-shape crack again. Roof leaks when there's a heavy rain. Told rental office the roof needed to be repaired, they said would have a contractor come out to look at it but nothing still has been done.
Just moved in a couple months ago and it's been problem after problem. From the apartment not really being ready when I moved in, to maintenance taking a week to fix requests. Had to call emergency maintenance & NO ONE RESPONDED. The walls are EXTREMELY THIN. You can hear your neighbors conversations, when someone takes a shower, etc. When you call the leasing office, they hardly ever answer the phone. This place is a disaster. Stay far far away from it
We've been living here for almost 8 months & can't wait to move. It has the worst maintenance service I've ever experienced (even after new Management took over). When we moved in there were serious maintenance issues that needed to get resolve immediately (oven door didn't shut properly, bathroom fixtures needed to be replace & the floors are uneven). It wasn't until we sent certified letters & threatened to sue that we even got a response, a month after we moved in. Don't be fooled by the efficient sounding "place your service request online" (that's how we were suckered in). "Immediate service" can take months. I'm SO TIRED OF THREATENING these people! But it truly is the only way these people understand that you want something repaired. A simple maintenance request can take weeks of emails/ phone calls & complaints. I'm begging you, please save yourself the headache and just find another apartment.

I have been living around here since 2010 and I have seen the good the bad and the ugly. But Melissa and her staff have been the best since taking over the property. They are very courteous professional and most of all get the the job done. I appreciate that. Not moving any time soon!
I've lived here 3years. It isn't perfect, but I have more positive memories than negative so I recommend living here. I live in a 1-bedroom. Here's the good/bad as I see it: -QUIET=9 out of 10. my building is pretty quiet. The neighborhood as a whole is too. There are nights when someone is having a loud conversation in the parking lot but that isn't the norm. -SAFETY=8 out of 10. There are armed security guards on the property most of the time. I don't know how much crime is going on, but I would be comfortable walking around if they weren't here. (I'm a single woman. mid30s) -CLEANLINESS=7 out of 10. The walkways are clean. The pet owners keep their pets on the grass. A cleaning crew attends to the common areas in the buildings every morning. However, the dumpsters are often overflowing and the residents don't respect the recycling bin. -MAINTENANCE=7 out of 10. They are nice but they don't respond as quickly as I would like. We can submit maintenance requests online which is convenient...and they will eventually come and fix the issue...but in my experience it's never quick. I've learned to be patient. -MANAGEMENT=7 out of 10. They are nice but they are either understaffed or not terribly organized. Sometimes I receive letters from management asking for things that had been resolved months before. I've learned to keep a paper trail. And I pay my rent online so that I don't have to go into the office. -APARTMENT=7 out of 10. I see spiders every now and then but no rodents or roaches. The bathroom could be better (whatever they painted/sprayed the tub with is peeling). The carpet needs to be replaced, in my opinion, but I think they only do that for new tenants. The heat/AC work well. Cell phone/cable/internet service in the building work fine. (I have Sprint and Comcast). The washer/dryer are adequate though they take up a lot of room in the kitchen. (I hook them up to my sink) Overall, I make this apartment work for me. -PARKING=8 out of 10. I'm normally home in the evening so I have no trouble parking in front of my building. However, if I come home late there's a chance I'll have to park far away and walk. No parking permits/visitor passes required at this time. In summary, there are some things that can be improved...and maybe I've just learned to work around those things so that I can have a stress-free experience...but I would recommend giving this community a chance.

The apartments are very rough, maintenance takes a number of days to come and the rental office staff are very rude
Very beautiful neighborhood and very convenient to bus stations and shipping stores.
The rent is decent, does NOT include any utilities! The space is nice as well. There are a lot of plumbing issues. Maintenance try's their hardest to keep up with their responsibilities, but since there are so many apartments they are unable to keep up with the work load, so you are left with unsolved problems very often. The parking is also horrible, they have started working on the parking lot, but have not finished. Small Playground for children. Pets are allowed which is a plus.
I'll be moving soon. Bad roaches here and also really bad parking .
The apartment size is ok, but from what I am paying a month for a 1 bedroom. I could use a lot more space and better service from the Rental Office.
The Apartment complex was nice and neat. Just to far from my current job. Loved it!
