POOL IS ONLY OPEN 1-2 days a week and it’s NEVER CLEAN!!!!! you literally have to pay for everything and you can’t opt out ITS ANNOYING
We are absolutely happy with our family's move to this complex! The staff has made us feel right at home since we first met. The amenities are perfect for our two kids, and the neighborhood seems quiet so far. We highly recommend it.

Okay. Every apartment has Pros and Cons. So I wanted to share. As follows: Cons: No visitor parking spots Annoying train Wish they had a park for kids Unfortunately, roaches are an issue at this complex big time, no matter how clean you are, even after extermination still roaches come out in all sizes and pregnant ones as well. It’s on-going. Distance to the dumpsters is far. Horribly cemented speed bumps,the worst. Parking spaces are entirely too small no matter what size car you have, if your car isn’t a 2-door, your neighbor’s car will always have trouble getting in & out and vice versa. Pros: large covered porches Washer and dryer inside It’s quiet Nice, friendly office staff but always re-assure with them the things they tell you. Nice maintenance men All the places I shop at are SO CLOSE in radius Not a flood zone area

one of the worst apartment complexes you can imagine. Gun shots, every night (my neighbor's apartment was shot through), cops are there every night. Open sewage pipes, the laundry rooms are awful and most of the washers have grey water sitting in them. The sidewalks flood everywhere they do not terminate but charge you every month for a termination fee. The dumpsters are always overflowing and there is a terrible raccoon problem due to this. Anybody can get into the complex, one man was living out of his van in the parking lot for the whole year I lived there. MULTIPILE items were stolen off of my front porch. Look for better options they are out there.

Hello, Alison. Although we appreciate most feedback, we are very disappointed about yours. These claims are outrageous. There are no gunshots every night and you left your apartment extremely filthy when you moved out. Admittedly, the dumpsters can get full over the weekend if Republic Waste does not come by to pick up on Saturdays and we are working on solutions for this issue. Your boyfriend should know as well, since he worked to maintain the grounds here. We understand your frustrations with collections but you have to understand we have policies in place that everyone has to follow and cannot make exceptions. We wish you the best at your next place and hope you have a good day.
First, it's a good place to live. There are some things I'd like to see improved, but you get what you pay for I guess. The management may get overwhelmed with work orders; It seems they are always playing catch-up, but they do the work to keep the place running even if you have to be a little patient. My main concern when looking for a place was all the "infestation" reviews on all the more affordable apartments. Turns out, it isn't as bad as all that. But people are more likely to leave a review after a bad experience than after an uneventful experience. Yes, there are roaches in Houston, but they do put down pesticides here. I might find one dead roach every week or two. It's on you to not be a slob. Just clean up after yourself and it's not that bad. Same for fruit flies. Don't leave banana peels in the trashcan attracting flies. Put them in a ziplock or take the trash out right away. Do some extra pest control yourself with roach motels and fruit fly traps. Maybe put bedbug lures down and check them periodically for peace of mind. You're the one living in the space. You're an adult. At least try to take some responsibility and do what you can to take care of it. I don't like the fitness center being closed in the evenings. Shouldn't be hard to expand the card reader system to include the fitness center. One thing I'd mention to help inform prospective tenants: There is no guest parking; you have to reserve a spot. Having people over spontaneously or after office hours can be problematic. And speaking of problematic, the gate entry/exit scheme here needs some rethinking. That's all I'll say about that. Overall, no major issues. Helpful staff and a mellow community. It's a good first home for me.

I just recently moved here. The moment I met Audrey she reminded me of someone I really was close with from my past. My sons and I immediately felt welcomed. She was very sweet, laid back and honestly, she was just a really cool person…you wouldn’t think she was the manager because of how nice and funny she is. Audrey treated me as if I was a family member of hers lol. Cassandra also is very nice, kind and patient towards the tenants. I’m a very observative person and the few times I’ve met these two women I felt a peace along with caring customer service throughout my whole move-in process. And every tenant wants that feeling and they definitely gave it to me. I’m looking forward to see how the rest of my “living here” experience will be.

Model Room looks nothing like apartment I was given. It was unfinished and needed some repairs. Parking is horrible, plan to walk a good distance. They advertise for security, 2 broken windows, and they do nothing about it. Sink over-flooded after moving in, water stains from roof leaks noticeable. Do not rent here.

We have been here for almost 2 year and have had only few minor things to be fixed the management is so helpful and friendly and maintenance staff is fast to respond to any work orders and neighbors are friendly as well
From the beginning, I had to contact my employer to verify my employment and contact my former apt complex to verify my rental history because the office staff didn't call. The apartment was flithy and smelled like a sweaty locker room, and they painted over EVERYTHING. The maintance personnel comes to fix things in a timely matter. The only problem is that they don't actually fix them. They patch things up and leave. The neighbors are extremely loud and they throw trash over their balcony, most of it landing on my patio. There's no vistor parking, which is fine with me because the hundreds of roaches in my apartment would be there to greet my guests. How embarrassing! I grew up in the projects and this place reminds me of home.
Rent was reasonable, apt was big in size, never had any parking problems, parking was allotted, neighbors were fine, maintenance people were used to respond quickly but these apartments were full of roaches. We lived there for 18 months and that was the worst living experience we ever had because of roaches. They were used to fall from the ceiling into our dining table and food. They were even in our bed rooms and beds. They were used to crawl in my new born baby's crib and on him. They were in our cloths hanged in our closet. Kitchen, bathroom everywhere and they were too many. Don't live there just because of cheap rent.
Roaches, really bad roaches. Have to pay for parking, and no visitor parking. Gates are always open, the security guy is lazy all he does is park and stay there instead of driving around. Every time i go outside, i have to worry on wether or not my car will be on bricks or my window broken. You car will be broken into and the apartment complex Will NOT do anything. Waiting on my lease to be up so i can move.
Don't let these people fool you with their model!!! I read this same statement elsewhere online by someone else and did not take heed. Worst regret ever! ROACH INFESTATION...Let me tell you my experience. My roommate and i were going to rent here. They waited and waited to approve our lease despite having decent credit and stable jobs. They required a $300 security deposit but didn't approve the lease until the day we were supposed to move in. This was 2 days before my other lease at another complex expired. I asked to see the apartment and was given a key. Upon walking in a roach greeted me at the door and I noticed the floors were extremely filthy. The carpet in the bedrooms looked like they belonged in a crack house(mold and high traffic marks everywhere). As I was leaving the apartment I looked down and saw a roach on my stomach! I immediately called my roommate to come down to cancel the lease. They refused to return our security deposit and even threatened suing me if I ever posted my review online. YOU HAVE BEEN WARNED!
Its a nice well located complex with pool fitness/laundry on site the staff are friendly and helpful. Only issue we have had has been people parking in our 2nd spot which is a fair distance away . What was awesome only a day or 2 to move in and neighbors are friendly and rent is reasonable
The location of my apartment is perfect for moving around the city, considering it's located near both North Loop Freeway and Northwest Freeway. The size of my apartment is great for the price and is equipt with a washer and dryer. There's also pool and a fitness center. Adobe Spring's staff supplies surveillance and security throughout the community. This is the perfect place for college studies and new Houstonians.
