Property Ratings at Adona Apartments
The management is horrible some people are living out here for free and they take forreal to fix stuff in your apartment there is always something going on out here every other week just don’t move to Adona it’s not worth it
No matter how clean you live, you will have gnats and roaches all the time. My kitchen and bathroom was flooded from the apartment above and nothing was done about it. My car, and others, were stolen from out front in a span of two days. There were no working lights in the hallways until recently, when lived here for a year. Rent checks are sometimes not deposited until the end of the month when rent is due on the first.
Its a great location and I like the newly renovated units they have. It feel like home. I stay here with my son and he like it out here he made some friends as well.
Water is not included which is a lie. Mail box key never worked all mail boxes are open. Mold, bugs,etc they never came to spray. Stove caught fire never been replaced to this day which fire happen back in November. Now floor fell in month's after its been reported. Moving my family out.
The apartments are very spacious, new carpet, water included. BUT there are shootings there every other week. My neighbor across the hall had bullets in her walls, missed my apartment by a few feet. Gym is only opened during business hours, pools are either closed or not well maintained (saw toilet paper floating in one, and green stuff on walls of the other one). play grounds and laundries are never cleaned or maintained. Most repairs were done within a week but when my heater broke completely they replaced it the next day. so if you are single and know how to protect yourself the place is perfect.
There's no swimming pools no laundry or gym and there's shootings here at least once a month. Most of the parking lots are so dark its really not safe to go to your car late at night. They haven't had laundry here in over a year and that is terrible we have to go to the laundry mat every week. The garbage is also terrible as the owners use them for cleaning out emptied apartments and they are usually so over filled it hard to get a single bag in it and most of the people who live here just leave it everywhere making the whole building look like crap. Other than that great place to live.
My air went out in April this is June it's not repaired yet Do management care Do the owners care They don't want to live like this
Don’t ever move into these apartments they don’t care about nothing at all rent is to high for the apartments to be looking like nothing rat infested heat off in alot of until police stay in and out the neighborhood for complaints rats infested when they tell you they coming to fix something in your apartment it be months later they never answer the phone,,,,THEY JUST DON’T CARE THEY NEED TO SHUT THESE APARTMENTS DOWN ASAP
This is the worst apartment complex in Birmingham, they never answer the phone, they don’t care about your needs, and there are rats running around outside cause they don’t pick up their trash
there's basically no maintenance office, my ceiling to my bedroom fell completely out and was replaced with mold and water bugs/roaches/ insulation, my water bill was included in my rent yet they have neglected to pay the bill so I had no water for a full week!, my so called"renovated" apartment looked thrown together with cheap roll out wooden flooring from home Depot, they even tried to charge me over $1000 saying I never paid my security deposit after living there for 3 months!! turns out they never put it in the system. the company "CONTOUR" has a bad reputation with other management companies from other properties too!! they are the literal worst. to top it off, even my light fixtures on the ceiling of my laundry room and my bathroom leaked and fell in. trust me, just don't do it to yourself
Would you like me to make a list? Well to start, this is my neighboring apartment, which is apparently vacant. This weekend a friend and I were outside when we heard a loud crash and saw the blinds of the “vacant” apartment moving and what looked like feathers or something flying up in the window. Of course we immediately called the police. When the police arrived and opened the door to said apartment they then informed us that the ceiling had fallen, as they showed us the inside of the apartment. This picture is the view we saw. There was black mold ALL OVER the walls. The smell was unbearable. And the ceiling literally rotted out. Under the fallen Celine gate was piles of clothes like someone had left abandoned there. A few other things to. I have lived here for two years and have never seen anyone tend to this apartment. My wall that connects to that apartment has began bowing out. I’m assuming there is mold all behind there. But the owners have yet to do anything about any of this… To continue, when I presented this information I was greeted with poor service, and an argumentative staff. Agent: “Sir can you wait like 30 minutes? I just got here” The sign clearly says that the building is open for service so why didn’t I receive service… TBC… no one as far as I’m concerned has come out to even address the issue. Oh and I forgot to mention, my wall is bowing due to the black mold growing on the other side. I also have an outrageous gnat problem because of the neighboring mold. Long story short.. you don’t wanna live somewhere where they make upgrades such as repaving a perfectly drive-able parking lot before taking care of basic maintenance issues that can be especially harmful to ones health.
Do not apply for these apartments very nasty gnats no water leaking everywhere mold trashy
The garbage disposal is broken which is causing the dishwasher to fill up with water and run out all over the floor!!!! It does not drain so the water just sits in it from water going down the drain using the sink and it stinks!!! The RATS omg they are horrible here i have went to them every week for the last month or more. they get in my food therefore i have had to throw food away in my pantry!!! i have bought stuff to try and get rid of them myself because pest control has said they were coming for 4 straight weeks and have not been this way!! I've had to take everything out my pantry and seal it off due to the smell of the RATS!!! Management and maintenance are terrible!!!!
No running water for over a week. The entire complex is without water. Call the office and they promise every time that it will be fixed that night.
Roach infested, trash everywhere, maintenance NEVER do their job! Never lived anywhere where pest control isn’t included. This apartment complex is TRASH and we can’t wait to move!

Roaches , RATS, no maintenance orders are ever completed, they don’t care , half the complex is always without water, they get upset when you ask them to do their jobs... property manager is a JOKE , as well as her employees . They will lie on their tenants . Nothing is professional. Save your coins!!!!!!
If you’re okay with rodent, roach, and gnat infestation; constant water outages; no breezeway or building lights; trash every where; and harassment about paying rent when nothing is functional, then this may be the place for you. Stay away! Your mental health is more important!
Ok, The "employees" , I use that term loosely, will tell you anything just so you can get out their face! They have the gall to want rent on time but will ignore ever request & concern the tenants have. PLEASE, DO NOT MOVE HERE. THEY DO NOT CARE ABOUT TENANTS, JUST MONEY.
I think you all for saving me and my family from moving here. I saw the reviews and even reach out to some of you. You really did save us from going through so much and saved us from spending money on something that looks great on the outside but a nightmare in reality.
Do not move here. Move in with your worst enemy before you step foot into one of these apartments. The staff is very rude and NOBODY answers the phone. If you call you will get nowhere but if you walk to the office you will see people sitting in front of phones ringing. When you put in a work order you HAVE to walk to the office because they will not answer your calls and the person you talk to will "relay the message" to maintenance. The A/C has been broken for 4 months and I have gone to the office every day for a week and it is still 90° F in my apartment. There is always a shooting happening here and rent is too high.
Our hot water has been out for almost a week now and the responses from the office have been unacceptable. They have lied to us about what is happening and no one has come out to repair the water heater. They expect their rent on time but constantly fail to meet the necessary needs of their tenants. The unprofessionalism of the office staff is even more frustrating. They do not empathize with us and pretty much blame us for the issue. This is the third time the hot water has been out this year but this is the longest it has remained off. There are locks on the water meter which leads me to believe the bill has not been paid. I asked the office staff and they confirmed this was the case. I definitely do not recommend these apartments. I will be leaving as soon as I can find somewhere else to live.
This is the worst pace I’ve ever lived! The front office representatives are rude and argumentative.The apartments are littered with trash and debris! My apartment is infested with mice and I’ve reported it 8x with no fix! My neighbors all have the same issue and have all reported the infestation. The maintenance office puts bandaids on repairs instead of truly fixing issues. There have been shooting and robberies here! Rent is way too expensive to live in these conditions. Will be moving ASAP!
Maintenance never comes, leasing agents do not follow up, management does nothing for you they actually hide in the back office!
The worst important I’ve ever lived at. Rats RATS RATS are everywhere. Maintenance does not come out and fix anything. My hot water keeps going out every week. The only thing they do is patch on it. There is mold in bathroom. The whole summer I was on and off with out a/c. But if the rent is not paid on the first you have a note on your door by the second. The leasing agents are rude and unwelcoming. They don’t try to help fix the problem. Management is terrible. The whole complex need to be shut down. This is worst then living in the projects. And don’t get me started about the shootings that’s been happening lately. PARK AT CALLINGTON NEEDS TO BE SHUT DOWN!
