Property Ratings at Advenir at Castle Hill
The property is really nice, so is the pool. The layout of the apartments is functional and convenient. However, the aging cheap plumbing fixtures and appliances rarely work properly. My AC has gone out 5 times in 5 months. I keep asking them to fix it but they only are able to bandaid the issue. The worst thing about this place is the trash service. It sounded like a wonderful idea. Place trash outside at night, and someone comes and gets it for you. However it’s a terrible practice because many residents leave their trash out all day. I have 2 neighbors with adult diapers overflowing all day long right outside my door. It’s lovely coming home.

These are nice apartments. However, cable TV is not available in the complex. You can get internet, but no cable. The front office said that if enough people complained they would get a contract with Spectrum for cable, but I guess that hasn't happened. Do you want to live without cable tv? If so, move here!
If you plan to move here just prepared to be lead around in circles, never having a working fence, never having the smart app to get around property working, and if you have clear lease violating neighbors expect to deal with it throughout your entire lease. I’ve asked to speak to people above the property manager and have never been followed up with. This place does not care about their residents well being in the slightest but rather how deep our pockets can go.
While rarely writing reviews this felt necessary as a dissatisfied tenant. While the staff at Advenir has been great throughout my time here, my experience has not been an enjoyable one. From not having the security gates maintained and being broken for months on end, not having enough dumpsters for recycling to the point they overflow, paper thin walls, being unable to opt out of a trash service that I don’t use for $25 a month, endless emails, an absolutely ridiculous increase in rent ($300+ per month for most) that has caused residents to have to move with not many options available locally, and multiple “inspections” over the course of 11 months for varying reasons. For what is offered here and the headaches it’s brought, you’d be better served renting a house for the same price.
I’ve lived here for awhile now. The outward appearance is nice, but cheaply constructed. There are a lot of animals cats, dogs, birds etc. Not well maintained. The property isn’t very clean, I’m not sure how often employees walk around to check things. Flower beds have weeds and grass growing in them, I’ve watched one particular weed for the last 6 months, not pulled yet. Hallways often smell from trash. You can hear your neighbors through walls and ceilings. Not fun hearing a headboard banging on the wall at night. The community is gated but they don’t work. It’s been nearly a year since they have. Path gates also have locks, but many are broken. We’ve been told many stories on how all of it will be fixed, just never happens. The office staff often will say they don’t have permission to do anything. They always seem to have to ask the next person up the line. For example, I told the property manager about an apple in the stairwell. Two weeks later it’s still there plus more trash. At least the dirty diaper is gone. So, usually you don’t get a resolution. Usually only one person works on the weekend, and neither manager work the weekends. When my lease is up I won’t extend it. I’m not going to pay a premium price for poor quality and upkeep.
Agree with bad reviews. Nice from the outside but loud, many hidden monthly fees, bad smells coming through the vents from other apartments. Would not lease again.
The management here is absolutely awful since they switched in June 2018. They could not care less about their residents and they will nickel and dime you on everything. They have been charging us "one time" monthly fees to submit online rent payments every month, and instead of reimbursing that or giving us a credit, they say that it's that website's default and there is nothing they can do about it except change to a new system. I think they can easily credit us the fee monthly in our rent amount. They expect us to follow the contract and abide by the rules, but they do not do the same for us. The "gated community" tagline is a LIE. The front and side gates have not worked for more than 2 consecutive days this whole year, but don't worry....they are "working on switching services." (that seems to be their go-to reply). Don't be fooled by the nice exterior. Walls are also paper thin. Awful apartment living. Would never recommend this management to anyone.
The floors and ceilings are cheaply constructed; they definitely cut corners to save money. Would not recommend! Can’t get any peace in this place because you hear everything your neighbors do!!
The apartment complex is very new and "shiny" but it is cheaply made, so every noise is heightened (ie footsteps from above, and any other noise from above and below). Would recommend picking top floor apartment. They advertise being a gated community but the gates are always open (during and after leasing office hours). If you ask them why, the leasing office staff will say that "someone just hit it not too long ago," that it "just happened" and they are "working on fixing it." Well I have used my key fob to open the gate ONE time since moving in. Every other time, it has been open. Office staff is nice overall but understaffed and difficult to get ahold of especially on the weekends. Overall, it is a nice community but the walls are too thin for my taste. I am used to loud city noises, and these floors are even thinner than my old apartment. Also, maintenance is not as responsive as I would expect. They wait days and days to come fix an issue if it is "non-urgent." Also, management just changed after only 1 year. Not sure how that is going to affect the community.
My husband and I have lived here for about a week now and we can't say enough about it! They made moving in so easy! Everyone is so personal and friendly and the whole community feels like a family. We felt at home right away and all the amenities are incredible! I was able to cancel my gym membership just because the gym here is great! The pool is incredible! You feel like you're at a resort. It's surprisingly quiet too! We chose the 3rd floor for our apartment and the view is great! You can't hear any neibors so it's super private! I would recommend it to anyone!

Great place to live, very friendly right down to the service personnel, even trash picked up at your door, not to mention a dog park, beautiful pool, 24 hour gym, party by complex about every 6-8 weeks, luau was Friday. Great environment for kids I got custody of my two girls feel very safe!!! Most staff lives on property so it very taken car of!! If you don't look ?? into this complex you r LOSING OUT. It would be your first and last stop. I promise... Edward
