The gates haven’t worked since moving in. Had to pay $50 per gate glob but wasted money as gates don’t work. To access mail, you have to put hand through hole in wall because door/lock broken. Fob doesn’t work. Homeless guy hangs out need dumpster by green belt. Loud music and partying all night on weekends in parking lot. Was assured that security patrols the property but it doesn’t stop the noise. All these issues have been brought to the the attention of the front office , but nothing changes. Numerous times was told problems were being addressed but again nothing changes.

I've advised the office for almost months that their resident that lives above me allows their dog to poop on their patio and they clean their patio and allows whatever they are using to run over the patio onto my patio...pee, poop and all (THIS IS A HEALTH HAZARD). I get home today and dog poop on the ground and the pee and poop from their patio is on mine. This is nasty and unhealthy but they DO NOT care. Then I called and they have an attitude like I shouldn't call but I have a patio I can't sit on because it stank. This is not the place to move...brown dog poop and pee is leaking from their balcony onto mine and the paint that they just started has been ruin. They DO NOT CARE BC THEY DO NOT HAVE TO LIVE HERE. I ask for a manager to call me twice, no call.
THE WORST PLACE I’VE EVER LIVED. This place is nasty and dirty. You can’t park anywhere. I have to park across the complex. Times, it takes me roughly 4 mins to walk to my car. The towing is terrible. One tow driver sped out of the complex after getting a car and almost hit someone and swerved around another car who was in front also leaving the complex. You can’t park right in front of your building for 5 MINS to take heavy stuff up but expect you to park across the complex and carry everything or you will get towed. I was out of my car for literally 5 mins came down and it was gone and couldn’t go back to work! On top of that they try to make you pay for covered parking. You can’t even park BACKWARDS in a parking spot or you get towed!!! Plus, the company is all the was in SOUTH DALLAS. Complex gives no info on the towing company on the site. You have to go during business hours to get that into. Hope you won’t get towed on a Friday or Saturday. The mail boxes get broken into ALL THE TIME. Our was hit twice out of the maybe 6-7 times we have lived here under both managements. It took over a month for them to fix it and we had to go to the post office on Saturdays to get mail or any packages as I work. They have huge containers for the renovations all over the complex taking up MORE valuable parking! We had a ROACH INFESTATION. The vallet service doesn’t come when they’re suppose to or they leave trash on the curb. The dumpsters are ALWAYS overflowing trash all over the ground in all dumpsters. There’s trash flung on top on the storage containers. The hallways are disgusting. Our apartment was nasty when we moved in. Dried pain on the floor. Cabinets were discolored. People shoot fireworks off on the apartment YEAR ROUND. There’s a hole above where you walk up the stairs and has been there for over a month. Looks like there’s mold up there. Office staff is combative and doesn’t let you speak to the manager. They tried to screw us over and charge up way more rent which was a violation with our contract and finally got it reversed when we physically showed them. When we were getting our lease agreement, they had to send it to us 4 times for it to finally be correct. No professionalism. The last management was terrible and the new apartment management is no different! LIVE SOMEWHERE ELSE!!!
The apartment was given to us in the worst condition. A blind was missing, both sinks were broken, the water heater was broken, the cabinets hadn't been painted, the counters were so dirty, there was a gnat and roach infestation. 8 months later, still have roach infestation. The mailroom has been broken in to 3 times. The gates are always broken so we've had encounters with homeless people twice. The parking situation is horrible and you are essentially forced to pay for parking or walk a mile to a spot. Towing is enforced. The fire alarms are always broken. The trash piles up at the dumpster. Just don't do it.
If i could give this place 0 stars I really would. I’ve had issues with this apartment since BEFORE stepping foot inside my actual unit. The walls are THIN. The renovations look cheap and thrown together. Parking here is ABSOLUTELY RIDICULOUS. Now they’re implementing this new parking policy that’s supposedly gonna “help” with parking when in actuality, it hasn’t done a thing at all but made things worse. As a resident who has 2 ppl on the least, although it’s 2 of us, simply bc we have a one bedroom, we were only allotted ONE parking permit. My car, a resident, was towed for parking in OPEN PARKING. Might I also add there is 3 different types of spots. Some labeled “Reserved” others labeled “r2park.com” and the rest open. So who are the open spots for? Who are the reserved spots for? There has been no differentiating factors communicated to the residents. BUT OF COURSE, the moment I’m contacting them asking for their corporates number, THE NEXT DAY they attempt to send out communications that might I add included “visitor parking isn’t to be occupied by residents even with a parking permit”. Parking is SO BAD, we have no choice. The front staff INCLUDING the property manager are absolutely incompetent and lack overall customer service. I don’t pay as much as I do to deal with those type of people. They DONT answer the phones and although they’ll mention giving you a callback, don’t expect that until a month or 2 down the line. Needless to say, I will absolutely NOT be renewing a lease here. And I do plan on taking further legal action. SAVE YOURSELF THE HASSLE AND DONT MOVE HERE !!
I don't even know where to start with my LAUNDRY list of things that this apartment complex does wrong. I'll start with the most recent as i'm still VERY annoyed at it all. (BTW, lived here for over a year with zero hiccups in regards to rent, just resigned unfortunately) 1. Don't be late on rent EVER - so my partner is out of the country during the bill cycle and so I handled them. Long story short, bank withheld a check on accident and so we were looking to pay a day late, and yes we were okay with the late fee as we expected that. The office manager delivered a notice to vacate ONE DAY LATE ON RENT. Not even a full day. and oh, you want to pay normally online for the late rent? NOPE, now you have to get it all out in cash and go to some kiosk in a walmart to pay... like banks let you withdraw more than $1,000 daily... side note, according to TAA lease laws, apartments can even take your stuff from the apartment even when you aren't there as a lien on the rent. Luckily I was house-sitting, otherwise they would have walked right in ON THE FOURTH of the month to take my stuff for a barely late rent payment that we've never had issues with before. 2. Parking is practically non-existent. The non-covered parking will always be taken. Also, they just added permits and "guest" parking, further restricting the parking situation. 3. Pest control is terrible, use your imagination or look at other reviews for a nice descriptor. sigh, I can only rant for so long. please, go somewhere else. Wish I could pick a no-star rating.
I moved in my apartment on April 13, 2019, the apartment unit was so dirty, smell like dog pee odor and full of roaches, ants and bugs, multiple broken items all around and cabinets are yellow and smell like curry, I sent the apartment office my complaints on the next day of my move in, I was told that the maintenance will come buy first thing on Monday and fix EVERYTHING, no one shows up. I emailed the leasing office Monday afternoon expressing my issues AGAIN and requesting them to fix my issues, the apartment senior manager called me next day and finally went to walk the apartment. They opened alot of maintenance order which some of them where partially done or not done till that day. I called the office again complaining about the pet pee odor and that I still experiencing the odor after they shampoo the carpet and I explained that the odor is rested in the wood floor and I even emailed this and I requested a solution! The apartment Manager walked the apartment on Friday April 29,2019 and promised me that on Friday May 3,2019 , they will have the vendor over to change the whole wood floor in the apartment and requested that we have to pack AGAIN and move everything out of the unit !!! Which I accepted this option and I asked for Thursday and Friday off from my job to go through this packing and moving again. On Monday and Tuesday I tried to call the office to confirm that we are still scheduled for the wood flooring change. The Assistant Manager was so rude she hanged up on me and when I called again she told me that " the corporate refused to change the wood floor because it will cost alot. And that I have no options except 1- stay in this dirty , full of roaches. 2- move to another unit and the company will not honor my rent rate and I will pay 300 more than my current rate.3- break my lease without penalty but They will not reimburse me anything expect my deposit! . So basically I am screwed either option!!! The Assistant Manager was so rude. Her and her manager lied to me saying that they will change the floor and them come and say no. I asked them if I move out are you gonna rent the unit out the way it is she said YES! This company care nothing about people!! All what they want is money and that is it. I even was promised that the regional manager will call me , which she did but for 3 seconds then she asked if she can call me back at 8:30 pm which she didn't! Lies lies lies
Parking is absolutely ridiculous. I lived here for a little over 1 year. Upon moving in they tell you there is plenty of open parking. There is not. Go ahead and include an additional $40/month for a covered parking space otherwise you will struggle to find somewhere close to your own apartment, especially during the average "after work hours". Even if you get a parking space, that does not correct the issue for when you have visitors who will also struggle to find a place. This issue could easily be resolved by not having more than 50% of parking spaces covered, and simply have true open parking. But then they wouldn't be able to get even more money out of you. It's absurd. My other issue was upon moving out I did not receive my security deposit. I made sure the apartment was in excellent condition, but I was still charged for things that ANY apartment complex would need to complete when a tenet moves out and a new one moves in. Such as carpet cleaning. Security deposits are for any damage beyond what could be reasonably expected. Instead they took almost half of my deposit for resurfacing counter tops. When I assured them there was nothing wrong with the counter tops when I left the apartment, the employee told me it was for "normal wear and tear". Her words. Security deposits are not for normal wear and tear. As a matter of fact, they are for the exact opposite. The assistant community director failed to understand this. After several emails, she changed tactics, saying there was something wrong with the counter tops after all, although of course there was nothing to prove this. The entire thing was just a scam. Also, on one occasion I received an eviction notice on my door saying I had failed to pay my rent. I had not. Luckily I had a receipt. Apparently my rent payment had been applied to the wrong apartment unit. Instead of an apology I received a "well, sometimes these things happen". The apartment itself is nice. But with the poor management, terrible parking, and thirst for more money, it for sure is not worth it.
If you are looking for a roach infested apartment with no parking this is the place for you!! I’ve been here 2 months still haven’t guests over cause I’m embarrassed of al these roach traps and roaches still popping out! If you don’t get home before dark you will have to walk all the way across the apartment complex in the dark. Just don’t move here I know I regret it daily
This has been the worst apartment I have ever lived in. The turnover rate of the office crew is through the roof and noone ever smiles. This must be a terrible place to work, just as it is a terrible place to live. Its over price and small. Ill be glad when this is over. The Asst Manager is terrible. No manager on site.
The apartments and the staff are FAR below average. There are many options in the area with a more polite staff as well as better amenities for less cost. Advenir turns over their office staff as frequent as the tenants. Nobody resigns here for a reason - do yourself a favor; drive around the complex and ask the people how they enjoy living at Advenir. Each person will explain with frustration that they cannot wait till their lease is up.
I just want to say we have lived here for almost a year. I didn't want to move to an apartment but we downsized to a 3 bedroom that is beautiful. It's very spactious and I love the layout. On day of move in our A/C didn't fix but by the time we got back with the next load it was fixed. Any repair we have needed (which have been minor) have been fixed immediately. The office staff/management has changed since we moved in but everyone is still nice and helpful. I never feel unsafe here. Everyone that lives here is friendly. The gate is broke and left open at times. I have looked at a lot of apartments and have seen that you can easily get into a gated community so it is what it is. Also, the trash dumpster has always been bad but that's because the people that live here can't put their trash in the dumpster. Instead they leave it on the ground, at the door, making it hard for others to even walk in. New management is trying to fix this problem. Oter than that (and that again is the tenants) I love it here.
I was approved for an apartment, I've been told that I have to sign my lease before move in. They (Grace) has yet to send me my lease. When I call and try to ask her to send it she either doesn't answer or when she does she says she's going to send it in 10 mins. I've emailed . I think that she's trying to keep Our money and is very unprofessional . Worst experience of my life. Pleaseeeeeee stay away!!!! Please. Yes the place is BEAUTIFUL BUT IT IS NOT WORTH IT !!! Worst management ever . I am writing a review on every site that I see!
They take months to fix anything in the apartment, no decent parking for residents, awful parking for guests on the opposite side of the complex. Garage is 6 buildings away from apartment. Claim all covered parking is assigned, been on waiting list for 2 years and loads of spots never parked in. Now for the neighbors.... Security is a joke! The onsite security takes hours to respond. They offer no assistance for any issues concerning harassing people at the complex. Increasing number of residents who harass our friends when they come to visit, make so much noise at 3 am in the pool area. I no longer feel safe here at night! Cannot wait to move!!
I currently live here and I will talk to the things I like before I talk about the things I don't. The layout of the apartment is great. I live in a 3 bedroom and it is 1600 sq feet! Huge balcony and great floor plan with space for everything I need. This is how I got sucked in... The things I hate are as follows: - Neighbors hear everything you do if you walk around or even sneeze (was harassed by neighbors for walking around) - the ants in my apartment are INSANE! We have had ants in our kitchen for about 3 months. - water pressure is not good and is very very low - stuff breaks CONSTANTLY. Fridge handle fell off, dish washer broke... I've been living here for four months - when stuff breaks, they are constantly "short staffed" and takes forever to fix. - curtesy officer can be non responsive - they don't recycle, this is important to me but may not be important to some - Parking is a DISASTER Again I have only been here for 4 months so I am sure more will happen. Please, whatever you do, don't move here!
From day one, issues began. They had us pay for a remote that is supposed to allow us access to all the features we pay for, such as the fitness center (that is very lacking and limited in terms of equipment), the laundry room (that we can't use, so we have to drive elsewhere), and other such things. The remote? It doesn't work and they have done nothing to fix it. So there's that cash down the drain. The gate to enter the complex. It doesn't work properly. Anyone can enter, so not safe. When you pull up to the gate, it doesn't open. But, if you pull up to the gate on the right, it opens the one on the left, so you better rush around real quick to make it through that left one. Parking is terrible. The spots fill up to the point where there is literally no available parking in the complex, so you better pay for the reserved parking (that every other apartment complex I have ever heard of includes(if they haven't ran out of that by now)) because they will tow you. So if you can't get the reserved parking, just go park at a gas station and walk back (it's not like the quarter mile walk to your apartment from the complex parking is that much better). The place seems nice in pictures, but that's the small community center that is almost always flooded with people who do not live there. The rooms themselves are very outdated and poorly maintained. A/C wasn't working, the apartments maintenance guy just said he could fix it. So bummer, Texas summer heat. Just deal with it I guess. The guy also came to "fix" the sliding door for the balcony. Didn't do anything. I also noticed some black mold (potentially the bad black mold) on the A/C vents. All in all, a very crummy place to call home. Look elsewhere.
