If you want easy access to Denver’s natural beauty and outdoor recreation, Kennedy is an excellent choice. The neighborhood is home to Kennedy Golf Course and John F. Kennedy Park, and several green spaces surround Kennedy as well. Cherry Creek Country Club and Hampden Heights Park are located directly north of Kennedy while Cherry Creek State Park borders the neighborhood to the south. With access to so many parks, hiking, camping, and other outdoor hobbies are very popular here. This beautiful neighborhood features moderately priced to upscale apartments for rent. Along with plenty of parks, Kennedy is near an abundance of restaurants, stores, and grocers. Kennedy feels somewhat secluded, but its location near Interstate 225 and other major highways allows renters to travel into the heart of the city with ease.

Property Ratings at Advenir at French Quarter
On my second year living here. The parking lot is full of potholes that haven't been filled in since I've lived there. When it rains or snows it is like driving through a mine field. The rat problem outside by the dumpsters has improved but the building still has rats. Can hear them behind the walls and in the ceiling attacking each other. Roaches are a constant thing for most of the time I've been living there. The pool didn't open till the third week of August in 2023. Hasn't been open yet for 2024. Multiple packages stolen and the mailboxes have been broken into as well. The only cameras watch the doors, so they don't ever catch the thieves on camera. Quite a few residents leave trash were it doesn't belong. The parking lot is full of rundown broken vehicle that take up spots and haven't moved in months. Good bit of homeless in the area. The tennis court is trash. The gym equipment is questionable and most of the electric gym equipment is broken. The elevator is out quite often. The washers and dryers take a while for them to be fixed as well. I live here cause it's cheap and can save money. Staff don't really bother looking for packages when searching the office mailroom, they a found a package from 2 months prior after telling me they couldn't find it when I went to pick up a new package. Also, the hallways smell foul sometimes and leaky pipes in the hallways. Hope this helps before deciding to stay here.

Thank you for sharing your experience and choosing us as your home for a second year. Providing a well-maintained community that offers peace of mind is a priority, and we are sorry to hear your concerns. Our team values your feedback and will discuss each point you've raised. Please email us directly at frenchquartermgr@advenirliving.com so we can work with you to schedule pest control and get additional information that will help us address these items. Thank you.
It's only been a week. Management and staff are absolutely great. The 3 stars are because of that. But I'll keep it 100% while my living space is excellent. I live on the 5th floor. We've had a water main break and elevator has been out 3 days. I've reported the elevator both to Management and maintenance. The first day it wad fixed immediately. However after multiple 12 hr shifts at work I had to walk up the stairs. A bit troubling because I just moved in. I had to cancel furniture delivery because of this. I don't see all the stuff that other reviews have. The greatest advice I can give to anyone reading this, always focus on the purpose of any move. I believe that this is a great starting point or first step. I'm starting all over again, so my purpose is to have a roof over my head. Stability is essential. This complex does that for me. I stay to myself and don't have any interest in what others are doing.
Property Manager at Advenir at French Quarter, Responded To This Review
Although our team is grateful for your kind words about our service, we apologize that the elevator has caused concern and dampened your enthusiasm. For now, the elevator in Building A is closed. This creates more traffic and occasional malfunctions in the other one. Although we work to ensure repairs are made as quickly as possible, our vendors ultimately control the speed. We are committed to earning your complete satisfaction and welcome you to reach out to us at frenchquartermgr@advenirliving.com when you have a moment. Our team looks forward to hearing from you.
read reviews before moving in!!!! this place is roach infested! area is dirty and unsafe, caught a homeless person sitting in the stairwell, people leave their trash laying in the building. the door handle to get in the building breaks every month so people prop the door open. don’t trust your car in the parking spots, someone broke into my car, hallways have a strong odor. definitely will not be staying here any longer! wouldn’t recommend
We scheduled a tour with the leasing office earlier in the week to have them call us at 4:30 the day before to cancel the tour saying they will be closed because they are shortstaffed. We are in from out of town and if we had been notified at time of making appointment we would have made arrangements to see the apartment. The agent did not seem to think this was rude or a problem so just beware when trying to tour here! Wish I could say anything about the property- we were looking forward to it.
I'll keep this brief: the models for their apartments are beautiful, but yours won't be, nor will it be cleaned properly before you move in. If you don't like cockroaches, stay away. We have had cockroaches since day one and they have not gotten rid of them. Can't even cook without seeing one run across the kitchen counter and with a personal allergy to them, this place is a nightmare. The cockroach issue is in the walls, the plumbing, and several other areas they refuse to fix and have been notified on. Gunshots in the area happen occasionally, so if you value safety, you won't find it here. We also have not had access to the pool or tennis court in who knows how long, yet we pay for that. Long story short: if you enjoy bug-infested, poorly maintained properties close to light-rail stations, this is the perfect place for you. Otherwise, do yourself a favor and find another place to live.
This place is awful bug and rodent infested apartments have to bug and threaten to not pay rent to get anything done! the front staff is incompetent !! I would rate zero stars if I could
I now have new roommates at Advenir at French Quarter on Parker Rd in Denver/Aurora! This has been going on for about 1 month and the staff either can't or won't take care of it. The neighbors in the building are also complaining of ROACHES!!!
When I went to pick up my keys I was told the unit was in great shape. Not so. The carpets smelled of mildew, the stove didn’t work, several areas were in need of drywall work and the entire unit needed paint. The vinyl floors were also scratched and gouged in several areas. Since then, the garbage disposal broke, the shower diverter valve broke, the clothes washer broke and there was a water leak. Also, my car got broken into while parked in the parking lot. No security cameras, so no luck with that. It took them three days to fix the shower so I had to take a shower at my gym. Very inconvenient. It took them a week to replace the clothes washer. Also inconvenient because you don’t know the washer is broken until you need to do laundry. The water leak is not yet repaired and mold is beginning to form. Bugs are also starting to come into the apartment, I assume from the areas where they cut away the drywall. There is also the smell of raw sewage from the water leak. Also, my neighbors like to use my patio as a trash can. I have been complaining about the neighbors for 2 months and nothing has been done. My advice: STAY AWAY.
I went in and toured French Quarter at Advenir and they were pleasant while I was there on 12/28/2018. They told me I couldn't put my application in with them but had to do it online which I found odd. I went home and put my application in and called them an hour later. They said they had run everything and it all looked great they just had to have the manager look at it and then they would be able to officially offer me an apartment. I asked when they would get back to me and was told, because of the weekend and the holiday (New Years), it would be Wednesday (1/2/2019). I told them that was fine. I never heard from them. I called at 11AM on 1/2/2019 then at 12 and then 12:30 and every half an hour and no one EVER answered. I left 2 or 3 messages and still got no call back. I then proceeded to call them every day (several times a day at different times) until 1/5/2019 when I was approved for a different apartment that got back to me within a day of my application being put in. I got a call today and was told that they had been trying to run my credit but were unable as there was some kind of hold disallowing my credit to be run. I have a monitoring system through my bank that tells me when my credit is run and it was the day my application was put in. There is no hold. I know there wasn't I was able to have my credit run and approved at a different complex. I told her I have been calling ridiculously and have gotten no response. Amanda responded "oh, sorry." I told her I want my application fee back because this is completely unprofessional. I was told she needs to ask her manager. We will see if they actually follow through.
5 minutes ago This is the most disgusting place I have EVER LIVED!!! There is trash everywhere and we don't even have a door handle to enter the building!!! There is a chair propping open the door and if its moved then you're locked out. The leasing office almost never answers their phones, and the whole building stinks like curry and trash. Not to mention the trash chute gets clogged every other week and so the whole room fills with trash and stinks the whole building, takes maintenance like 2 weeks before they check it. Dont bother calling the leasing office about it because they won't answer. Also there's the roach infestation and the dangerously broken elevator that will trap you until the fire department comes. This has happened.
Waited 2 months for them to fix my washer, and they only did that after I hung flyers saying exactly that. Currently waiting 3 months for them to fix my dryer. DO NOT RENT FROM THEM.
French Quarter is a nice apartment complex in a good location. But there are some problems. The biggest problem is that they turned off the a/c in September and it is still off. We live on the third floor and our outside walls are black. And so even in the winter our apartment temperature rarely dropped below 75°. Now it is currently 80° at the end of April, even with all our windows wide open and fans trying to draw in the cooler outside air, there is no way to cool down the apartment. When they claim on the website that they have air conditioning, it is a lie. They would be better off stating that they have seasonal air conditioning and apartments will get hot during the off-season, which is the majority of the year. There is only one location for mailboxes and the parking lot near it gets crowded. There is also only one location for trash, which means that the majority of residents in this large complex have to walk quite a distance to dispose of our garbage.
Here Tennis Court light is not working since last 2 months . 3239 Building lift is not working since 15 days still no one come to repair. also door lock is not working since 1 month . Also they close indoor pool since 6 months. and staff will give different answer every time .
This is one of the worst apartment i have lived in my entire life, new management is not good. Heater is not working in during winter.
I have lived here for almost two years now. Before Advenir bought out the previous owner everything was fine. Ever since then everything has gone downhill. There is no communication at all. They will not respond to phone calls or emails. They can not get payments scheduled correctly, and cannot retain renters insurance or confirm that they have received it after they threatened us with fees for something they lost. The location is great, but the company is absolutely atrocious. They are making minor improvements, but ultimately do not care about the residents at all.
My Apt washing machine is broken from last one month and even after repetitive follow ups it is not been repaired yet. Worst maintenance. On every weekend I have to beg for friends to use their washer or beg rude office staff for Model apartment washer. No one is tasking ownership from office staff. They are now saying go and talk to our manager. And Manager itself is not available half of the time. Gurunath Choukekar gurunathchoukekar@yahoo.co.in
I have been here a month and had nothing but issues. 1.) Yes, weed is legal in Colorado. However, I don't appreciate my unit smelling like it. INSIDE not outside. Outside smells like greasy Popeyes Chicken and Indian food. The smell is occasional and INSIDE. Staff empathized, especially when I stated that I have a toddler I would prefer not smell like pot, however I was told nothing can be done until I can tell them what unit out of the 11 other ones in this building is causing it. I am not bothered that people smoke it, I am bothered that it comes through the ventilation into my unit! 2.) My stove shorted out and sparked the first time turned on. The wires then melted together in enough of a connection to still be "live." Can we say "fire hazard?" Maintenance request was filled and fixed within 48 hours and maintenance worker was professional and courteous. 3.) The hot water was out for four days. Apparently this building has an ancient boiler and the city of Aurora water company had to get in a special part. They did credit me on this month's rent, however, I had to ask. 4.) Ants. I smooshed 30 ants and finally got ant traps. We had just moved in, we had no food here. Obviously, like the weed, the ants were a gift from a neighbor. 5.) Dog feces everywhere. I have seen two other residents pick up after their dogs. Sadly, they aren't owners of the large dogs. Very few people have their dogs leashed either. 6.) Of course, if you don't have enough poo in the grass, you can play on your patio (they are nice large ones for ground floor) and some of the neighbor children will gift you with poo flung through the sky. Another thing that cannot be taken care of unless I track down the perpetrators. Other things that I feel the need to point out... The trash pickup is ridiculous. They go through Waste Management (Not exactly a reliable company in the first place...) There has been excessive dumping in their southern receptacle. So, the solution? We received a letter that it was being removed! Now we are expected to walk half way across the complex to dump garbage? Also, the only three entrances to the complex are off Parker. None of these has a street light. Not only is it hard to get out (forget turning left) it is impossible to get in if you are on westbound Parker during rush hour. Also, only the a/c or heat can be on at one time. No warning, no explanation until I talked to corporate and the AC was shut off on a day it was 83°

The parking lot may look rough, but there is plenty of FREE parking. The kitchens are nice and having a washer/dryer in unit is very convenitent.
My sister and I had a wonderful stay in this beautiful apartment for the last two years. It is very spacious and wonderful living environment: The price is reasonable as compare with the others. Each rooms were very large and comfortable, the bathroom cleanliness is wonderful. Also, the outdoor trees give complete privacy and create a well secured environment. In addition, the french quarter apartment is ideally located; 10 minutes walk from the trail station (nine mile station), and less than 10 minutes walk from supermarkets and other key places, so I highly recommend this apartment for everyone who needs a convenient place for work, school, baseness and other activities; I would love to stay here, until I move to another state.
I love how this place is set up. I want to move here when i get out of my military orders.
The French Quarter has a very friendly staff that are eager to help. The apartments are newly renovated. The parking lot is dirty (I'd rather not mention the things I've found near my vehicle). Not a bad place to live.
