I can't begin to tell you how awful this office/management staff is. They are unpleasant and incompetent. Unnecessary delays in paperwork that when I went in to the office to find out what the issue was, they said it was just completed and in my email. That was an outright lie and by the time I got back to the office they were closed. Other reviews are correct, they never answer the phone or return calls. So all you can do is go into the office and hope for the best.

They end up charging you so many times for random things. We came from out of town to sign the lease and rescheduled to a few days later and they increased our rent $25 a month because of it. Then they charge you $25 a month for a trash valet service that rarely ever takes your trash. You end up leaving your trash bin out all night just to take out yourself in the morning. The leasing office people are cool but I called the number online just now and they hung up on me when they heard me mention trash valet.
After moving out I received the final bill. The bill had charges for month after we moved out, and the method of payment I discussed with the management before moving out was not working, so I tried to reach the office to understand how and what to pay. I've now been trying for several weeks to reach the management, while being out of state. No one is answering the 0445 and 3155 phone numbers. I'm transferred to agents who can only take messages and do nothing else. They take my info, make notes about this being urgent or that I called so many times but that is it. No other corporate phone to call, no other department who can answer. My wife was calling too but neither of us received even a single call back. I also tried sending Resident Portal messages and emails, with the same futile result. Now the time to pay this bill is almost up and my bill will probably be sent to collections. This is absolutely surreal, frustrating and ultimately humiliating experience. The office achieved creating a perfectly bulletproof system of not being able to reach them, not having to answer any calls, emails, etc. It is like a black hole, something I never experienced with any company. But in hindsight, this is also something I experienced in nearly four years I lived there - the only way to talk to someone was to go to the office in person. I'm not sure how is this even legal, not being able to reach the billing office by any means and after trying daily for so long. Just think about what it means to face these many difficulties while trying to give them money, and think what it means if it was you who actually needed anything from them.
It’s sad that I have to write a review in order to get any follow up or answers from this complex. They are supposed to be open till 6 each day (5 on weekends) and they are never there until then or are closed completely. Phones go to an answering service that promises a call back but you never receive one. I’ve lived here for 3 years, always pay on time, and am a clean tenant. I keep my apartment neat and tidy. I’ve had the same outdoor furniture in my price and two neatly maintained plants for the entire time I have lived here only to receive a notice today that it doesn’t meet regulations and I will be fined $75 if I don’t remove these items. An area that should be a nice outdoor place to enjoy as apart of one of its “amenities”. How did this just now become an issue? Since I have lived here, this place continues to go further and further downhill. The so called “amenities” continue to be taken away. There is not a basketball hoop at the basket ball court, the volleyball court has been taken out, the racketball courts have never been open, the gym equipment is broken, and at many inconvenient times, the pool is closed. They took away the bins for Valet Trash and replaced them with cheap trashcans that they now expect you to bring in each night versus having a nice bin at the entryway. A new complex is going in across the street causing them to take away the ability to go left onto the road….forcing everyone to make u-turns on a two lane road that is not intended for u-turns. Traffic is terrible and will only become worse once this complex opens. To top it off…they have increased my rent by nearly $500 over the course of the last 3 years. So looking forward to my new place that is 5 min from the beach, paying less than what I was offered to renew my lease this year and moving to a place that actually has a hoop at their basketball court, volleyball, lake with a nice walking path all the way around, and much newer buildings. Good luck finding a loyal tenant who has paid on time and kept their apartment in as great of shape as mine.
Marcela the manager Is the most disrespectful person I have ever met in my life, they make you feel that a resident is worth nothing and treat you like garbage. If you wanna move there make sure that Marcela is no the actual manager.
I moved from there this year and I have to say that this place is not the best place to live. There are homeless people everywhere and also the people from the office, specially that one Marcella they are super irresponsible and their actitud is disgusting. They don’t know how to talk to the customers and they offer a really bad customer service. If you can find somewhere else to live please go!
roaches, spiders, homeless people knocking on my door at night, 400 dollar electric bill for one bedroom, front office doesn’t answer, outdated appliances, mold on outside and inside of buildings, animals get into trash, there was a murder at the pool of a young girl in 2020.
Community went downhill so fast and a resident got murdered at the pool and they never informed us. Office staff will avoid you at all costs and never return a phone call.
Super friendly staff, great location. Moved in about 3 months ago and it has been great so far. Last month I was even late for rent because I forgot and Thomas actually waived the fee since it was my first time! Great place to live!
Very poor apartment complex. Starting with the front office Verna was very unprofessional and pretty much unreachable as a property manager. Trying to contact the office is a nightmare. I called 11 times in on day leaving multiple voice mails and was not contacted back. When I went to the office the front desk agent told me “the phones are running slow” which I believe is pretty much impossible. One of 6 treadmill machines work in the fitness area and the sauna was never opened once. The property is not up kept at all. Highly do not recommend this complex.
Office Management is never available and never takes calls. The even trapped me with hidden fees. Apartments are old and have lots of roaches. If I could give them a zero I would. The only positive thing about this place is the location. If you see someone posta a 5 star you know it was probably someone working for Advenir. Stay Away!
We went in to hold an apartment we were looking at because four other people were looking and we dropped $150 for a holding fee. We also filled out applications (two were finished and one was not) but we were going to come back that Friday as Katherine promised to finish and pay for the applications. We decided not to go to Advenir and tried to get our holding fee back but when we got back Tomas told us that if she hadn't run the applications we would've got the holding fee back. Again, one wasn't finished. They didn't have my roommate's driver's license number. Fast forward a couple of days and I call them again and Tomas told me that there wasn't a holding fee at all and that we paid for our applications all along. I've tried to talk to their manager with no luck because they're always away from their desks.
I lived at this property for over a year. Never had a problem while there except for their phone never being answered in the office. I moved out 8/17, and they have not mailed the security deposit even though I have written and verbal confirmation they will. I keep getting put on hold, told I will get a call back, and ignored. Every time I call, Tomas or another receptionist make excuses or do not follow through on their word. If I had to do it all over again, I would not live here. I will be contacting the Better Business Bureau and my lawyers. I am not one to leave reviews like this, but this is very unprofessional and downright disrespectful for anyone to do this.
I moved in 2 months ago and I love it, people are really nice, it’s quite and the staff it super friendly.
There were several times were lines were building out their office due to no one opening because their entire staff had to take lunch at the same time. There is no reason for one employee to not be available to respond to phone calls even. In emergency cases, there has to be an available worker to respond and you have proven there is no one to do so during your break hours. This has to change especially with all the security issues you have been having with attempted rapes and burglaries. It appears as though you always greet with kindness, but ABSOLUTELY nothing is done to attend your residents’ concerns which leads me to think it’s just a face you put on. Not to mention, the gate has been open for the past consecutive 9 months. Also, you send residents flyers a day or two before saying a tree is about to be cut off and if the car is not moved it’s not your problem.. There is nothing to discuss. Attend to this and care for your residents.
This apartment complex is atrocious. There was mold in my ceiling that was painted over and called "fixed"! The maintenance staff does the bare minimum and the employees of the leasing office are VERY rude. The entire complex is a breeding ground for fleas because they do not use pest control like they lead you to believe. The fleas also come due to the unkempt nature of the landscaping. There are tons of aggressive stray cats that will come straight up to you and try to enter your apartment. I was sick for weeks due to the mold in my apartment and was finally able to move out in October 2015. Their accounting is super shifty is trying to charge me for things that were already paid or things that were not my fault. DO NOT MOVE HERE! Read more reviews and you will see a pattern.
I've been living here for about four months now, it's a quiet neighborhood except for my upstairs neighbor I can literally hear their every move. Overall even though it's a nice apartment the price we are paying for it is not really worth it.
I rented the Addison floor plan, since I was living by myself on a contract job and didn't want to have to drive far to work. The location was very much a big draw for me, especially since there are a lot of "student housing" apartments in the area, finding a "real" apartment can be a challenge. There are still a lot of college students who live here due to the proximity of UCF, but there are a few small families as well, in addition to a couple of cops. It's a large property so I can't speak for every building, but my own was quiet and I didn't find the students to be rowdy. What is nice about the location is that there is the Waterford Lakes shopping center barely ten minutes in one direction - with a movie theater, clothes, and all sorts of restaurants - and a Publix in the other direction, as well as quick access to two toll roads. There is also a bus stop right outside the gates. The only thing that isn't within a short walk or drive is an auto repair shop. They have been renovating a lot of the units. While the renovations are nice, double check before you move in: my apartment had not been dusted up or vacuumed or anything after the renovations were done, so there was "construction dust" on everything, and I spent a few days cleaning it up! That aside, sugar ants are in abundance, but the pest control services are free and I haven't seen any nasty pests - no roaches or bedbugs. The landlords are friendly as well! They're prompt and professional, and I've no complaints about them.
