Property Ratings at Advenir at The Oaks
Every awful thing that you read about this apartment complex is true. There is a huge pest control problem within the complex that they refuse to address properly.Be prepared to be attacked by wasp entering and exiting your apartment. Maintenance request will be marked as completed but no work is done. Staff is only friendly when then want you to sign a lease after that they treat you as if it is an issue to provide you with a clean and safe space. The complex looks and is filthy.
I visited this apartment complex and the area is run down, looks like moldy residue on the building and windows ( need a good cleaning). The older apartments are in need of renovation. The updated apartments looks like that just paint over old appliances.Everything is old like 1960s. Not worth it
For me is excellent for the way the personnel (Mr.Jair) treat me from the beginning. It was a very welcome way. Also the apartment was in a very good condition as he said. I want it to thank him. Hopefully this will be a very peaceful and happy year.
I moved my little family for the first time to start a better life for my family. I moved thousands of mile for a job to be a chef and further my career. Our apartment fell through the day we arrived. We had no place to go. We came across Advinere at the Oaks. It was so wonderful and it felt so right. I've been here a year and renewed my lease!!!! They even were so patient during this whole covid mess and really cared about us . They even had groceries so people can grab without embarrassment. At first the management they had was reason for me to leave. I stayed because I was impressed by how they got the very best team on board!!! Tyron who I'm sad to see gone really made sure to get to anything issues that came up. He made sure to stop by our place to make sure it was taken care of. Yiar oh my god he is so funny and really cares ,Gyanna really cares and goes out of her way to show she cares. The maitanence team is great!!! Chris, Eddy, Gilberto, Adrian and wesley have really made sure to take care of us! I came from rough parts and this is by far one of the safest places I've felt. It's a relief I dont have to look over my shoulder at night. I feel so safe living here. The community is friendly as well. I could go on and on. Please dont pay attention to one bad review. They have really stepped up their game. I'm glad I get to raise my little family here.
You call the office and it's always a phone service, never the leasing office. You leave a message, they never call back. I have a current and consecutive noise complaint running now for many months, that I have tried addressing with them through emails, office visits, reviews, corporate calls, maintenance requests as a last resort to push the message through... NOTHING!!! Neighbor upstairs has kids running through the apartment all day and all night sometimes up to 2 am. Cops have been called. This is not enjoyment of property. Every other place acknowledges problems and find solutions. Here, they just take your money. Never mind that we placed a work order more that a week ago for the refrigerator leaking. This is a lot of heart ache, stress, and locked in to a financial problem since a lease break costs a lot of money plus the move. Please run away from Advenir properties. Management does not care about you!!!! Side note...turn over in the leasing office seems to be very high.
We have had two things break since we moved in, and both were fixed promptly. The office and maintenance staff are professional and friendly. Our apartment is newly refurbished, clean and NO sign of any bugs. The price was very competitive with similar units in this area, and includes nice perks like valet trash pick up. The neighbors we have met are friendly. All dogs I have seen have been on a leash. There are a few stray cats though. It's not the best, but its pretty good considering what we pay.
My boyfriend, Me, and our 7 month old baby moved in. We spoke with Jennifer up front. She was a breath of fresh air. So kind and sweet. The first apartment we originally wanted was sold. And she called us to inform us of another apartment that was opening. We came back and got the apartment. She was off that day but I spoke to two gentleman. I’m not sure what their names were. But I know they were fsu and Miami fans because they were cracking jokes while I sat there speaking with them. They were very nice and helpful. They informed me my apartment would be ready in a week. Super funny guys. When we first moved in a noticed some roaches around the apartment. I went and spoke to Jennifer and she was so on top of it. She walked the apartment pulled out the overnight and looked every where. Although she did not see what I saw. She still set me up for an appointment for the apartment to be spayed. Ever since then I have not had one problem with bugs. The Massey guy came. Put traps and sprayed. He was also very nice. And said he would come back in two weeks to spay again just in case. Jennifer called me a few days later to check on us. Which I found very sweet and genuine. I love the front office staff. The neighborhood has a lot of kids. Which I’m ok with. They never start any trouble. And the neighborhood for the most part is very quiet. And clean. Very much enjoying my experience here
The trash bins stay full, neighbors play music loud, parties are allowed at pools all night, the upgrades are not authentic...they painted over old cabinets, they put in plastic water faucets, the wood flooring is vinyl, the vertical blinds fall when you use them, the only good thing is the schools. Highly recommend the schools.
Allow me to start with the fact that the a new company took over this property about a month ago, since then I can say with all certainty that they are horrendous. The leasing agent, manager or whatever he is Miguel is awful. No one knows anything about anything. Miguel is very arrogant and downright rude to every tenant. First, they started by removing the rent drop box without warning any tenants which I believe is not right. They should have left a note on peoples doors. Secondly, we were told that they would be inspecting the apartments and to please lock up your animals I was fortunate enough that my husband was off of work the day of, however it was not an inspection it was pest control offering to work on your apartment and was not absolutely necessary. As the note stated it was a “Inspection” to lock up your animals. Lastly, I turned in my rent 7/31 Sunday and I had to leave it with an agent a lady who is new with the company we had to wait over an hour to drop off a rent check? Who has time for this?! This poor lady had no idea what she was doing and was extremely busy. It was ridiculous. If you have any issues maintenance takes forever to assist and that is if they ever show up at all. The new company Advenir is also advertising this apartment complex as newly renovated?! Allow me to be the first to tell you that it is not renovated all of these apartment have a MAJOR issue with mold and everything is falling apart. So please heed my warning, run away from this place.
This used to be a pretty nice place to live. Sure, it had it's problems from time to time, but since new ownership a little over a year ago, it has become a less than desirable place to live. While the new owners have done some very nice upgrades such as cleaning and painting of the buildings, resurfaced the parking lots, and spruced up the grounds. It has let the sense of community go right out the window. The former company used to have brunches in the clubhouse for every holiday, movies for kids, wine & cheese night, a summer pool party and cookout, and even bingo for seniors. Since the new company took over they have had one pool party and if you didn't see the notice at the mailboxes, which I didn't then you didn't even know about it. They no longer put notices on our doors. They did refurbish the exercise room, which is great, but unless you walked down to the office to get a key each time, you couldn't get in. If you work, you can't get a key from the office, so you never get in. They now are going to give residents a key or key card after almost a year, but guess what, they didn't order enough, so still don't have any way to get in. There is a retention pond nestled between several buildings, it used to be really nice. It had a working fountain, several ducks and other birds. The fountain hasn't worked in almost a year, it looks like a cesspool and even though the ducks come around, they won't even swim in the water. They just walk through the grass looking for bugs. The pool is closed often, don't know why, just is. When the previous owners had this place you could walk into the office and they were friendly and happy. Now it's like walking into a morgue. While they are pleasant, they are not a happy grou0 of people. The maintenance men are friendly and do a good job, but they don't get here very fast any more, to few people for the work load. Fianlly, when this company took over they offered a one time credit of $120 on your first months rent when you signed a renewal. That was nice and it offset the increase in the monthly rent. This year, they increased the rent, but no longer gave the credit of $120. I was told there would be no concessions because of the construction work on I4 there was a rental shortage. In other words, they don't need me!!!
These are very nice apartments, with great closet and storage space and new electric appliances in the kitchen. Request for maintenance issues are generally handled within a day or two at maximum. Very nice pool. Very helpful and pleasant office staff. Great location, directly across the road from a Walmart, shopping center and hospital. The problems I've experienced are with management not sending maintenance notices and property rule changes in a timely manner.
I live in Orlando for 4 years and this was my second apartment. I loved my apartment that is for sure. The area is very quiet and safe, and in a very convenient location. Police station is a half mile down the road, Walmart is directly across the street and Health Central is horizontal from Walmart. My only issues there were Pest control, there are a lot of trees which attract a bunch of different bugs, if you have pets your best bet is to put them on a tick and flea medication. Also, pay your rent online, its an extra $3 but its safer to protect yourself cause the office has lost money order and checks before. Other than that I would recommend this apartment to anyone.
