I have been here for 3 months we moved into a dirty apartment roaches infested. Parking is hard to find since there are no assigned parking. the neighborhood dirty nothing is updated the outside walls and stairs are always disgusting. There are areas where water is dripping right in front of the apartment and just make a muddy mess. Shooting near by. When it rains the water just sits right behind the entry gates since the sewage is always full. Toilets don't flush well. Now they have the audacity to bring there prices up when they are not close to high end service trust me. My fridge stoped working replaced with another dysfunctional fridge I lost my groceries twice within a two week frame. I contacted the office and for a whole week I was told someone would get back to me about how I would get back the value of what I had lost. They did end up calling and rudely declined ever having even mentioned this. I lost $300 worth of groceries the first time and $270 the second. BEWARE OF THIS PLACE.
The security front gate is always broken. It's always flood in the parking lot when it rains. The back gate stays open for anybody to walk in especially teenagers. Me and my girlfriend car got broken in twice. Terrible parking space once you move from your parking space you will not find another one. Too much activity inside the parking lot and basketball court. Kids always fighting at the park. Also the maintenance people's never fix anything all they do is rigged it up. Never bring you new appliances always using another unit applicance that looks old and beat up. Please don't waste your time renting here they will charge you for anything.
Would I recommend these apartments, NO. Just reviewing the amenities, my apartment did not come with a microwave, there is no security controlled access; 5 cars have been broken into and a motorcycle stolen since I have lived here in the last 2 years. No to mention the regular smash and grab where they bust your windshield. I learned today that if you have a balcony do not expect to have use. I have not had use due to renovations that started a month late and last 1.5 months too long. The whole time not being able to use the balcony. Just to be clear, the grills they say are provided ate the one you find at a park and leaning to the side. Not really usable. When I moved in the AC ducts were black. I asked for them to be cleaned; they closed my maintenance ticket and said they have to call an outside vendor to come clean them. Two years later and they NEVER cleaned the AC ducts. I purchased the best filters since I have lived here to have some sort of "clean air." The appliances in my apartment are all dated because I live in a bonded apartment, so after living here 2 years, the handle from an antique looking fridge snapped off. The part online is $8.25. Management was charging me $50 for the handle and $100 for the shelf. FUN FACT UBER EATS NEVER FINDS THIS PLACE. They even got close and took off with my order it was such a hassle. Don't move in. You will feel trapped or pay the contract fee for breaking the lease which is close to $2800. The bigger the corporation the less considerate they are. They are all about fees and limitations.
I love Walden Lake, this is my home. great community, location is perfect, closed to shopping centers, access to highways.
I have lived here since 2017 signing a 15 month lease. The neighborhood is quiet but when it rains, you better not have a low sitting car. The rain has reached up to my knees and I am 5'3. There are times that when it rains, my bathroom would flood. The gate is always broken and when it is fixed, someone breaks it on purpose. If you go out at night , do not expect to come back to a parking space. They recently changed the water company and every month since then, my water has gone up $30 every month( currently at $100 for 2 people who are seldom home) Besides those things, I can not complain. Everyone who lives here minds their business. The pool is decent and the gym is the same size as one of the bedrooms in the 2 bedroom apartment.

DO NOT RENT FROM ADVENIR AT WALDEN LAKE. I HAVE BEEN LIVING HERE FOR UNDER TWO YEARS AND MY APARTMENT HAS FLOODED SEVEN TIMES. THEY REFUSE TO CORRECT THE ISSUE AND OFFER ME NO ALTERNATIVES. I AM UTTERLY DISAPPOINTED WITH THEIR LACK OF SRVICE. IT IS DEFINITELY NOT WORTH THE PRICE!!!!!!!
This community was a complete disaster from the very fist day I moved in. The office staff made an appointment to meet me at 9:00 and was late by 30-45 minutes. There was mold in the apartment. The maintenance team attempted to fix it by painting over it. Because they couldn't fix the problem after three months of living in a mold infested apartment they agreed to move me and my family. We were moved into another apt. which was much better however, my the move out date was changed without my knowledge. The management constantly changed and no one was ever on the same page. It was suppose to be a gated community but the gate was always broke. There aren't enough parking spaces. When it officially became time for me to give my move out notice they charged me an insufficient notice fee because as I previously said they changed it without my knowledge. I moved out in January of 2019 and I am still dealing with them because they incorrectly charged me and have yet to send me an updated invoice. DO NOT MOVE HERE. You will regret it.
If you are considering living here, I advise you not to do so. Communication sucks here. If there is an issue with the apartment you can expect to visit the office several times before they resolve the issue. Simply unprofessional. I am definitely leaving.
Hello my name is Todra Smith and I have been residing here since Berkshire. It's imperative that I informed the office my experience with Osirys and Jack , words can't explain how wonderful and professional they are to the me as a residence. I love it here. I am so glad that Osirys is back home with us .Keep up the good work.
I gave them a try and got everything I wanted, apartment was clean and ready to move in with a lake view, I give them an A . Plan on staying a few years.. Im glad I chose Advenir, grocery store rite down the street and easy access to the turnpike...I'm Home! Management was very helpful and honest about everything.
This place is in no way a place you want to live. Nothing is very much accessible. They only open one gate and the parking is horrible. Maintainence is a pure joke...you put in a service request for the simpliest repair it takes days. They do not stay up on normal wear and tear and you practically have to hunt someone down to have it done.
its very quiet over here and the three bedrooms are very spacious. Also the Maintenance men are nice fixes what ever needs to be done. It's just that some of the three bedrooms need to be upgraded
This is a nice place to live. Very close to both main highways of Miami. Easily accessible. It's very, very quiet.
So the rent office looks great and so does the model, but the real thing leaves much to be desired. The washer/dryer is older than the art it's self, the parking lot floods if it looks like rain, if you come home after 8pm you might as well leave your car and catch a ride because there will be nowhere for you to park your car, and it takes maintenance months to fix the smallest of problems, if they even attempt to fix anything. Most of the time they close out the request without even doing the work. I will defiantly be moving once my lease is up. On a positive note Jack (property manager) and Rosa (leasing agent) are so very pleasant and they try their best to help resolve whatever problems you have.
I was a tenant when the apartment complex was managed by Berkshire, and now that it is managed by Advenir I still enjoy being a tenant here. The property manager has made wonderful changes in the community. I always communicate reasonably well with him and the office staff. He's is courteous to me, and all of my questions get answered by him and the office staff promptly. I am very happy being a tenant here and I think the property manager is doing a wonderful job !
This property was previously called Berkshire at Walden Lake and was then purchased by Advenir within the last year or so. As Berkshire, it was great. Rent a little overpriced but property manager and other staff were great and very accommodating - for the most part. Under Advenir, things went south pretty fast. The new property manager is disgustingly rude, unhelpful and unprofessional! I spoke to him on several occasions and he was ridiculous. As far as the office staff, there is only one person left over from when it was Berkshire, and she is still wonderful to work with. The rest of them?? They (may) smile but aren't very helpful, but I think this is mostly due to their poor excuse of a boss, the property manager. If you decide to live there, read your lease carefully because they'll try and pull stunts when you leave. I had to end up paying an EXTRA MONTH'S rent due to the poor communication within the office. Not to mention, I was given incorrect information when I went to them with questions. I even asked the assistant prop manager if this (people being forced to pay an extra month of rent) happened to tenants often and she said YES! Ugghh, it was a mess. My apartment was cute and comfortable, but wasn't worth the hassle of having to deal with poorly trained office staff and a downright rude and unhelpful manager.
AWFUL CUSTOMER SERVICE!! The office neglects answering the phone...90% OF THE DAY. And when you do leave a message, they DO NOT return the call...EVER!! Communication is absent between maintenance and office 100%. One recent example: I scheduled an extermination, and a couple days after, when paying my rent, I asked to double check that my maintenance was scheduled (bc this has happened many times before..no call, no show) ..she checked the folder and I saw my name and apt unit listed. So the day came...midday I take my dog outside and asked 2 maintenance men if extermination came yet...they both advised me that they were there now. I waited and waited and waited....like I described earlier, I called the office SEVERAL times and NO ANSWER EVERYTIME!! No extermination, no notice, and no call back!! This is Friday, so obviously extermination will not come on the weekend AND I will have to wait until the extermination company is scheduled to make a routine property stop....possibly weeks! I had given the maintenance staff the dead ones I caught...they did not relay the concern to the office! (Go figure!!) Like I mentioned, this is just one example of many negative instances!! NEVER EVER EVER LIVE HERE!!! It might look like its nice and reputable on the outside, and even if you go into the office to inquire, they will be nothing but courteous and smiles all around (commission!!!)..until you sign the lease! Then they do not care about anything or anybody except filling the vacant units so they look good for their bosses. The property manager, J.C., is included in all the negativeness!! Another example..I was driving home from work, called the office (they surprisingly answered!!) to ask what my rent would be bc it also includes water (amount varies). JC said you can look on the portal, I told him I was driving, and as he should know it is illegal to text and drive AND office hours, 10-6, I'm at work..he let out a huff, told me the amount, then just hung up the phone...NO CUSTOMER SERVICE EVEN FROM THE MGR!! I could go on!! But please take from this.. DO NOT RENT HERE!! If you do...I told you so!! The rest of the reviews can confirm this negativity!!
The new management has made this once great community a horrible place to live. Advenir is a horrible management community the office staff are nasty and rude. A nice apartment isn't worth it for the hassle of dealing with these people. Just trying to ask a simple question is one of the most degrading and disgusting experiences I have ever experienced in my life. I will be breaking my lease. Please do yourself a favor and move somewhere else.
Renters beware do yourself a favor and go else where. I lived at Berkshire for many years. It was a nice place to live but all of that change when Berkshire converted to Advendir. The community manager is the rudest,most unprofessional money hungry person ever. I would think twice before considering renting an apartment there.I am so glad I left.
