1. Mngmt warned they regularly spray for bugs, hasn't happened once yet and I get them in my apartment all the time. (don't leave doors or windows open) 2. EVERYTHING IS BROKEN "we're working on it" - Lights out around the property, structural problems with the buildings bordering on unsafe (Decks leaning, bricks falling off the chimneys), my window has been broken since I moved in with no ETA for a new one (bye bye AC and hello bugs), pool's busted which they warned me about but I'm adding it at this point. 3. Mngmt never in the office, idk what they do all day, but based on the state of the property it doesn't look like much. Take a 2 hour lunch and are closed random days for no reason. They use a cheap call center for all of their phone traffic. Good luck getting anything fixed. 4. Homeless people in the parking lot, cars full of trash parked around (idk if they're supposed to be here), no courtesy patrol so tenants need to handle all this nonsense as mngmt obviously isn't checking. 5. 0 sound insulation, you will hear your upstairs neighbors, mngmt will not be helpful if they are noisier than what most people would consider acceptable. Do yourself a favor and go somewhere where they actually put your exorbitant rent to good use. This place aint it, filing a complaint with the BBB.

Commission base rentals. They will be kind to you until the moment you move in, then you become another victim of the managements carelessness and lack of recourse. They cut every corner by doing shotty work, incredibly cheap appliances that have been partially refurbished. You can wait an average from 4 to 6 weeks to get any type of appliance fixed replaced.
There should be a zero star option. This complex is, without a doubt, the worst place I have ever lived. From the very beginning, things were bad. The office staff/maintenance obviously did not do a walk thru prior to move in. Leaks, refrigerator not running properly, drywall damp (there was a leak behind the wall), poorly painted, disgusting pool, and the list goes on and on. Nothing gets fixed properly the first time and it just gets frustrating having to call for the same issues over and over. The location is great but that is the only thing this place has going for it. RUN, don't walk, away from Advenir Wildwood!
Zero stars. Staff does not answer the phone, let alone return calls. As a landlord, I called 7 times over a 3 day period, and never received information I requested twice from Natalie regarding a rental application for a current tenant. Natalie said she'd get to it when she had time? Really, it takes over 3 days to answer whether or not a tenant paid rent on time. What a joke!!
Worst apartment complex I have ever delt with. Dirty, rude, trashy, broken, EXPENSIVE w/MANY extra charges. DO NOT rent here. It may be close to the lake but it is NOT worth it at all. The people in the office are not people you would ever want to deal with.
If I could give 0 stars I would! This is by far the worst place I have ever lived and do not wish this horrible service on anybody. Management is fake and two faced. You will get nickel and dimes for everything you have. They will not fix your ac if it needs fixing. Witnessed a large damage hit and run while living here where everything in the persons path was destroyed. Do not let the nice words fool you, this place is a disaster and they should be out of business. The new manager Natalie laughed in my face when talking about the auto renewal clause in the lease!
Summary: This place will do just about anything to cut costs. I assume they treat their employees the same way they treat their tenets; expendable. You will not get your security deposit back. They will charge you for cleaning and drip pan etc. no matter how clean your apartment is. My wife asked about our security deposit and they told us we wouldn't get it back before they had even viewed the apartment. She said this was their policy. They should rename their security deposit to a move-out fee. For every maintenance issue we had we had to have them back in at least twice and often the fixes we gerry-rigged or unprofessional. I don't think the maintenance people are well funded or appreciated. The pool works and is fun but it's seen better days and is slowly deteriorating. Again, I don't think it's maintenance's fault. I don't think they are given the tools or funding necessary by upper management to make the property appealing. Generally speaking the place is just old and dirty and you can tell there's not a lot of pride in it. It's like a Budget Inn for apartments. With more dog poop. You only live there if you can't afford a better place or your just passing through. My general impression after living there for almost a year is that this is an apartment owned by some nameless corporation with upper management bean counters that are constantly trying to find more ways to get you to part with your money while giving you less for it. They seem to have very little pride in trying to please their tenants or create a positive experience for them and their hidden "policies" seem to confirm this. Pros: It's near a wonderful lake The people who work here are friendly and good people. (I would like to mention this b/c the problem with reviews like this is that they tend to be about a bad customer experience that was with an employee. But that's not what happened. I liked all the people that worked there and didn't have a negative experience with any staff. Every indication I received from my almost year of living there led me to conclude that the problems are systemic and most likely coming from Adviner mid/upper level management.
Made a google account just for this review. DO NOT LIVE HERE! Pool is rarely clean, was green for about a month. Good luck every getting anything fixed it will be at least a week before someone will even come look at it despite your efforts to call office and stop into the office. It has been over 1.5 weeks and my AC is still broken.
In the span of two months we have discovered that we've been overcharged not only for rent, but for late fees as well. It took over a year for Advenir to fix a leaking kitchen faucet, and over two weeks to fix our dryer. Our fireplace chimney has not been cleaned once since we've moved in. The pool is not open now, was not open on the 4th of July, and hasn't been well maintained for over a year. Dog poop is everywhere, including the pool deck! Trash enclosures are regularly overfilled. The company even did an "inspection" of every unit. During the inspection of our apartment on September 20, we again informed Advenir of the leak in the kitchen, the slow draining bathroom sink, and missing smoke detectors. Nothing was done about any of these things. We still have service requests dating back to 10/19/2017.
They overcharge for every possible thing they legally can. They have an exclusivity agreement with Comcast. The lease is non-negotiable. The property management is a company based in Florida. The apartments are nice, but don't be fooled: Every other thing is awful.
We had to break a lease after 2 years of renting there. They charged us close to $4000 dollars for fees. $4000!!!!!!! Do not rent from them. Run away as fast and as far away as you can. They will take advantage of every loophole they can to get as much money as possible from you... and give you nothing in return. RUNAWAY!!!!!!
Overall a good place to live Rennovations underway to maintain complex Office staff helpful and resolve concerns/issues quickly. Loft apartments are a good value. Extra room for less than additional bedrooms. Washer/dryer in all apartments. Community swimming pool. I recommend.
