Property Ratings at Affinity at Colorado Springs 55+
The current cleaning contractor does not do a good job in the "common areas" like the hallways and staircases. They are usually quite messy and the quality leaves much to be desired. There have been numerous water leaks in different areas of the building. For a property that is only 6 years old, that is indicative of poor initial construction. They have also had numerous floor issues (had to replace most of the floors on 3 floors in the first phase. They have just replaced one units floor in the second phase. The front office management has had high turnover. While the current team has been here over 1 year, the perception is that they don't have respect to the tenants (heard more than 1 complaint), and are not necessarily the right people for an over 55 community. The only bright spot is the maintenance staff. Unfortunately, team members are pulled to other properties and they also have to deal with too many issues such as leaks to be able to do their job their job properly. (Overworked, Underpaid) They have high turnover of tenants, and they have just finally filled most of the units. Unfortunately, the perception is that they will rent to anyone as long as they get an apartment occupied. Only reason I am staying is because the Colorado Springs market is so hot right now. I think management knows it, and does not care.
Affinity managers decided to have a Thanksgiving Dinner for it's residents. They never put any notice in our community mailboxes. Therefore, many residents didn't know you had to sign up. Some of us are caregivers for our spouses. Some of us are homebound, but would love a dinner. I had someone give me their ticket because she was caught out of town in the snow. Rose Ann, the manager told me I couldn't do that but if one other person cancelled, she would call and let us join the festivities. I have run across 2 more people who had tickets and didn't go. She went downstairs to ask Ruth Ann if she could bring a plate to their apartment because her husband was I'll. Rose Ann told her NO, because there might not be enough food. Now I'm hearing from multiple people that there was plenty of leftovers and they brought some home. ALL community activities are placed in our community mailboxes. So if you're not a person that goes to happy hour every week, or play cards and games, then you received no notification. Lots of people said they didn't know about the sign up until they were playing cards. I have a homebound husband that I have been taking care of for 7 years. The planning and organization of this dinner was cruel and unfair!! On top of being lied too. No I don't drink. Not am I able to leave my husband for more than a few minutes at a time. I would have been happy to have a meal catered!! They make us stick to the rules, but management seem to do what ever works best for themselves and are not concerned about the residents. Affinity is supposed to mean community. This is not a community situation because more than half the residents didn't know the facts!! I would not recommend anyone moving to Affinity unless you live to party!!!
It’s unfortunate that the residents never got to know what was happening in the background at Affinity. Complaints were made about the wrong people because they only got to see bits and pieces of the big picture. A better management company that truly cares about the lives of seniors would do this community a world of good. Better staff training and consistency would help with a lot of the primary problems this community has had from day one. It’s a shame to see something with such wonderful potential be in such a bad position.

People keep moving out and they replace to fill all the vacant units. Heating and AC is bad (had snow blow thru the AC unit and had to cover with pillows, blankets, and towels to defeat the wind with the recent snow. They have also had at least 2 burglaries in the last couple of years. Also have had high management turnover and the Community Director has been vacant ) months (just filled assistant community director— previous one was the source of many resident complaints). Affinity does not describe this place at all.
I have lived here since November 2016 and I have no intentions of moving. This is a very safe and quiet apartment complex for seniors. Yes, you will need to downsize and adjust to a smaller living space. The location is ideal and the view of Pikes Peak is breathtaking.
You have to hand it to the guys in the marketing department (FPI Management) of, "Affinity at Colorado Springs", on this one, the place looks pretty decent on the face of it. But the cost of goods and the reality of living in this place is quite another story, they shake you down for every dime the market can stand for with a minimum amount of service to you the client. In all if I had stock in this place I would be thrilled because they have cut every corner and squeezed every inch out of the property they can. Ruthless and smart this is not a family friendly operation it is strictly a money making enterprise in every way. But perhaps the saddest part of this whole review is the fact this chain is marketed to seniors and it is slick and darn clever at it.. Do your due diligence on this clever marketing idea gone wrong,do not take this place on face value be a wise consumer and protect the ones you love ..McDonald's learnt a expensive lesson when they added pink slime filler to their will be the tipping point or issue on this marketing scheme remains to be seen.
The only thing that I can say...since this review is limited! Is that you should do your research on this property on other sites too by other past and current residents! There were so many things wrong that I am not going to list them! But always make sure that you do your diligence before you sign a lease or a contract anywhere! You might want to check out FPI Management too, who actually are the ones who handle all The Affinity's across the United States. Besides many other's that are not named Affinity!
