Property Ratings at Affinity of Union
My boyfriend and I applied, and we make well more than enough together to pay for the bills but they went based off my income, which got us rejected, please remember the application fee is $50 each and is NON-REFUNDABLE. If you apply, make sure you are married they WILL NOT combine your income. beware it does not say it
My husband and I recently moved out after living at Affinity for 2 years. The high ceilings and hardwood floors looks great, but makes soundproofing between floors non-existent to the point you can hear each footstep or when someone drops something on the floor. The design of the adjoining living rooms between same floor apartments puts the TVs on the same wall, so you and your neighbors have to compete for sound between your two living rooms if you're both watching TV at the same time. If you have decent neighbors, you're fine, but if you lose the neighbor lottery, have fun. The large windows let in a lot of natural light, which is gorgeous and makes the large space feel even larger. But it also means there's less insulation so your electric bills will be higher. There's also less sound proofing so car horns and such can sound louder than at other apartment complexes. The community has a hard time policing people about picking up their pet waste and it's a real problem in the summertime with kids running around outside. There have been multiple warnings about fees for not picking up after your pet and pleas for people to let management know if you see someone not picking up after their pet, but there's only so much they can do. All of these things are livable and fairly standard complaints. But our final bill is what made this review go from a 3 star to a 1 star. After living there two years with 1 declawed cat and paying the additional pet rent for that time, we were charged to replace the carpet after moving out. Our cat litter boxes were placed on the hardwood or tile, not on carpet. But our cat had puked on the carpet multiple times, which we had cleaned up. However, this complex pulls the carpets back and takes pictures of the UNDERSIDE of the carpet and then charges you if there are stains. Legally, an apartment is not allowed to charge you to replace "normal wear and tear" of carpeting. However, pet damage is not included in this "normal", so the company looks for every excuse to be able to have you foot the replacement bill, even if the carpet visibly looks clean and you cannot smell anything either. We were charged $787 for the carpet replacement when our pet rent for that time added up to $1400+. What is that pet rent for if not to cover costs like this? We have been renters with the same cat for 6 years and have never had to pay for a carpet replacement. So renters with pets beware of the hidden fees at move out.
Read the lease, use an attorney. Know your rights! Document everything you do with these people. Newer does not mean better. Very drafty and if you have noisy neighbors you hear everything.
I lived in this property for 6 months. Since its a brand new apartment, people will like it. However, please understand lease breakage policy carefully before singing the lease. I've brought at least 10 of my friends who work in my office to these apartment. The twist is - You need to pay 3 months of lease breakage policy + no deposit refund. On top of that, you cannot sub lease the apartment to anyone else.None of my office people will come to this apartment forever. If you call for maintenance, you will never get the call answered. only 2 office staff are there and will be busy attracting new tenants only.
Although these are relatively new units, they are extremely drafty and certainly no sound barrier was installed. Management is helpful until you move in, then they become ambivalent and don't care especially if there are problems with other tenants (i.e. noise, fighting, etc.) Take the time to talk to people that live there and ask average length of tenant stay.
