I have never in my life tried to get in contact with an apartment building like this one. I want to take a tour but trying to get in contact with Affinity on Georgia is like PULLING TEETH it’s insane! I’ve tried calling I’ve tried emailing every email I can find & I’ve tried everything I can as I am not local and just nothing. No responses. WOW!
I’ve been living in this apartment for a year and renters beware. I live on the 8th floor that has opera singers as neighbors and despite talking to them they sing loudly for hours all day. Have emailed management and nothing ever seems to be done. I have also spoken to surrounding neighbors and there is a lack of resolution and growing frustration. I mean I can hear them clear as day and I am not directly next door. The apartments are nice however the floor in the halls and walkways are filthy. The gym has broken equipment and missing equipment and is inadequate and incomplete. There have been a series of thefts and despite paying for a Concerige they are not staffed all night. The maintenance staff is amazing. The leasing/management office are unresponsive and makes it frustrating when you reach out to them.
Satisfied, convenience, apartments are nice, nice views.
Ive thought about moving to down town Silver Spring for a while, finding a place to call home wasnt easy, until I saw Heritage at Silver Spring. Its very diverse, friendly team, I like the fact that I can walk to most places. Its the place I call home.
Dirty and Loud management doesn't enforce the resident rules and this is just a mad house. From Dogs barking overnight, to loud reunions past midnight and pot smelling lobby, hallways and elevators to domestic fights that lead to police having to come into the building. When i thought of living here I never thought I would have to deal with this kinds of issues.
The Heritage at Silver Spring is the best property Ive lived in. Top notch management and maintenance service, great unit designs etc... The property manager (Gabby) makes sure that our needs are taken care of, and keeps the community together like a big family through the ActiveBuilding portal. This global pandemic really demonstrated how great the Heritage at Silver Spring management is, by taking all necessary steps to keep us safe and healthy, and also by keeping us entertained through several virtual activities such as the Zumba classes that theyve made available to us. Keith is always on top of things, and makes sure that all service requests are handled in a timely manner. I am an extremely satisfied tenant, and will 100% recommend this property to friends and family.

I just moved into The Heritage at Silver Spring, and I must say Gabby and her wonderful team are all exceptional! The start of this process has been great from beginning to end. Ms.T and Ms. Glenda on the phones are always pleasant and both welcome you with a big smile at the front desk, to the application process with Ms. Lisa who kept me informed on everything such a sweet lady, down to the maintenance team Keith and Darnell these guys worked hard to have my place ready for my move-in date, and last but not least A huge Thank you to Ms. Gabby for her professionalism and patience with me, throughout the process. I know I drove her crazy with asking to be switched to a bigger apartment and she went over and beyond to make sure I was happy with my unit and she had all my request taken care of expeditiously. My experience thus far with the heritage at silver spring has been great. I look forward to living here for years to come.

Don't move here! When we toured the building, we were impressed by the apartment layouts and the convenient building location. But don't be fooled. Our neighbors smoke weed and cigarettes (who even smokes cigarettes anymore? It's not 1999). It gets so strong that it comes into our apartment through a shared wall, vents and front door. Management and concierges have witnessed this multiple times. We've been living here for about a year and a half, and at first, we tried talking to the neighbors but they were rude and belligerent. We began talking to management about the issue after the neighbors threatened us with violence. I should mention that this is a strictly non-smoking building and a single instance of smoking is theoretically grounds for removal, which is stated in an addendum to the lease. Maybe the neighbors are friends with the regional manager? The neighbors frequently make tons of noise late at night - again, we tried talking to them, no results, so we began talking to management. The same neighbors also left garbage in front of our door which we brought up with management. At one point management asked if we would be interested in mediation but then they never followed up. So much for trying to be helpful. It's almost impossible to get in contact with someone in the main office, and they rarely return phone calls or respond to emails. I think that the only time they actually called me back was when they overcharged me by almost $300 on my rent. There is a general lack of professionalism and they don't seem to pass on messages or requests, so you need to talk to multiple people about the same issue. General comments: The 6th floor and 3rd floor frequently smell like weed (I know this because I have gone to other floors to empty my recycling when the bin on my floor was overflowing), an elliptical machine in the gym has been broken for about a year, someone on our floor got burglarized last fall, the air conditioning in the entry way and common areas is often not turned on, an elevator was broken for about 2 months, fixed for a few days and is broken again, and the garage doors have been broken for about 8 months. The concierge sometimes disappears in the evenings and the night security guard is often nowhere to be found. And almost every time there is an issue, we're told it's "very unusual." So as to not be completely negative: The maintenance staff is great and they fix thing quickly. When the concierges are around, they are friendly.

New apartment complex. Modern kitchen with up to date appliances. Wood floors throughout common areas, and carpet in the bed rooms. Had a great view, and the amenities in the building were good.
We like the all the common areas (lobby, hallways, elevators etc) the building exterior, we enjoy the pool. Apartment layouts are very nice. Finishes are OK, a bit cheap. I don't like the carpet, easily stains. Windows are not easy to clean. Parking lots could get cleaned more often. Nice staff. Nice residents.
The Heritage at Silver Spring is not the best apartment, nor the worst. It has its upsides and its downsides. First, the upsides: friendly concierge service, nice lobby, decent looking apartments with large windows, close enough to Metro and restaurants, clean pool, quiet neighbors. Now the downsides: garage door that frequently breaks, gym that's been taken over by a live-in trainer, a leasing office staff that is not on the same page about specials or availability, and the cheapest appliances and cabinets you could possibly have in a borderline "luxury apartment". We've lived here for one year and have chosen not to renew our lease. I can't endorse living here, but I'm not going to fault you for living here if you get a good deal during one of their promotions.
