Property Ratings at Agave Courtyard
If you need maintenance to fix something you will need to go in person several times. Complains are not taken seriously. This is my 3rd year here. My apartment got puddles of water over a broken pipe 2 times, and the second time no one even came to fix the issue, only short term fixes. Now, I complained about the water heater not working. It has taken 8 visits to the office to complain, 2 maintenance requests, and 27 days but I still only have cold water.
This is by far one of the worst apartments complexes in the northeast of El Paso. The trash is already overflowing and it smells really bad! Dog poop everywhere. You can hear every single thing!! Even an annoying neighbor that’s yelling at himself for HOURSSSS!!!. The price always changes so don’t expect to pay what they tell you obviously. Maintenance has been coming through lately but before they never came.
I've been living here for almost two years and the maintenance almost non-existent. I've had issues with since the 1st day I've been living here. The walls are poorly insulated so you can hear any and everything your neighbors are doing. Emergency repairs are treated like common issues. When you bring issues to management, they don't want the headache so they tell you what you want to hear to get you out the office. Waterbugs/ insects are a major issue here. Things don't get fixed. They are adjusted so it appears like it works for months. Leaks are put off as if they aren't major issues. I've had three items stolen since I've been living here. Poor response time but God forbid you being late on rent. The only thing this complex is good for slapping late notices on your door. Graffiti all over. The pool has not been open. If you still decide to move in here after everything I said then more power to you.
Management doesn’t know anything about the apartments, they will take so many routes so you don’t break the lease, they don’t get nothing fixed. I needed to get the city inspector involved for them to do anything.
No cleanliness, no proper maintenance, no pest control, trash overflowing. Mold issues in many apartments. It took the attorney general’s office to complete a work order placed 4 months ago.
Me and my husband had so many problems whe we stayed here and are still having problems. When we moved in the whole door frame was broke and you can just push the door open and they never fixed while we stayed there. Also the kitchen sink keep getting clogged and when I would tell maintenance about it they would poke on getting it fix. They we had a fly problem that when I informed them about it they didn’t want to do anything about it. Know since we got evicted because they want to magically raise the rent on us with out informing us they are say I owe them money for months that me and my husband weren’t even living there for.
First of all, when we moved in the apartment was not cleaned. There were dead bugs and cigarette butts on the ground and our fridge smelled like something had died in it which made the whole apartment smell and they would not fix it so we had to clean it and fix it ourselves. Secondly, if you drive into the parking lot you will see every single dumpster completely overfilled and there are always piles of garbage all around it, these piles have been there since we moved in four months ago.
We rented an apartment for two years, and we agreed to specific contract terms that were broken three months after we signed. One reason we wanted to move here was because of the pool and the gym that were being shown off on their website, but they were never open despite the management proudly listing them as amenities- rest assured our excitement went away fast. The laundromat machines are extremely moldy and half of them are always broken. The apartment service was hideously poor, it took many months for someone to come over to fix something as simple as a drawer in the kitchen. The apartment was infested with huge cockroaches and no pest control was ever able to stop it. We had to call the police on many occasions due to unwanted public noise, fights, and general indecency, day and night. The apartment walls are very thin, so you can easily hear the tenants living next to you and below you, so there's hardly any privacy in that regard. Our neighbors downstairs were always smoking weed outside the apartment, and all the fumes entered our apartment even with the window closed. Most of the included appliances were just barely operational and the maintenance found zero issues with that even when we asked them to fix it. We moved out three months ago, and only today we received a notice from the federal credit bureau that we owe the last three months worth of utility bills because we didn't pay for the first three months when we moved in- the contract never made note of this change. This affected my credit score drastically and it could potentially ruin my life. The management doesn't know anything about the property- they're only trained to advertise the apartment complex and make new tenants sign their contracts. I called them on the phone today to ask them about the claim they made about me not paying the bills, and the lady on the phone just kept repeating the same crap again and again and didn't even listen to anything I said- she was no better than a broken record. Truth be told, it's just barely better than living under a bridge in a tent. I wouldn't advise renting here unless you're desperate- you WILL be disappointed by the lack of notified changes they make at unpredictable rates.
If I could give him less I would, first of all when he arrives at my apartment for the first time !! (I came from Houston to move here to the step) I find it flooded, with cockroaches, the tub soaked and with hair, the rusty keys, the cabinets with fungus a total disaster !!! Obviously I went to the office to break the contract (that is, I did not stay there for a day, not even an hour, since as I mentioned I was arriving from Houston Tx at approximately 9:00 at night) and they tell me that to break the contract I must pay more than 3000 dlls for something that was delivered to me in very bad condition, that I do not use for anything, so I DO NOT RECOMMEND IT at all, do not spend your money !!!
The apartment appliances not only were constantly broken down, but a safety hazard,as our dish washer leaked over live wires the maintenance left exposed. Maintenance took weeks to show, if they did at all and would simply look at the issue, say I'll be back, and never return. Drugs were commonly found outside the apartments when walking with our children and pet. Another Tennant there marked up our car with gang signs that required a police report because she was upset with my wife for parking in our designated spot. The other tenant however wanted our assigned parking spot. Management never acted on this, even with the police report. After leaving and breaking our lease, they continued to add on charges and refused to break the lease. They instead opted to continue to charge us after we provided them with military orders that we were moving, and started to evict us after we were 9 plus hours away. The management staff have been nothing but rude while the facility staff are not qualified.
A month ago my neighbor died, they have yet to clean the apartmemt out and there is a death smell coming from it. There are syringes in the playground area. Pool hasnt been opened in 2 years as well as the gym. The people who live here are inconsiderate and make noise at all hours of the day. Management is worthless and do not care about taking care of the property or their tenants. Laundry room has mold in the machines amd the place sometimes infested with bed bugs. The designated dog areas constantly have tenants pouring bleach so the dogs can not access the area. The dogs poop just sits there because no one cares enough to pick it up so there is a poop smell all the time. If you want to live in a landfill this is the place for you.

close to alot of restaurants and bars. close to grocery stores. I don't have a car so it makes it easy to get around. love the pool and gym. big updated apartment.
I am so glad I found this place. I saw some of the reviews but I haven't had any problems. The people if the office are really helpful and always greet us with a smile. The office always smells like fresh cookies and my daughter loves to go say hi. Today they even gave out school supplies for the kids who live here. Great place.
Where do I start..... well I washed clothes at their laundry room and found bed bugs on my laundry!!!!! I could not sleep that night. I stayed up checking for bed bugs on every piece of laundry, bed and bedding. Will never use their laundry room again. I live on the first floor and you can hear EVERYTHING from the second floor. I can hear them yelling at 3 am when they fight. I am sure they can probably hear us, so there's very little privacy. Things break down often and the maintenance men come and look at it but make excuses to get out of fixing things and leave. Some of my neighbors have roach infestations and leave boxes full of toys infested with small roaches beside the trashcan. I lived here for three years and planning to move out as soon as my lease ends.
I am a current resident. After living here for some time now the maintenance situation is a hassle. They only come st their convinience and not when you request something done. Also there happened to be a roach problem even after fumigation has happened. I wouldn’t not recommend moving here
Apartment is nice but Management is the problem. I lived there from 2014-dec2016 and each time management got worse. Now I'm receiving bills after 5 months of moving out. No contact and my number or email has not changed. & like always no one ever answers the phone. My advice is save yourself the headache.
My rent is at a reasonable price, and I enjoy how close everything is to the apartments. Banks, convenience stores, drug stores, fast food, restaurants, all within 5-10 minute distance.

Hello, this is Marissa Dent the new manager here at The Trails at Rancho Vista; I was transferred from a different property recently. After reading some of the reviews that were posted, I wanted to take the chance to address and clarify how things have improved during my tenure here. In regards to our units being “infested” – as a resident, you are required to have your apartment in living conditions. This means no clutter, piled stacks of clothes, trash and food left out. Living in these conditions will attract roaches. We have weekly pest control that alternates between buildings; you are more than welcome to request service at no additional charge. We are trying our best to make your home as comfortable as possible. We have a no-tolerance policy when it comes to vandalism--and we certainly take measures to monitor and always stay on top of such matters. In addition to that, we have courtesy officers that patrol our property that walks grounds at night to make sure everything is okay every Thursday- Sunday. Of course in any emergency situation, it is always recommended to dial 911. Regardless if anything is seen or heard, no one can promise anyone's safety. Please understand our residents are our eyes and ears, so if we're not informed of a specific type of occurrence or situation, it makes it difficult to enforce or address the matter if we have no knowledge of it. As for the matter of military orders, we will gladly accept your 30 day written notice with a copy of those orders, but you would still be responsible for those 30 days after your notice is placed. If the orders are not turned in as per your contract, you will be responsible for the remainder of the lease or until we are able to rent the apartment out. Unfortunately, we don't have an additional addendum to the TAA lease that can be paid (example: pay one month to release you from the contract). My staff and I make sure we review everything correctly in the lease prior to the future resident signing, and they are also given a copy for their records.
