Property Ratings at Alabama Flats LLC
The apartments are massively overpriced for the tiny boxes they are selling as 'studios'. They were cheaply remodeled to be student housing, so the studios are little more than dorm rooms. The apartment is infested with cockroaches. The building management doesn't seem that interested in dealing with it when I submit maintenance tickets about it. The exterminator has come once but I am still finding them, even on a floor near the top of the building. I almost never eat in this apartment so its not like I am leaving food around either. This issue has caused me sleep issues and affected my quality of life.
Love living in the heart of Greenwich Village. Spend most days in class and it was nice to come home to a lively, clean building. It has been a great year! The management has weekly events and the coffee bar is perfect.

I read the other reviews on this building, nothing can be further from the truth. My son currently lives at the building the staff are wonderful and responsive. The apartments were all fully renovated less than a year ago. with brand new appliances. They have great events for the kids, study rooms are perfect. He has had a great year, made lots of friends at the building and most importantly did great in school!

My daughter lived at the Alabama this year and it was a rocky start. She moved into a studio in August and didn’t know anyone, but by November she made so many friends. She did see a mouse at the beginning but informed management and they immediately handled and that was the last one. This is New York City!!! Overall a great experience! This year she is renewing and moving into a three bedroom with friends! Whitney has been a great addition to the Management staff.

Hi, Thank you for the review and kind words! We are happy to hear your daughter has had a great experience at The Alabama. As you know, we underwent new management in April and hope to only make her experience better and better! Looking forward to another fantastic year! Sincerely, The Alabama Management Team
I had the misfortune of signing a sublease agreement for this apartment in a rush, without researching the building more thoroughly. The unanimously scathing reviews are there for a reason. To start off, the 'application fee' for a two-month sublease was $450. I've rented in a bunch of different buildings in Manhattan, and have never encountered a building as ill-managed and inconsiderate of residents as this one. My ground-floor unit does not block out any noise from the outside, so much so that having the windows open and closed yields the exact same result. I can clearly hear conversations between passers-by at all hours of the day and night, and the noise problem gets worse at night. The windows to my unit are paper thin, and does not block out the cold. In early summer evenings when the (central) heat is off, the windows provide zero insulation. While the lease to the building clearly states the building provides for a smoke-free living environment and purports to penalize residents for violations, there is a smoking pole/designated smoking area RIGHT next to the "emergency" exit, that happens to be right next to my bedroom window. The result is cigarette smoke drifting into my room at all hours of the day and night. It's disgusting, not to mention a veritable health hazard. I haven't been able to sleep in my apartment thanks to the secondhand smoke. Complaining will result in absolutely nothing. Various front desk employees and Whitney in the management side simply ignored my email. I asked the windows to be replaced so that I can be guaranteed a bare minimum standard of living free from noise and secondhand smoke, and I was told only that the previous tenant didn't have a problem, and that I'd have to pay for it. Every single person I've spoken to has simply referred me to other people, and nothing has been solved. The rooms are TINY. There is very little natural light. Don't be fooled by the modern renovations of the building; the building is quite old and will come with all sorts of problems. I was told by a front desk employee that they hurried the renovations over last summer, and that left a bunch of holes, which caused the mice problem (see other reviews). Lovely. I've lived in a few other buildings in and around Greenwich village, and this building is quite overpriced for what it is. There is a reason why they have to tout themselves as "student housing" to find renters. You can find much better for a lower price point.

Do not move here. They have continuous issues ranging from rats to broken appliances and poorly constructed kitchens and bathrooms. Management is unresponsive, unhelpful and unprofessional at times. Rooms are criminally small. They have new hires every other week and implement ridiculous rules and regulations and then fail to notify any of the residents. The elevator breaks down regularly. I repeat look elsewhere for housing in Greenwich Village. This building is nothing but problems and will cause uneeded aggravation if you unwisely choose to move in.

There are way too many issues with this place, especially considering how expensive it is to live here. The apartments are TINY! And the walls are so thin you can hear your neighbor cough. It is incredibly frustrating when people are making noise at all hours of the night. The staff is horrible and incredibly unhelpful. They couldn't care less about the tenants' issues. Bugs, mice, heat barely works, dirty, and cramped, the list goes on and on. It is priced way too high, there are so many other nicer apartments in the area for cheaper. Even a dorm is cleaner and more quiet. The experience is nothing like what the fake pictures show.

There have been mice in the building for months and the ownership only started to care recently because more people started having problems. Ownership doesn't care about the residents or the conditions in which they live. It seems like a great idea because the location is amazing, but it seems too good to be true for a reason. Don't waste your money and live somewhere that's actually nice and run by people who actually care.

From the day my daughter moved in we have had nothing but problems. The owners and staff are completely uncooperative. Radiator exploded, rats, no smoke detector for weeks, fireman had to come, workers walking in with no previous mention. Nothing but problems!

1. Having mice from day 1 till now, half a year later. 2. Keep on asking me to move, four\five times in total. 3. Overselling my room, so I have to move to another room. 4. Having us move in 2 weeks later than the contract starting time. That move happened during my final exams. 5. Assult: countless emails, phone calls, and letters attached on my door. Highly distractive and disturbing for my student life. 6. Very one-sided boiler plate contract. It’s like a trap, but much more functional than the mouse traps that they provided with me. The landlord has ‘sole discretion’ over almost everything. 7. They breach the contract. They reach agreement with you and the next second they pretend it never happened.

THERE ARE MICE!!! We’ve had a mouse problem for over a month and it took them two weeks just to take us seriously. I FOUND MOUSE DROPPINGS IN MY BED, BACKPACK, AND MY FLOORS. My roommate had a mouse jump out at her in the middle of the night and I’ve seen mice in my bedroom and kitchen area. It took them almost two weeks to even take me seriously. Think twice before signing here.
