Tucked in the northwest corner of Cook County, suburbs such as Hoffman Estates, Palatine, South Barrington and Schaumburg vary widely in personality and composition. Schaumburg, the largest in population, is home to Ikea and Woodfield Mall, the largest mall in the Chicago area. Palatine, developed on a wooded marshland, comes in at a close second in size. Hoffman Estates, while smaller, is the most densely populated of the four suburbs and is home to AT&T's Midwest headquarters and Sears Holding Corporation. South Barrington, tiny in comparison, and arguably the most affluent in the area, is home to the famous mega church, Willow Creek Community Church.
Heavy traffic can double or triple commute times, so area locals know to check the highway reports before leaving home. Normal drive time into the city from this area is about 30 minutes via the Interstate 90 tollway. An easy 20 minute drive will take residents to O'Hare International Airport.

These are old apartments that a fresh coat of paint on them. Within the first two months of this year, there have been two leaks from the ceiling. Another thing to note is if the apartment above or next to you is being remodeled, they will start working at 7am. I expected for management to compensate for said issues and was met with indifference and no solution.

At first glance, the apartments look nice and the administration is quick to respond to your emails and provide information. Once you sign then lease, however, everything changes and the carelessness of the property managers becomes apparent. It is clearly listed as a lease violation if you smoke inside your apartment, whether it's weed or cigarettes. Many of my neighbors have complained to the administration about weed and cigarette smoke filling their apartments, but they have done nothing to stop it. The smoke will seep into your apartment and fill it to the point that it will give you lasting headaches and coughs. Does this sound like a great place to live? Didn't think so. Now imagine complaining for months on end with little to nothing being done to stop it. Imagine coming home to the second-hand smell of weed or smoke every day and not being able to sleep or open your windows (because it's cold). In all, the rules of the property as outlined in their lease is meaningless. Soon enough, Albion will be an all-smoking property after they've driven out the people who just want clean air.

Moved in October 2022 and will NOT be re-signing for October 2023. Apartment itself is great, very spacious and love the exposed brick. Until they update them and make them like every other apartment there is. Overall, have had so many problems with the leasing company, maintenance, parking and ongoing construction. It’s terrible. 10/10 do NOT recommend living here.

Management couldn’t care less about you once they have your money. You will be towed during your time living here, I promise you. Prices are gauged and driving the prices of the area up. Gm admitted to being ok with current residents being unhappy to make way for new ones willing to pay upwards of $700-800 more per month than current residents. Everyone is being pushed out if they are in a non renovated apt. Choose another complex or property. You’ll be happy you did

I been living here, and it has its up and down. Nice quiet neighborhood you would like to enjoy a walk, but it's easily infested, and the management is super rude.

The places are spacious but the property management company is terrible. They do not handle work order requests. So nothing ever gets fixed. We were having issues with theft due to the lack of a sufficient lock on our front door and they told us we will just have to wait until they got to it. It has been months and still no lock. We also requested pest control to come as we had squirrels living in our ceiling and outside patio and management did absolutely nothing when we brought this to their attention. Then when we went to move out, they completely miss billed us. Thankfully I looked it over before paying.

BUYER BEWARE! Management is unwilling to do anything but take your money. If you’re not buying, they put you to the side. Maintenance is terrible, can take months to get a pest problem fixed. They are trying to force everyone out to renovate. Cuts corners on everything. Tells you one thing to make you happy and leave their office, then does another. No neighbor is happy either.

Most recent interaction with new management (7/2022)I need a second handicap spot out in. it was suggested that I just make the old lady who has been using the ONE handicap spot for years park somewhere else since “parking isn’t assigned.” This was immediately followed by “we have empathy.” These people are disgusting.

Great living space. Quiet and cozy. Administrative team and maintenance team are very competent.
I love the apartment. They have used the square footage better than most places I saw when I was looking. The operation is poor and frustrating to the point that I have not had some things fixed because it is such a hassle.
Bourbon Square is a beautiful community. The apartments are very spacious. The staff in the office are always there to help. I love the fact that we have a fireplace and we can grill.

I would highly recommend NOT living at Bourbon Square. The square footage is very spacious, but maintenance is horrible, you can only use the amenities while the office people are working, and most people want to enjoy the pool and other things after THEY come home, but they can't. I would suggest passing right by Bourbon Square. Second glances not necessary.

My husband and I downsized from a large house to apartment living. Our sons have an apartment here at bourbon square that we knew we would like to rent a similar one. But the one we ended up renting is so far above our expectations. The unit is renovated and has an awesome view of a large pond.

I love it here! The many closets, two exits in the unit, the square feet unit space, furnish appliances, the amenities and maintenance onsite. This apartment complex is close to stores, restaurants and expressway. It would be even better if tenants be mindful of their pets' waste on the landscape, disposing their trash properly in the receptible bins and be respectful/mindful to other tenants. This is a tenant problem for which they need to own up and do their part to make this a harmonious living atmosphere would be an extra plus.

They don't clean the apartments. Every time we sit on the carpet we get covered in hair from the last owner's dog. Nasty. The lights were burnt out too and management said that was our problem not theirs. Guests aren't allowed to park in the area so if you want to have friends over you have to pick them up at menards or Walmart and drive them in. There is trash everywhere. It's a super gross complex but the same price of way nicer places. Don't waste your time or money. Go litterally anywhere else

I understand there are shortages everywhere, but it seems like management has been always falling behind with contacting residents, reaching out in regards of matters the are relevant, communication with the rest of the team (maintenance staff or office staff). The place is not being kept n good conditions: cleanliness is one of them. It doesn't feel like management cares about residents concerns or unhappiness.

Overall, I enjoy living at Bourbon Square. Especially the gym facilities, with the indoor pool and hot tub. The addition of the outdoor kitchen, although I haven't used it, has been great.

If you are expecting proper and timely repairs to be completed, dont move here. Issues since day 1 apartment inspection. Spent over $200 to clean apartment and make appliances usable and to insulate.

Bourbon Square is definitely great value for money. The quality of condos is great and the maintenance and management is good. Conveniently located, large community and without doubt it is one of the better housing options in this area.
I have lived here for 4 years and the truth is where I have liked to live the most from other places that I have lived and the area is very quiet, the neighbors that I have all very respectful I love it

When I first moved in it was really nice. Over the last year I feel it has gone down hill. It takes forever to get minor things fixed. The noise level has increased. Cars, dogs and car radios. Rent, water, garbage and sewer fees have all gone up just this year. Questionable if I will stay another year
Not worth it if youre expecting maintenance and items resolved or fixed. Worth it if you need a roof over your head.
I have been fighting for 2 weeks to try and get them to repair a hole over my shower that had rendered our only shower unusable for 2 weeks. No communication from anyone. Impossible to get them on the phone. No email responses. Pool is also filthy everything we have gone. They take days to respond to requests even when it's about a sink backing up and constantly flooding. Terrrrrrible service.
Siena at the leasing office is amazing and helpful, the mainence staff is all friendly and willing to lend a hand if asked without gruff. The apartment community is nice and welcoming with nice amenities as well. Overall definitely a nice place live.
The atmosphere at Bourbon Square is friendly. The park setting with ponds is very picturesque. Conveniently located next to the park district rec center providing a great walking area. Close to shopping and Palatine recreations make living here comfortable and pleasant.
Honestly, not worth the money they charge to live here. The grounds need to be kept in better shape, The amenities are no where in the condition they should be for what we are paying and getting work done in the apartment itself is hit or miss.
Bourbon Square apartments are clean, spacious and quiet! Its a friendly neighborhood, with great amenities!
Very clean building and quick maintenance response
The apartment is great. I've lived here for awhile. The staff on the office are nice especially Sienna. The maintenance department however is terrible. I understand they have had some turnover which makes it difficult to be efficient but we waited 4 months for a screen replacement.... And then they couldn't do it correctly. Maintenance really needs to step it up.
i am very happy to live here. i have a gym and a swimming pool, there are to big parks to walk and relaxing too
We absolutely love it here. This unit checked all of our boxes and moving has been great.
expect very large rent increases annually do not expect to stay in this location for a long period of time they will price you out of the apartment.

The apartments are large and the updates are pretty nice compared to other places. They staff has been kind and helpful. The parking lots are extremely challenging.

The spacious square feet space for the apt units. It is the largest so far in the Northwest Suburbs (to my knowledge). The closet space (incl. walk in), fireplace, central air, spacious kitchen, front & rear exits (this is none like it nowhere in the Northwest Suburbs to my knowledge), laundry room in each apt building, the appliances for each apt unit (fridge, stove, microwave, dishwasher & trash compactor), well lit areas at night, the landscape and the amenities. Not to mention a onsite maintenance team for repairs.

In the winter our electric bill was over $300 just to keep our home (ground level, 1200 sq ft) around 65 degrees F!! The older buildings are so poorly insulated that it costs THAT much to keep it a livable temp. The kitchens in the ‘non renovated’ units are so outdated, they have 80’s style cabinetry, and extremely old appliances. It is not a quiet community, there’s always someone listening to loud music or dogs barking which didn’t bother us much but if you’re looking for a peaceful place to live, this isn’t it. The leasing office is alright, on one hand, I’ve been treated with great respect and kindness many times, on the other hand, I’ve had staff be very rude, dismissive and even ignore me or my husband. I have had a “exterminator” enter my apartment without permission claiming I signed up for extermination services, when I did no such thing, and the office staff acted as if it weren’t an issue in the slightest. I moved out a couple months before my lease was up and just decided to pay the rent as opposed to break the lease, and somehow, with the heat/ac off, all lights off, nothing running or plugged in, me stopping once a week to check up on things, I still had a normal utilities and electric bill amount to pay. Our unit backed up to the laundry room, could those machines be using our power and water? Possibly? I would have no way of knowing. Also, I have 2 large extremely well trained dogs who would 9/10 times be kept in the kitchen (laminate flooring) when nobody was home. We had new carpet when we moved in, vacuumed twice a week and cleaned it twice a year, it was in great condition upon move out. We had 2 separate maintenance staff members walk through our unit before move out and tell us that they saw absolutely nothing wrong with our carpet and they didn’t see us getting charged for replacement. Wouldn’t you know, a couple months after our lease terminated I got an email stating we owed a large sum of money for carpet replacement fees! IF YOU HAVE PETS AND LIVE HERE, BE PREPARED TO PAY FOR CARPET REPLACEMENT NO MATTER WHAT. I disputed the charges with a representative and sent them photo evidence on how we left the carpet within normal wear and tear. Yet they still made us pay an arm and a leg unjustly. In conclusion, their business practices are unfair and nobody else should have to go through what I did. Pass this place up.

This place is terrible, the maintenance staff just decides to show up when they feel, they left us a note stating they would be coming 10/1 and they decided to show up randomly yesterday 9/23, it is insane that people can just enter your apartment with a knock god forbid you're getting out of the shower naked and then you just see some man standing there looking back at you. This doesn't just end there the guy from maintenance comes in with no mask no gloves or shoe covers, now we have no idea what other apartments he was in but in a world with covid this is unacceptable being he came in to change the air filter, ZERO common sense at this place and management doesn't even care enough.
