Property Ratings at Alborada
This complex is the poster child for corporate greed. We had multiple broken appliances for the entirety of our lease, a feral cat colony infested with fleas, crazy upchargers in utilities, and it was impossible to find parking after 6/7 pm. This place was filthy and mismanaged. We had more than one cockroach issue, and the fleas came in to the apartments through the doors. Poorly sealed windows, and at least one parking gate is always broken. The name of their game is profit and I have truly never had a worse living experience. I'd give 0 stars if it were possible
Apartment wants to make even more money by charging its RESIDENTS monthly ADDITIONAL for parking. HEAVY infestation of diverse insect species. Apartment said “they can’t do anything about it.” To buy bug poison/traps. Pest infestation is for this whole complex, no matter how much poison you use, there is more. Cracks for pest throughout. NOT SAFE. Car thief, mail thief, porch pirates. NOT CHILDREN SAFE, there always are strangers walking in the parking lot. Dumpsters are far, few, and overfilled. Floor is dirty from trash. Yet the apartment is concerned about stray cats rather than it’s overfilling dump and cockroaches
This is not safe to live. The mailbox in this apartment were stolen several times since I move in and almost a year have passed, NO ACTION was done by the apartment. Since the first stolen happened, I determined that I’ll try to find a new place and move out ASAP. Recently the driver’s licenses of my husband and I were also stolen from our mailbox as well, we received NO EMAIL or alert form the apartment about this incident. Then I started receiving calls from the bank saying that someone tried and succeeded in getting money from our bank accounts. We tried to contact the apartment about this issue, all we got is that “this is happening in a lot of communities and there’s nothing that we can do about it”. They didn’t even file a separate police report for that. I can’t believe I’m paying for the security for this apartment and that’s what I got. No cameras in the mailbox area were installed at all. They care more about looking for cars parking in the community from outside than the safety of their resident. I don’t have any safe place to store my mails because I live here. Be careful, losing your mails is a serious situation and do look for those information when you’re looking for an apartment.
The leasing team is the worst. They are extremely nice to you when they want you to sign the lease for a new apartment and they have zero after sales service. They handed over a dirty apartment and did nothing about it after several requests. The community is infested with roaches and there are lots of spiders and web in common areas. They will not leave an opportunity to charge you money when you move-out but they do not give clean apartments to new tenants moving in. The packages and mails are lost often. The common areas are not cleaned and you have to complain several time to get their attention. Also the gate is broken most of times and any one can walk in from the pedestrian gate towards guardino st.
Denise(Leasing Agent) is very sweet and prompt on requests and in providing details though other agents are not that friendly. Apartment is clean and neat. New paints and fresh carpets. Patio is very dirty and don't think we can use it without power wash. Leasing guys don't want to do anything to clean it. Overall experience is good so far, we just moved in a month ago.
Have been living here for a relatively short term stay . Location is ideal away from the busier roads with close walkable access to parks and the lake. The one bedroom option is larger than most in the Fremont Mission Hills area. The apartments are seemingly well maintained and handed over with the usual cleaning of cabinets and carpets - however, expect a huge amount of wear and tear especially to the appliances (stovetop/fridge/dishwasher,etc), countertops, bathroom tiling and carpeting in terms of residual deep scratches and stains that comes along with a relatively well lived apartment complex. We thought it best to note/share these with the management team prior to move-in and it was duly acknowledged. Given that one's living experience is hugely dependent on the receptiveness and responsiveness of the management looking after the property, have to say that the team here (including Venessa and Dave)is highly courteous, professional and receptive to your feedback with a well meaning intention to improve service quality. Whilst the response timelines to run-of-the-mill issues is excellent, action to address relatively longer term issues has scope for improvement. The good news is that the current core management/leasing office team has that desire to raise the bar and strive for a totally positive feedback from you. The on-the-ground maintenance guys (including Rafi) are completely trustworthy and have constantly demonstrated a positive work ethic and attitude which is commendable. So far so good for us....Fingers crossed, have not experienced anything out rightly negative here thus far (as opposed to the recent reviews - except that delivery packages go missing or are delivered to the wrong address much too often which is ostensibly more of a third party service provider issue). We would like to think that a positive living experience is reflective of the current on-site EQR team's promise of offering better services....hope ours remains a pleasant stay from beginning to the end and we can update our feedback with more news to share on the upside of Alborada.
Car break ins on a regular basis. And the office does absolutely nothing about it. Even tho its a gated community. The apartments and incredibly dirty. They leave them in horrible condition for the new tenats. Which is just pathetic. Water quality is horrible. Everyone is loud. Parties every night. Music loud every night. And again the office does nothing about it. Do yourself a favor and stay far away from this place.
The apartment complex is infested with roaches. If you enjoy living with extra “pets”, this is the place for you. The first unit that we moved into had dead roaches in the cabinets (found them on the day we arrived). After complaining, the second unit we moved into had live roaches. The staff didn’t really seem to understand why we wouldn’t want to live with roaches. However, thankfully, the country did which allowed us to break our lease without penalty.
This apartment complex is a nightmare. We chose this out of the many complexes in Fremont because of the spacious apartments and supposed gate. The gate is a joke and often broken. Within 3 weeks of moving here there were 3 separate break ins to cars in the complex. We moved into a unit that smelled like mold, was filthy, and had dead roaches in the cabinets. After complaining to management we were moved to another unit in the complex. This unit upon move in was also filthy (I had to hire a maid service to clean before moving anything in). Three days after moving in we started seeing roaches in the kitchen. We even saw a few in the oven timer. These are not issues that anyone should have to deal with moving into an apartment.
Today we had an appointment to view an apartment. But managed refused to go outside because of rain. "I can show you photos" she said. Oh, really? Thank you so much, of course I did not see these photos of this apartment in Internet before schedule my appointment. folks just check weather forecast before planning your appointment. Dear management, if its your rule to do not go outside if weather is bad, please add this information to your website.
We've scheduled an apartment viewing and came right on time into leasing office. It was raining and a manager told us that she won't come out of the office because of rain to show apartment to us but she can show photos. I've proposed her to use my umbrella but she refused. If you cannot go outside you can call us and notify, but we wasted our time instead. Do you really think that we did not check photos of apartment on your official site before coming? That is a desciption of situation without any emotions and the reason of * Our advice: do not waste your time for such awful service or at least check that it is not raining, lol
Don't live here. Noisy Apartment and BAD Management. You need a good luck to have a third floor apartment or your upstair neighbor walks normally. Office won't do everything to help you. They just keep saying this is apartment and you need to bear the noise. Even our upstair neighbor has pointed out their floor has problem so the noise becomes louder than usual. They just said we won't be able to fix the problem. You can choose to BREAK the contract or transfer to other apartment (Sign new contract, with 500 and 6-month more). Can you image that you pay more than 3000 and can't have a good sleep at home and normal life quality? They keep saying this is old apartment. I lived in 40-year old apartment for 6 years and did not have problem with upstair neighbor. This company just wants to earn money but not provide a good living quality. Worst experience ever.
This is a wonderful location. Incredible, we can enjoy our free time going to a picnic just in the corner and we can go work at the other corner taking the Bart to everywhere. Gym and swimming pool at our hand. What else can I have? Just a FREE RENTAL FOR LIFE!
Alborada Apartments is a perfect garden community for families and individuals who are looking for a safe place to live away from the usual hustle and bustle of the city but still close to the BART, grocery stores, and good restaurants . The maintenance and office staff here is very helpful and is always ready to help residents in times of need.Alborada is conveniently located and has easy accessibility to the two main freeways (880 & 680) connecting the north and south. There are good parks around the community that gives an open feel to this area.
Good spacious apartments, comparable rent (not very expensive as compared to some of the other apartments with similar features, amenities). Very friendly and courteous staff. Good and quick maintenance. I will certainly recommend this apartment community to anyone looking to rent in the Fremont area.

It is also next to the Fremont central park which has nice facilities for recreational activities. The central park is a great place to keep kids and toddlers active and happy. For energetic hikers the 786 ft hig mission peak is 6 miles away. The breathtaking view of the imposing peak can be seen when you are out for a stroll near these apartments. You cannot get better security than here because the Fremont police station is less than a mile away. The area surrounding Alborada is mostly a residential area with working families and youngsters who travel to San Francisco and the South bay for work. For those who need to travel to San Francisco for work or a quick getaway the BART station is less than a mile away. The fremont shopping center, health care centers and financial services are all located close to the BART station less than a mile away for here. All-in-all this is a great place for living with great access to all things necessary for living a quality life. Within the apartment, the staff are kind, courteous and they respond fast in case there is an emergency. The apartments themselves are well maintained, spacious and comfortable with good amenities. This is a great place for quiet living in the middle of the bustling bay area.
I finally found my perfect apartment at Alborada in Fremont CA. I feel very secure as it is a gated community. My apartment is on the ground floor with an attached garage and a courtyard view. It has the best kitchen with a laundry room. While it is only a one bedroom, I am able to fit my large oak desk, office chair, oak queen size bed with a night stand and an oak dresser in the bedroom. I own a dog and cat which are welcome here. I can walk to the Fremont Dog Park and Lake Elizabeth. The complex boasts 2 pools, 2 spas and a well appointed gym. I am close to shopping and restaurants within a 1-2 mile radius. I see myself living here for a long time.
Alborada aparments in Fremont offers safety, convenience, comfort, peaceful living and stunning views for reasonable rent. The staff are helpful and the apartments are well maintained. The BART station which offers connectivity to a large part of the bay area is less than a mile away and it is very convenient for a work commute to the financial centers in SFO. The Fremont shopping mall, medical center are close by too. Mission peak offers a very challenging 6 mile hike for the physically active. A drive on the mission highway 238 which is close by offers some incredible views of the hills which run along Fremont and up toward the north bay.

Alborado community is safe, quiet, and friendly if you are. The staff are responsive if something needs to be fixed. Fremont is an enjoyable city. The park, shops and restaurants are nearby.
