Property Ratings at Benton
First off the former owners (Alexi at Willowbend) were fraudulent. They promised discounts to people and did not notify residents that they were selling to Benton and now those deals are not being honered by new owners. Things I requested to have fixed within the 48hr period you are given when you move in STILL have not been fixed. My first night there I saw roaches and the issue has STILL not been addressed even under new management. Neighbors are nasty trash left EVERYWHERE, even by the parking lot..like WHY? Oh, and I still have not got my garage opener. The only plus right now is the new office staff actually answer the phone and are there when you go to office. Adonis and property manager Wil have been great. I know they have a lot on this place because it was owned previously by trash. I'm gonna be patient and give it a while to address all issues but as far as the pest imma stay on they heads. I love my apartment and do not wanna have to move AGAIN but I'm not gonna pay what I do to stay in the projects.

Too many bad reviews on apartments.com. Not trustworthy
We were scheduled for a tour at 12pm. Our tour guide was supposed to be Rose. This place is an hour drive from our place. Once we get there, we were told by another worker, Wendy, that Rose is very busy and that we would need to reschedule for another day. We asked them when is the next tour available for today and they said at 3. We have a different schedule at 3 and touring would only take 10 minutes (according to Wendy.) She also said that we can join another tour if the person is OK with it (that was not true). I understood that none of this is Wendy's fault. However, it did feel like she wasn't as helpful as we would hope she would be. For the most part, she stayed that there was nothing that she could do and we need to reschedule. We have read other reviews and Alexi's reaponse. However, nothing has be fix and people are still experiencing the same problems.
This place is roach infested, loud music, non-responsive management that doesn’t answer your phone calls, work orders never get handled and trash is never picked up. If that’s not enough, the stairs have been broken for over a month and they’ve yet to bother to fix them. The list goes on. Don’t make the mistake of moving here.

Roach infested!!, neighbors stomp constantly alll day, they play music very loud at night, people loiter on the stairs all day and night, maintenance takes forever to come fix things it’s been months and I still don’t have working lights, trash everywhere and it stinks!, no parking spots because everybody thinks this is a car lot to store cars with no tags, rude office people, and very over priced for bad quality things! Don’t do it !!

I have lived here for almost a year. The management allows residents to party at night in the parking lot, blasting loud music from their cars and smashing beer bottles on the ground. We have filed multiple complaints with the office but they don't bother dealing with it. Sometimes the residents get into fights and we have to call the police. Sometimes you hear gunshots. Sometimes people gun their engines all night. There's zero security. Just don't live here - it's not safe or family-friendly, and the management doesn't care.
To say this is my first apartment and it has been quite an experience. I also didn't get to see my apartment until the day of move in. Nobody notifies you with any changes within the apartment complex. There was quite a few damages in the apartments before move in and I didn't realize it until couple of days of moving in. For things not places correctly and clearly they just painted over it to look decent, the cabinets layer coming off, the bathroom door not put in correctly. I am not to happy with this place. The people who live the floor above us always stomping loud throughout DAY AND NIGHT. I have not had a peaceful night of sleep without hearing anything. Its like people dropping heavy things or jumping. My heater has not been working for sometime now and I have been trying to get hold of maintenance and they only came once out of few request that I have made then our heater worked then the following two days it stopped working. I contacted the office multiple times and I'll be lucky enough to get someone on the phone. When I would get a person they will say that they are going to put in a request in but NOTHING has been done and it's been a full month and a half. I have sent about two emails out to the manager, assistant manager and no response by either. Its quite frustrating. I work for healthcare and work long hours for me to wake up to an extremely cold in my apartment to also coming to a cold.I do understand that there is probably not enough staff but I think it would be a curtesy to at least notify me and let me know. When I would submit a maintenance request.My partner would also see the maintenance people driving around in the carts and he would ask them if they could come check it out and they would say that the front office has to submit it in order for them to come. I'm not sure how it works but I did submit about 6 maintenance request in the last month just to fix my heater. Not to mention, new years eve there has been a leak in our garage from the top floor and I was afraid it was going to damage my vehicle. There would be times were I had to park my car outside incase it was going to collapse. Even though it would not be my responsibility if it did, but I can't imagine if it did how long would the front office would get it my car fixed. Till this day there is a big spot in the garage and I started to see mold. I did also contacted corporate on 02/10/22 and unfortunately had to leave a voicemail and no response since then.
Currently residing here, and have lived here since it was Parkway Place early last year. This complex (not just my unit/building) has a SEVERE roach infestation (not “water bugs”). I’ve spoken with the old and new management multiple times per month for the last 3 months about this issue with no resolve. Their only solution is to send maintenance to do a bare-minimum spray, which clearly isn’t effective as I just seen a roach this morning (1/15/22) while making my coffee. Not to mention, the screens bew management GLUED (yes, glued) to the OUTSIDE of the windows that are falling down left and right. While the units are nice is appearance and moderately affordable, I would HIGHLY recommend moving elsewhere. Please note the leasing office staff aren’t rude, they’re just not solution-oriented. In fact, I would give them an A+ for accomplishes bare minimum and adding to the depreciation of what used to be an affordable and comfortable North Dallas community.

Ive only been at Parkway Place for 2 weeks, but I have no real complaints. If you are on the 1st or 2nd floors you will hear your neighbors, but I think that goes for any apartment complex. The application and move in process was easy and the leasing staff answered all of my questions and concerns within a timely fashion.

I've been at Parkway Place for just over five years and my overall experience has been good. I've hardly have any complaints and the maintenance team does a great job! The walls are thin so you can hear your neighbors from time to time. But it's a nice and active and diverse community. The office staff does what they can to keep us updated on all things, so I'm very appreciative of that.

I lived her for a year and loved it! The maintenance team are super friendly and helpful as are the office staff. All the upgrades in the apartment are very nice with the stainless steel appliances which I love. They keep you informed about everything that is going on the apartment complex. Dog park is nice and kept up with, as well as the pool and other green area's. There is a police officer that regularly patrol's the complex. Would have renewed my lease for a second year but had to move closer to my job.

At the beginning of 2020 everything was great. In May my air went out it took them three months to fix it. New neighbors moved next door and roaches start appear. The apartment people spray ones or twice and I still have roaches.

This is such a beautiful property, and the new management has been amazing. They always go above and beyond to address issues as quickly as possible. I couldn't be happier with the upgrades. The pool and fitness gym are great perks, and my dog loves the dog park. The shopping and restaurants nearby are a huge plus!

DO NOT move in to this complex. It is horrible. Management never answers the phone. It takes 3 weeks for maintenance requests to be completed. Your drunk/high neighbors try to come into your apartment because they are too messed up to realize they're at the wrong door. Management tells you to be understanding about that... DON'T DO IT!!!! You will regret moving into Parkway Place Apartments!!!

Its hard to enjoy a home when its so expensive to live. I enjoy the proximity of everything around me but the loud neighbors is a deal breaker. I do plan on relocating to another city for cheaper rents and a single family home. It doesnt seem that the property enforce noise ordinances.
