Property Ratings at Algarita Lakeside
Expect to have roaches as your roommates, work orders will never get done, and don’t even think to voice your issues to management because they can careless! Been trying since July to talk to upper management and of today 08/28 finally got a hold of Angela the senior regional she was extremely unprofessional.. Laughed with a colleague and not once apologized for the infested apartment me and my new born had to live in, up until now I decided it was best to leave to my moms. It makes me absolutely sad because I am more than sure there are others in the same ship as me and not everyone is fortunate to have family to take them in. This is a place we call home and for them to treat us like some animals is not right.
We lived here a full year last year and omg I’ve never had a management so incompetent ever! We moved in with a mold stain on top of the ceiling in our washer and dryer room. We filled out the form with all the things that were wrong with Apt and put in a work order , never came to fix it. Maintenance has always taken their time, mailroom kept getting broken into, had to use my parents address and pick my mail up there. When it was finally time to move out, we have our notice 60 days before and they were trying to keep us longer than we had to. I fought it and got it taken care of but it took over a month to get any response from Alfred (current manager) then after two months of having moved out I got a notice of getting charged for a cleaning fee and repainting & it was because of that mold stain that was there when I first moved in. Horrible experience with them. Honestly, I never take the time to write reviews cause all Apts have their good and bad things but this management has been such a mess, and never take accountability for anything they do/cause. I highly advise not to move in here.

Hi, there. We recently took over the community as new management and look forward to the exciting changes ahead. We would have loved the opportunity to improve your review. If you have any questions regarding your move out, please reach out to previous management. We wish you the best in your new home.
Ceiling leaking again for the 8th time. Guess it’s time to move since the last roofer they hired told me they will only pay for a patch job and not fixing the real Problem. Recently, new mngt took over but I’ve heard the song & dance too often and this has gone on too long.

We're truly sorry to hear about the ongoing issue with the ceiling leak. We understand your frustration and appreciate your patience over the years. We assure you that we take your feedback seriously and will use it to improve our services. We hope to have the opportunity to regain your trust in the future.
Do not move here, the gates are constantly broken, cars are being broken into and stolen, cops are in and out of here every other week and the new management doesn’t show the slightest bit of concern. Everything is old, the stairs are a tripping hazard, roaches galore and other tenants do not pick up after their pets. We haven’t been here a full year and already have multiple reports with the police for vandalism and theft. Save your money and move somewhere else

We're truly sorry to hear about your experiences. Your satisfaction is our top priority, and we regret that we fell short of your expectations. We take your feedback seriously and will use it to evaluate and improve our services. Thank you for bringing these issues to our attention.
We moved in three months ago. Since living here we have observed: There have been two water outages that lasted several hours, one of which was roughly all day, and several shorter water outages without explanation or warning. The mail room is in such disrepair that the USPS stopped delivering to multiple boxes. There is still no option to drop off outgoing mail (and there has not been since we moved in). Packages marked “delivered” frequently go missing. The buzz-in box outside the gate has been seen physically damaged a few times. The planks of wood that make up the gate swing in an unsecured fashion when the gate opens and closes. The trash dumpster mysteriously appeared to have been set on fire one day. Additionally, people keep bags of trash outside their doors all the time. Litter in general is visible all over the premises. There is broken concrete everywhere. The air conditioning in our apartment has broken three times and is unreliable at best. Front office told us that many apartments have been at 90+ degrees awaiting repairs. The washing machine for some reason cannot do cold water. It is always hot no matter what is selected. We spotted cockroaches on move-in day. We keep a clean apartment and have continued to see cockroaches, ants, and wasps. When walking around the apartment complex you can spot many wasp nests outside the units. Maintenance requests are frequently ignored. We still have outstanding requests from our first week here. Some outstanding requests that have not been addressed: ceiling fan in the bedroom that does not work, inoperable bedroom light, a toilet that requires multiple flushes to work, and a ceiling fan in the living room that is not properly secured (it is jutting out of a hole in the ceiling where wasps are seen to go in and out). A tattered and torn American flag was flying outside the office for a long time. Now there is no flag.

We're truly sorry to hear about the issues you've experienced. We strive to provide a comfortable and enjoyable living environment for all our residents. Your feedback regarding water outages, mail room conditions, maintenance, and pest control is concerning and we take it very seriously. We assure you that we are committed to addressing these issues promptly and effectively. We appreciate your patience and understanding as we work to improve our services.
We went without hot water all weekend long. Seems like the emergency maintenance number is non-existent. We called every hour on Sunday afternoon and calls went unanswered. If not having hot water is not an emergency, I don’t know what is. We have lived here almost 7 years and this is the first time we have had to call the emergency number and to be ignored was very concerning. We signed a new lease as we were told we would have our air ducts cleaned professionally. Once the lease was signed, guess what? We were informed that the manager said they don’t clean air ducts professionally. Guess, they like having people come and go every 6 months, instead of a good long term resident that is never late on rent.

DO NOT UNDER ANY CIRCUMSTANCE STAY HERE. Prepare yourselves because I'm about to spill a bunch of facts that I have plenty of paperwork to back up. My husband moved out of Algarita November 26th 2018 ( as stated on his original lease). He submitted an intent to move out form 61 days prior to his move out stating he would be leaving November 26th. After he moved out Algarita failed to send an itemized list of deductions via mail within 30 days ( which is required by Texas law or they owe you three times your security deposit plus $200). Fast forward to the end of Dec 2018 and they send an email claiming he owes them $1170. He responded and let them know that he didn't owe them anything because he was moved out on time, they never sent a list of deductions and his lease stated his 13th and 14th month were free (that would be October and November 2018. Upon receiving his email they sent over a foraged and altered lease as well as a fake itemized list of deductions. Let me remind you all that a lease is considered a legally binding contract and altering it is punishable in court and by law. Not only that but they erased multiple things from his file. In the altered lease they changed his move out day to the 19th of November to try to make it seem as if he stayed later than he was supposed to, thus owing another months worth of rent. Well, not only did they change the move out date, they were also to dumb to realize they had change his rent per month to only $400 a month instead of $900, meaning they owe him hundreds if not thousands back from overpaying. When confronted they refused to respond and so we've been going back and forth with the collection agency they hired, The Phoenix Recovery Group. We've tried to settle this with the leasing office, even coming in and providing the original lease to show them it was illegally altered after move out and they just don't seem to care about their fraudulent actions. Today the Recovery Group admitted to me that they know the collection is fraudulent but there's nothing they can do about it because " We do not own this debt and the client is a very large reputable player in the property management business so they have the final say". The collection agency is literally worried about losing a client instead of doing the right thing. Both parties know fraudulent business is going on here, and neither one is willing to do the right thing and remove the fraudulent debt and remove the collection from the credit bureaus.

Drove up to beautiful fountains and I had the feeling that I entered an oasis’s paradise. I felt as though I was on Vacation. I loved the floor plan of the two bedroom and the 2nd bedroom was surprisingly spacious. The leasing representative Caitlyn was excellent and formative, friendliness and professional. I’m planning to go back in May when we are ready to move because my experience was amazing and the location is perfect, accessible yet tucked back in a private community.

If I could give this place negative stars I would. The apartments by themselves aren’t too bad. It’s in a quiet neighborhood and the prices are affordable and the apartments not too shabby. That is where the pros to this place end. The way the management is organized in regards how they handle procedures and protocols with their tenants is deplorable. Due to extenuating circumstances I had to break my lease on the apartment I was staying at in Algarita Lakeside. I made sure to check up with the office consistently on how to make the process as painless as possible being very open to paying the reletting fees and the rent till they found another tenant. They told me it shouldn’t be too hard since we were coming into summer season and all I’d have to do is pay rent through the resident portal till the apartment was reoccupied. Easy peasy right? WRONG!???? Apparently since I had moved out I no longer had access to the portal to pay but was responsible for making sure those payments were made. On top of the fact that you were no longer able to pay at the office and this Firmus Management that’s in charge of the property is all the way in Colorado and doesn’t even have a phone number to call only an email in which they DO NOT RESPOND. I keep calling the property to make sure that someone has occupied my former apartment, these people tell me no but they’ll let me know as soon as it happens. Email after email I finally get with the regional manager and she tells me it’s been occupied for the last couple of weeks and that I actually should be reimbursed for that last week of rent that I paid to the place. Cool. Finally making some headway with the place. Contacted firmus customer care AGAIN to see how we can finish all of this. No response. Yesterday I get a call from COLLECTIONS cause apparently it’s easier to contact a debt collector instead of your CUSTOMERS. DO NOT I REPEAT DO NOT STAY HERE. And if you do keep any and all documentation you have between you and managemen

Hello. We are very sorry that this has been your experience and we would like to assure you that we never intended to cause you any frustration or inconvenience. Please reach out to us directly at (210) 826-8683 so that we can discuss this in more detail. Thank you.
My wife and I were stoked to find his place! We love our new apartment here at Algarita, especially for the price! The staff was all very friendly and welcoming and provided an over all super easy transition for us!
This place was once the prime BUT no more! The biggest issue is the leasing staff constantly giving excuses about how they are short handed on maintenance staff. Even during an emergency maintenance call to the office, they usually will not call you back so you don't even know if they got the message and they've used this as an excuse. They keep the man-made lake & pool in tip top shape so potential tenants will be tantalized but look closely at the structure of the building. You will see cracks in the foundation everywhere. There's good parking right now because lots of folks have moved out. I've complained about my steps feeling unstable & the wood is rotting and they have done nothing since its been reported weeks ago. Rumor has it this place is in the process of being sold so nothing will be done for a while.
I just have to say that I love living at Algarita Lakeside! I've lived here since July 2015 and wouldn't want to move into any other apartment complex in San Antonio. Here's why: The prices are excellent for the square footage of the apartments, they have a more "homey" feel than any other I've ever lived in, and for anyone who loves the outdoors the location cannot be beat with access to the Salado Creek greenway just across the street. I also appreciate the architecture of the buildings (no cookie cutters here!), having the lakes to walk around, and being close to major freeways and the airport--not to mention being only 10 minutes from work! As a pet owner, I also love their pet policy! This is one of the few apartment complexes in the area that allows larger dogs and my pups love the pet wash station. In addition to all of those reasons to live here are the current management staff and the new ownership--they are doing everything they can to improve the quality of life for their residents. The buildings and grounds had been allowed to fall into disrepair by the previous owners/management, but many improvements have been made in the last year and the newly renovated units are fabulous (I'm going to be moving into one very soon!). There have been a few hiccups along the way due to circumstances beyond their control, but they truly are doing their best to make Algarita Lakeside a great place to live. RD
Save yourself the hassle and look elsewhere. This property is poorly managed. The staff is untrained and unprofessional. We experienced numerous miscommunications and gave them plenty of opportunities to get it together and they failed. We decided not to move-in as scheduled and found a professionally managed property.
They claim to be military friendly but told us they didn't know what a military clause is... as well as currently giving us issues on moving out even with our orders. The maintenance seems almost nonexistent. Our garbage disposal broke and we have yet to have someone in here. A few times our water has been shut off without warning for an entire day. They said they sent a email warning yet none of the tenants ever received it. And even when our disposal worked and everything's clean, fruit flies are a major issue, along with roaches and ants (although I know that's common). It's also a "gated community" but the gate is broken so it stays open, our car was stolen 3 days after moving in.. They've been "working on it" for 6 months. If you can deal with the bull, it's a pretty area. I've taken my son to the pool a handful of times and walked him around the lake and up the trail. There's a reason they offer so many specials to get people in! Don't sign a year contract because you might just change your mind.
One word BUGS!!!! I keep a clean place and have never had a problem with bugs in my life, but here it is as constant battle. I hate coming home for this first time ever because of it. The new management is awful and don't know how to manage anything from books to work orders. If you like your apartment hotter than Hades this place is perfect with a consistently broken AC unit. This place is terrible and I've been a renter for awhile. This place is a trap! I can't wait to get out of here.
Big three bedroom, nice people our main thing was the space ,we have a lot of stuff and needed the extra room.
Good place to live ...single guy I work three jobs so I am always gone and my stuff is always safe. The only thing that would make it better is a live-in maid.
The space works close enough to everything. All helpful. We have had no discussions about any problems ..a few fixes her and there ..but that is it.
six weeks to go on the lease and my family is goin to stay another year. we have move around year to year before this.
When we moved here some years ago it was ok,They really have gotten better with everything.I believe these are some of the best apts in the area.
A good place to live very safe and the apartment is improving. Thanks to my sister for referring me ,
Giving all my family has lived here for years,we love all the improvements they are doing and have spoken with about. Some people don't like change that have been living here for years, but it is about time.
I just moved in and everything was ready like they said it would be. I really like the location and the staff is friendly. I look at a great deal of places I am glad I chose this one.
My daughter mispaced our key two times and they gave us keys for free. We have been here two years and love it
Searched for 3 months for a place, this was the best for the area and the money. They are doing a lot of upgrading .I this is a very nice place o live and very nice staff.
My plumbing had a big problem the office made sure it was finshed so that family had running water. We have lived places where they took months to fix things ...Thank you!
We have been in the 2 bedroom for a year and there as been good changes.Great location and friendly nieghbors
Been here 24 days and we like the apartment. The location is good and we have good neighbors. We moved from Round Rock TX
kept nice and clean they have of changes going on this a goo place to move in becase me es picky i have lived at too many places in SA this is a goo one.
Just moved in from a tiny place paying almost 300 dollars more a month. My apartment here is twice the size and far cheaper.I just thought it was worth saying.
I live in #2101 they are renovating the apartments in this unit my patio furniture was stolen by the contractor my neighbor saw it in their truck & asked them - they said it was left by someone who moved out. They will be back tomorrow I'll be here to confront them. Don't move in here.
The previous comment by "Lakeside Villas" is spot on. I also saw something on the maintenance website that was marked completed, but it was not. I'm still dealing with issues I complained about 4 months ago. I'm pretty sure there is now mold all over this apartment because of their lack of action. This wasn't even the original building I was supposed to move into several months ago. That one had so much mold that they had to tear down walls that affected a few units. I've been living here for almost a year, and I'm seriously thinking of not renewing my lease, even if I have to pay more monthly while I find another place. I'm a pretty patient person, so as long as the AC works, I have hot running water, and my toilet flushes...I'm usually golden. I'm not sure if it's apathy, ignorance, or they're just bombarded by the many complaints they receive from their run-down buildings...I don't have the highest confidence in that office team. To be fair, there are some PROs: It's location is centrally located, it's right next to the trail near the Tobin Park area, the street where the entrances are on have relatively low traffic, and I got a lot of square footage for the dollar. You just have to be willing to accept certain inconveniences and have patience when those inconveniences seem like they're falling on deaf ears. There is some charm to these apartments, but they're definitely showing their age.
I have lived in apartments before this one, and have had better and worse. When we first saw Lakeside, we fell in love with it. Not the fanciest, but has lots of character. Pools by the lake with ducks, fish, and turtles. Beautiful trees. The apartment itself is spacious and feels homey, and it is in a great location. The positive pretty much stops there. Maintenance is a joke there. Whether you walk in and tell them, call over the phone, or even submit the work order online. It all just falls on deaf ears. Even worse, is that the ones online they will mark "Completed" when in fact they did not. Now I know apartments and don't expect workers to come within a week or so. But it has been months, and simply nothing but empty promises. Missing door, wasps next all around apartment, hole in the ceiling from drywall falling inside crawlspace, old struggling a/c is just the main ones It's a shame because this place has potential, with a little more TLC, it could be just right.
