Be careful when moving out! DON'T BE FOOLED BY THE LOW DEPOSIT
I do not recommend moving to these apartments at all, lived here for 13 months, went through consistent staff and management changes, they always send emails that the office will be closed because they are short staffed **WORST PART** when moving out, they do a pre-inspection they will tell you and advice you to not clean, do not get a service to clean, they have much better rates to clean. they will also tell give you a very low **estimate** after you move out, they will send you a bill that is much higher than you deposit, and you will be responsible for it. they lied and said my carpet had spots, they lied and told me the apartment needed paint, they lied and said my kitchen needed cleaning. I left the apartment cleaner than it was when I moved in. Avoid this place

The best of Aliso Creek is maintenance, maintenance technician are very nice and they follow instructions to get in, one of the best Joe and Jose. Maintenance is taken care within 24 hours most of the time. The new office staff are very friendly and polite. Trash area needs to be check most frequently, manager or Leasing manager needs to check curb appeal. Main gate needs to be closed all day same as side gates/doors to avoid inviting bad elements to walk freely in the building

I would recommend Aliso Creek to anyone. Its well kept up and attractive. The management and maintenance are both excellent . They respond right away to any requests. There are 2 pools and tennis courts. Also a gym and excercise equipment. Its nice and quiet here . Its close to stores,banks, food places, schools.

I have lived in Aliso Creek Apartments for 7 months and have loved everyday of it. The management staff has always been quick to reply, caring and helpful. Joe the maintenance man is amazing and ensures all is taken care of. The amenities are beautiful. Most of all I love the layout and new quality finishes in my apartment. It feels like a home rather than a small tight apartment. My daughters and I love it here. We are local to all the food and shopping we need and a short drive to the beach. Im very happy to call these apartments my home.

Excellent management and maintenance staff - they respond promptly to any problems or questions - it's quiet here - the exterior of apartment and landscaping is attractive and well kept up - my apartment is really nice .

DON'T RENT HERE!!
This place has gone downhill. It was nice and now it's a whole different game. We have lived here for 2 1/2 years. When we first moved in, things were fantastic. The previous onsite managers (Tom and Nolan) were very helpful and got the job done. The new onsite manager Zack and his team are HORRIBLE! They don't care about you or I! All they care about is taking your money. Don't let me get started on the bookkeeper! The office staff turnover is ridiculous! They have different people working every week. They are currently remodeling the units here. Trust me, it's very cheaply done. The new cabinets fall off the hinges on a regular basis. The new interior paint just peels off the walls for no reason at all. The carpet is so thin, you can feel the slab under it. The walls are so thin, you can hear everything from your neighbors (See other reviews if you don't believe me). The buildings are cheaply built and you will experience it first hand if you move here. The insulation is horrific! You can feel a draft from every window and door. They are also redoing the wood trim on the outside of the buildings. The construction crew starts at 7am (Even know the lease states tenants need to be quiet from 10pm-8am), they paint the new wood and the overspray gets all over cars in the parking spots. You call the office to complain about the overspray and they do nothing to prevent it. How about a tarp over the fenced area they are painting in? Now our cars and several others have white paint overspray on them. Only after making multiple calls to the office and meeting face to face with Zack the new manager, did he finally say, "I'll see what I can do." That was 6 weeks ago and they are still using the paint sprayer! If you currently live at Aliso Creek and your apartment is near the fenced off area where they are painting, check your car, I bet it has overspray on it! They recently began re-plumbing all the units. Tearing up everyone's apartment, strangers in and out of your place all day long. You can't physically live in your apartment while this is going on. They demand you relocate your pets, but no reimbursement from Aliso Creek for the inconvenience. What a disaster! I would never recommend Aliso Creek to my worst enemy. We are looking forward to our lease ending! No way, no how will we renew again! Can't wait for all the excuses they will come up to keep our deposit. The new onsite management team runs this place like a prison camp! DON'T RENT HERE!

Aliso Creek Apartments, Aliso Viejo, CA
Great area to live in, tons of nearby stores and places to eat. Apartments are large and updated nice, however, rent isn't cheap. There is constant construction, and they give you little to no warning before they do it. Complex does fun things like food trucks occasionally and weekly taco Tuesday. Nice community and age diversity as well. They have a relatively good maintenence crew, but the front office staff can be extremely rude, and unhelpful. Also, neighbors have very little tolerance for loud noise. Overall, it is a decent place to live just pricy.

not "luxury" as advertised
floor plans are great staff is great. these units show their age and the cheap improvements done to be called "luxury". counter tops and kitchen wettest redone and nice but the A/C can't maintain a temperature in the 3 story units, cheap rental carpet that easily shows spots and dirt. parking in complex ok but Street parking all but impossible some nights.

Aliso creek apartments
My apartment complex was very neat and nice I was on the low income program for a year . But the my be got into a terrible accident an almost lost his life thankfully he was able to recover walking away with a c1-5 brake and t1-5 and broken should after this happen we were given a 60 day notice for renovations an didn't care about are situation we ended up leaving and living house to house until we were able to say money we didn't get are full deposit back due to animal and carpet stains ... But my dog is a service animal an the carpet was being taken out due to there renovation .. So all in on they have no empathy but the complex was nice

Aliso creek apartment homes
I haven't been here long but it's been great so far. The updated kitchen is my favorite place in the apartment. The rooms are spacious and have walk in closets which is amazing for all of my stuff! Over all in enjoying it here!

Aliso Creek Apartment Homes
Great for families of large sizes who are ready to head by the nearby ocean and shopping centers in this beach city. Amazingly spacious living area and kitchen including beautiful granite counters! The two bedrooms are a gorgeous addition acting as not one, but two master bedrooms! With gardens stretching all over the community and two pools, two tennis courts, a gym with incredible equipment, a spa, and a neighborhood fireplace in the open pool area, and complimentary dining and breakfast, these estates are like no other! Surrounded with unimaginable trees, these homes are paradise in the center of a big city!

Love these apartments!
The only issue I see with Aliso Creek Apartments is the parking. Otherwise it's a quiet, calm area, close to the freeway, and shops! Great school district! Not to mention taco Tuesdays and great aminities.
