Where to start. My refrigerator was not fixed for 8 months. They put a temporary refrigerator that was ancient in the dining area which was inconvenient. I moved out in September 2024. I have been charged for the Oven/Stove that I never used and they are claiming it does not work. I was charged for cleaning when I hired professional cleaners when I moved out. They are charging me for damage to the flooring which I had submitted a service request for. It was not even in an area with heavy foot traffic; it just came up in a small section due to the poor quality and has a scratch in another area for when they brought the aforementioned refrigerator in. They are charging me for resurfacing the guest bathroom shower where the paint chipped from the cleaners doing their job (never used that shower either). They are charging me for damage to the blinds that fell off every time I did laundry, also due to poor quality. Management and maintenance are unfriendly. Horrible experience, stay away.

It’s been nothing but issues since I moved in. Work orders take long and half the time maintenance doesn’t even know what they’re doing. Neighbors are loud and inconsiderate. Stairwells are shared so if you have a loud neighbor be prepared to hear them all the time. Loud music at all hours of the night and no repercussions. They don’t care about anything going on. Gates are always broken and cars getting towed. Pools are always closed for maintenance. Don’t live here if you want more problems.

The maintenance here is outstanding. I moved in and noticed there was no hot water to my tub. I called maintenance and they took care of it the same day. Great job maintenance!!! Leo is very nice and asked if there was anything else we needed but that was it ?? we love are new home.

The worst leasing department management I’ve ever dealt with . Rude , unprofessional , snarky and inefficient . The property itself is not worth the money , try elsewhere .

I’ve lived here for about 6 months now and here are the pros and cons: Pros - decently affordable - large apartments - AC and in unit laundry - nice fitness center (when it’s not locked) - no roaches or other bugs - cat and dog friendly - great area, lots of food and shopping within a few miles - can usually find parking easily Cons - bad communication from management (they have admitted to me that they don’t answer their emails) - shut off your water with 0 notice - apartment wasn’t well maintained when we moved in (cracked paint, broken appliances, bathtub chipping, awful carpet, AC makes a loud thunk noise) - maintenance is slow (our garbage disposal was shooting out water and management told us it wasn’t an emergency) - I’ve asked several times for an amenity key to the gym and the pool and they’ve refused to give me one. - not enough trash dumpsters I don’t regret moving here, I just wish things were slightly better maintained and management was more cohesive.

Rent was increased once time to renew lease, due to “Market Value Increase” However I found holes in my apartment walls which I thought were from drilling from the tenants on the other side, turned out they were from gunshots. Once maintenance came to investigate, they found bullets inside my damaged property. I had a valuable suitcase up against the wall that was shot and damaged. Management did not offer any type of discount or repay me for any of my losses. This makes me question the safety of this apartment complex and I am glad I don’t have children or pets living with me who could have been injured.

I have lived at Allanza for 15 years and have never had a problem. I love the large rooms in my 1 bedroom apartment and the layout is ideal. I had a three bedroom for about 5 years and it worked out really well with my roommate at the time. The office is well-staffed, and management is responsive and good about maintenance. This year they replaced my AC unit and thermostat after repairs were attempted and the unit was not cooperating. The maintenance people are very nice as well. The property is well-maintained. They just did some landscaping additions that made a nice improvement. There is a gate around the entire property, parking is abundant even for guests, and lots of pools. The BBQ areas are really nice with the new grills. UPDATE 2018: I've lived here for 17 years in three different apartments. I've never really had any serious issues and the office staff has always been cordial and responsive. Occasionally I had to call a few times for a repair, but to be fair they have over 800 units here and that's a lot to keep up with. Once, about 6 years ago the manager even reduced my rent when I discovered it was significantly above the current rate for a new move in due to market fluctuations. Over the last few years they have been doing refurbishments of the apartments as they are vacated, so they are all gradually improving. Last summer they required me to move to another apartment just two doors over so they could do the one I was in. My new place had been refurbed three years before and is in good shape, with then-new appliances, carpet and paint. The bathroom was not done well, but that was on the contractor, not the complex. The grounds are pretty much well-kept, although there are a few trees that could be removed—and the swimming pools are not bad at all. Groundskeepers sweep up every morning. They installed a lot of very nice grills in all the BBQ areas a couple years ago, too. There's a good fitness room with a TV and a range of machines. It's not a bad neighborhood at all, just a stones throw from some mid-price and some very expensive homes, and there is a police substation about 300 yards across Durango, plus a fire station with EMT one minute away. Half way between two grocery stores and a mile from a movie theater and from Boca Park and Whole Foods.

Hey everyone, just moved from California to Las Vegas in September. Allanza was the 1st apartment complex I looked at when I was apartment hunting and and after viewing multiple Allanza was the one the place I stuck with. Its defenitly affordable, very comfortable and cozy. Its quiet and everyone is so friendly. The office staff is amazing, Vanessa was the person who helped me with my move in. When I first moved in the washer had a minor issue but the maintenance person fixed it right away other than that I have had no issues. It defenitly feels like home and I would reccomend this place to others! Alot of people say alot of negative things but it's all totally false!! So if your looking for a great community and area to live at this is the place so come check them out!! Oh ya I have kids too and the school is walking distance markets are close by and many fast food and restaurants are near by!!

I have lived here for several years and consider this home. My unit is nice spacious and modern. I havent had any problems with the staff. When ever i put in a work order its always addressed the next day. The grounds are always nice and all appliances work. No issues for me here.

I highly recommended Allanza. I've been here for almost a year now and it's been the best apartment I've ever been in. I've dealt with Yacxira from day one and she has been nothing short of amazing. She is always there to answer any of my questions or concerns instantly and is so nice to deal with. The office staff and maintenance are great here. It's quiet and I feel safe being here. The location is great as is the neighborhood. Great place to live.
I live here with my 2 boys, they have plenty of room to play, everyone is super friendly the front office (i usually have the privilege of working with James Hanan) but they are all so helpful and knowledgeable, the maintenance crew are fast and respectful. The amenities are great and they are always clean and in working order.
One of the best places I have lived. I love that it is centrally located to parks and shopping. I love the mature trees, the dog park and the affordability. All of the staff, from the management, to the leasing agents, to the maintenance and maintenance coordinators and are some of the most knowledgeable. Everyone works fast to resolve an issue. There is alot of long time residents and I can see why. I will not be moving any time soon. It truly feels like home.
My boyfriend and I moved from out of state and the staff at Allanza made our transition to Vegas quick and painless! We love our privacy, the 24 fitness and pool center, and the covered assigned parking spaces. Our rent is fair and affordable for the size and style of our apartment, security is always active at night and maintenance is always quick to respond to issues - we love our home!
Friendly staff, no breed restrictions, dog park, 24 hour pool, 24 hour gym, play area for kids, all within a nice area! I couldn’t think of a more perfect place for me and my family!
Great staff at Allanza living here the past 4 years has been amazing. Savanna helped us out so much and gave amazing customer service. I recommend these apartments close to everything and very safe.

We used to live in so cal and we don't miss the traffic. This place is situated nicely between all the things Vegas has to offer and enjoy. The apartments themselves are nice as well.
I have been a resident of these apts going on my 4th year. The one thing that attracted me to here was the fact that I could have my 50lb dog and that the location is very central to this side of the valley and beyond. Close to grocery stores and restaurants and gas stations. There is alot of convenience. Plus living close to summerlin doesnt hurt. However as we know no place is perfect and we can nitpick about every little thing and become unhappy and spill it onto social media. So for once this maybe a bit different. Yes every place has its issues and if you live somewhere perfect let me know. Yep it takes sometimes to long to get things fixed and yes might have pests issues. Make a phone call and be nice. This place has 900 units and those folks that keep the place together have their hands full. So you might have to nag to get it done but be nice. Heres the thing if you leave here on a bad note because you are just unhappy about every little thing it will follow you to other places. If the person that you go to can't get things done to your liking ask for someone that can but do it nicely. These awful reviews that I have seen on social media sites are brutal. However I get it that we all want it and want it now but somehow it doesnt work that way here. I thought I was going to get a free carpet clean because I renewed my lease and I thought it was automatic. i wasn't aware I had to make arrangements and I got a bit hot under the collar when it wasn't done. I mentioned that to my go to person and that week we had an appmt and it got done quick. My carpet looks better and we are working on diligent pest control now. One thing at a time unfortunately. If you want it done fast do it yourself and get your own home so you can do it yourself your way in your time frame. Being older having an apt is not the prime way to go but at least I dont have to maintain a yard and anything else. In the long run of this review it could be a whole lot worse and yet although not perfect its a fine place to be.

Horrible place. Disgusting place and just want the most amount of money for horrible quality. Won’t work with regarding anything. Hate living here if I could afford to move I would but this is the only place for cheap that allows pitbulls. Don’t live here. The driving don’t work they spit up black mold looking stuff pigeons poo everywhere. They don’t clean anything they just stick the pigeons deturents on top of the mound of poo. Water spots on the ceiling when I told them the sent a guy who was annoyed of being there and he said yeah it happens when it rains they need to replace the roof. That was it.

This place is a nightmare. Problems from day 1. First it was the roaches. Then the security guard taking pictures of the kids at the pool. Now landloard says we neber switched our lease even though we paid the new amount and they cashed the check, but they want a 1000 dollar penalty. You are better off sleeping in your car than applying here. You will come to regret it big time. Horrible. 0 stars.

Beware of the entire office staff. They are friendly until you sign on the dotted line and that's it. Afterwards, you will be treated rudely and lied too frequently. The staff does not take care of simple problems like watering, dog poop, and taking care of the parking lot. They attempted to make an illegal change to leases in March 2017 and they will steal your security deposit. Even if you leave a unit in better condition that it was given to you (with pictures as proof), they will still take at least part of your security deposit under the suppose guise of standard procedure. Do not trust any member of the office staff or property management.

Sherry at Allanza has been amazing.. She is the best.. Sherry helped us out so much and gave amazing customer service.. She stayed on top of our application and kept us informed at all times .. I and my family lived here for 13 months.At first upon personal application the office is nice and neat but the apartment you're going to rent is old.And my neighbors upstair is partying mostly every night.Lastly by the time we moved out,they don't want to give back my security deposit saying they changed the whole apartment carpet because of dog pee's mark when in fact we don't even have pets.I said take a look at my contract and I didn't sign and pay for having pets.They said they already changed the carpet and I said can I take a look if it was really changed.They said it's not gonna happen.WTF!!! You can't even see what you've paid for!!!. They showed me a picture in the computer about the carpet marks,one of them is close by the window of master bedroom.How can that happen firstly, we don't have pets and secondly, our bed is position close by the window,if the old carpet is still there you can still see the foot marks of the bed.That time we already moved out and recieved a bill from them saying we owe them $130 apart from not giving us back our security deposit.We did not pay it and they brought it to debt collection agency which affected our credit scores. What I think, they are taking pictures from different apartments to show you the damage when you move out not giving your security deposit and saying they used it for repair.So future tenants, watch out for your deposit or they'll rip you off!!!!!!

this place and everything here was broken when I moved in and Continues to break everything is so old around the apartment they couldn't even clean the apartment correctly ,playground here is so nasty I don't even want to take my son to it bad experience over all good thing I only signed for a year thank God big rip off

We've lived here for over 3 years now and just recently moved from a 2 to a 3 bedroom. The bedroom sizes are huge. The maintenance shows up within a day and does great work. Jeff in the office in wonderful. We love the area with Boca Park and downtown Summerlin just down the road. The pools and landscaping are great. Surrounded by awesome restaurants and grocery shopping. The school zone in wonderful. Here's to another year!!

Some might say at Allanza "management" that a review of their establishment is a horror, a disgrace. Well, their apartments are average! That's not negative. But if you were told a second exercise room was readily available upon lease signing - you would expect access. No such luck. It's an abandoned leasing and current maintenance office so no can go unless you make several arrangements with several inept staff who ignore your request. Strike 1 When lawns or stones are all over the property sidewalks because of maintenance - you would expect them to be picked up so residents don't slip and fall. Not here! It'll take hours, if done. Plus you'll be woken by unnecessary lawn cutting and other maintenance that doesn't stop endangering the residents at 7:30a. Strike 2 Sidewalks and driveways are crumbling apart. Again, the care. The rest of the Lakes have beautiful sidewalks and this property doesn't care. I think a letter to the Lakes Association is in order. Strike 3

I've never lived in a place where management cares so little about their renters. Once you complete your lease, they charge $100/month unless you sign a new one. This felt a bit like extortion, to be honest. There is always a wait at the leasing office, and they do nothing past the bare minimum to help you. I asked for a different parking spot because the sprinklers were leaving hard-water stains on my car and they just said "no, we don't do that, we'll see if maintenance can readjust the direction of the spray" without even looking up. Not surprisingly I wasn't able to use my parking space for the remainder of my lease. As for community, a large number of the other residents are rather inconsiderate. I can't count the number of times I woke up in the middle of the night to music blaring from someone's car. This is not a place you want to live please don't move here!

So I just moved to Las Vegas, asked around where a good and safe part of town to live in was. They sent me to this area, I walked in to the office telling them it was my first apartment and they acted as if I wouldn't get approved unless I paid my deposit, 3 months and last months rent and my security deposit. I just wanted to get approved so I agreed. I saw the apartment which was a 2 bed 2 bath with the upgraded interior. I had told them about some of the reviews online and they said "happy people don't write reviews" I have no idea how anyone can be happy here. The apartment looked nothing like the pictures but they convinced ,e tat no other apartment would approve me so I signed the lease. For 13 months...... I did my walk through and literally there is not a square foot that isn't trash. I've been here 2 months and I am literally miserable. Haven't been able to use the pool once because it's ALWAYS locked for "plumbing". The gym is packed even at 4am. My refrigerator light is broken along with the stove light. My bedroom wind has a crack right across it which they refuse to fix because it doesn't cause any real danger. I had to go buy a new smoke detector because they one installed had no batteries and expired 5 years ago. The master bedroom shower shoots water all over the entire bathroom if you turn it on, the toilets don't stop running, closet doors won't even open because the wheel that keeps it on track is broken, wholes, dents and paint peeling off the wall, loud music and parties all night even on week nights, I could go on for days with all the things wrong with this apartment. I wish I wasn't so ignorant and gone elsewhere. Now I'm stuck here in this place for 13 months paying over 1000 a month when I was told 800. And I hardly ever use any lights or AC and my electric bill is $200 every month, oh and did I mention there is no ceiling lights in the rooms or living room... I'm only 18, I've never written a review for anything and I have relatively low standards. And I am just blown away at how bad this place is, everyone told me to ignore the reviews but PLEASE don't. I've talked to more then 5 of my neighbors and their in the same boat as I am. Don't put yourself in the position I did.
I love our neighborhood because there are always friendly people around exercising and walking their dogs. It's a developed neighborhood so you don't have to worry about walking on a street where there's no sidewalks or construction. There are lakes with little parks that you can sit and have a picnic or read a book. Even though the lake is gated and only for those residents, it's still a beautiful place to spend a couple hours. It's very diverse with a little bit of everything. & Those Guys Pies is within walking distance. I discovered that little gem on tv and we love them! Overall, I'm happy I chose our neighborhood.

I have lived in both a 2 bedroom and a 1 bedroom. The layouts are pretty nice, especially the large closets. That said, I much prefer the 1 bedroom over the 2. They are not the most expensive apartments in the area, and that does reflect in many aspects in the complex. There are some things I think could be improved upon, such as better security (the gates are open from early in the morning until about 6 p.m. without a guard on duty), more maintenance staff for a better response time to many common apartment issues, and a better renovation on old apartments (the wood cabinets NEED to be replaced). Many of the complaints I have heard about this complex can be solved with shelf liners, some patience, and common sense on your part. The office staff will do their best to help you, even in tough situations, but they do get busy and sometimes forget to get back to you. The maintenance staff will respond to all emergencies first (i.e. leaks, air conditioning failure). It is not a bad place to live, considering the price. Just don't expect 5 star hotel room quality or perfect condition, because that is not what you are going to get. -BW

This complex has over 900 units and is located in a nice section of Las Vegas,NV. The reason I have given this only a fair grade is due to the following: The security here is horrific.They have a gate,but NO GUARD.The gate is open all day up until about 6:00pm.Anyone who wants to can get in prior to that time with no problem.They have a hired security company,but not on the premises.They don't even entertain calls until approx:10:00pm,and are gone about 4 or 5am.If there is a problem,they have to contact a roving guard somewhere on the property,which can take an extremely long time to resolve.Allanza has been thru at least 4 different security companies,and I've been here since 2009.There is also a maintenance problem,in that it takes quite a long time to get maintenance to fix anything,since there are so many units to deal with.Outside of security and maintenance,this location would be at least avg,but not since I've been here. Those are pretty much the main issues.The location/convieniences are all ok. Thank you,Jeff

I liked the apartment at our initial rent price but each time we've renewed our lease it's gone up significantly with with too short of notice to look for a new place. If it weren't for the slightly high cost we'd be more likely to stay.

Living here is exactly how the the title explains....not terrible but not great. I feel like it's average living with a big complex. Many dogs since its one of the few places that approves large dogs. With that policy I wish they provided more areas designated to dogs (with grass) since this is one of their main selling points.

Positives: LOCATION: This is by far the best part of living in these apartments. They are centrally located 20 min from the North or South side of Las Vegas. But there is no easy shot to get to the strip. You have to drive for 20 minutes and hope you don't catch too many red lights since the oonly freeways nearby are the 95 and 215 which basically go around the valley before reaching the strip.But the large complex is fairly clean and maintained (though showing some age) It's about 5-10 minutes away from Boca Park Fashion Village, Red Rock Casino and *Downtown Summerlin. Other than this, the place is just average. Gates are closed after 6pm, there are 2 gyms and several pools that are kinda small. I rent a 3br for a little over $1000 per month (I found out they just raised their rents before I got in) Pets are welcomed with a rent increase and pet deposit. Each unit has its own laundry but it's in the outside closet of the balcony. Not the best during the peak of summer or winter. My unit had new carpets and a nice, basic kitchen with newer appliances and dishwasher. Negatives: BUILDING LAY OUT: My building is the worst!!! The view from my apartment balcony looks directly across (About 20 feet away) from the next building. 16 units facing each other, only a sidewalk in the middle separates the 2 buildings. I can hear my neighbors TV's, radios, arguments etc. At the right angle I can see through their vertical blinds. There are other units not facing each other but they are more expensive and hardly available. Our bathrooms have loud annoying exhaust fans that I discovered don't even extract the air. It only circulates the indoor air??? I know because I removed the cover and found the fan to be connected to a metal plate in the ceiling with no outside exit for the air. Bathroom odor lingers too long. I finally unplugged the fans so at least we can handle our business a bit more peacefully. There are no ceiling lights in the living room or bedrooms. You have to get a lamp and plug into an outlet connected to the switch at the door which controls the power to the plug. I'm not much of an apartment person. I have considerably less privacy than other apartments I've stayed in. I honestly can't wait till my lease is up.

The apartment I live in now isn't one that have been renovated. The appliances are old and there are no lights in the ceiling in any room. The staff is ok, but there is room for improvement. I wouldn't expect much from them. Also considering that I have an older apartment the rent I pay is too high for what I'm getting. If I could do it over I would have kept looking, but I needed a place quick.

The apartments are not kept up well and they try to charge extra for the renovated ones that are still cheap and old and tiny.
