Fans of HGTV's "Fixer Upper" are already familiar with Waco, a fast-growing city along the Brazos River in central Texas. But long before Chip and Joanna Gaines began remodeling the city one fixer-upper at a time, Waco was attracting savvy residents looking for a home deep in the heart of Texas. Downtown Waco is where the city began, growing around the iconic Waco Suspension Bridge, completed in 1870. The bridge is located in downtown's Indian Spring Park, with Doris D. Miller Park on the other side of the bridge. Indian Spring Park is the site of Waco's original settlement. Today, in addition to the bridge, the park contains the "Branding the Brazos" Sculpture and a riverwalk.
In addition to Magnolia Market at the Silos, Waco is home to the Dr. Pepper Museum, the Earle-Napier-Kinnard House, Cameron Park Zoo, and Baylor University. The soft drink Dr. Pepper was invented in Waco in 1906, and the museum is a popular tourist destination.

Property Ratings at Allen Place Apartments
I rented from Campus for 3 years at Allen Place Apartments. Horrible experience. 1) Move in: bring cleaning supplies with you when you move in, because the condition of our apartment at move in was disgusting. We had to spend hours cleaning the apartment to make it livable. I wish I could attach pictures to show the condition of our carpet at move in (it was discolored and stained and dirty). 2) Maintenance: horrible. We had a broken air conditioner that blew the condensed moisture back into the apartment, causing extremely high humidity and this led to our stuff having mold and other stuff grow on it (ew). We ended up buying a giant dehumidifier that emptied between 4-6 gallons of water from the air a day (yes, I know that sounds unbelievable--we couldn't believe it either). Campus didn't fix it until nearly a year and a half of us living there. Our building also had a major ant problem, which Campus also never fixed. It was up to us to bait and trap the ants as best we could. Serious plumbing issues. Our washing machine broke, and leaked water all over the floor. This was during normal use. On two separate occasions, two of our upstairs neighbors' appliances broke, leaking water all over their apartments, which then dripped down into our own apartment through the ceiling, vents, and fire alarms. The drain in one of our bathroom's sink never drained quickly. 3) Move out: They took 90% of our security deposit. What for? Almost $1000 for re-painting the ENTIRE apartment (including doors), which only needed touch-ups from scuff marks that resulted from 3 years of us living there. An assortment of other random charges. They even charged us $22.50 for TIGHTENING THE TOWEL RODS, $15.75 to replace 7 door stops, and $12.50 for reattaching a fan chain. Absolutely ridiculous. Currently trying to get our deposit back, as the charges were unwarranted and outrageous, as we were careful with the property and did not cause any damages beyond normal wear and tear. The only reason we stayed was because 1) it is expensive to move 2) the rent was relatively cheap 3) it was close to campus. The property itself wasn't the worst. It's close to the Baylor campus, especially if you frequent the BSB often, and the rent is relatively cheap. However, you get what you pay for and the property has NO bells nor whistles. In my opinion, if the management was somewhat friendly or competent I would lease again, but unfortunately they are neither friendly nor competent.
