Property Ratings at Allentown Square
I'll write a list after living there for years. 1. Package theft was a problem the whole time and they told RESIDENTS to work together to stop it instead of hiring security. 2. Noise. The walls are so thin you can hear your neighbors talking and even using the bathroom. If you live in a bottom apartment the noise from above will leave you permanently restless. 3. They have parties in the rec room in the basement that go to all hours of the morning, even until 7am once. Management made money on them even though residents complained. 3. NO PARKING. There is absolutely no parking unless you want to pay extra. 4. The internet goes out every weekend. 5. While sitting on the porch I've watched cars getting robbed 6. Management is very bad and you won't get help for anything you need. Years ago it was a nice place but over the years it has turned for the worst and I feel bad for anyone that finds themselves stuck in a year lease
I lived here for three years and it was a great time. Clean building, quiet neighbors, great location, everything included in the rent (including parking and internet!) I only moved because work took me to the other end of the state. The landlords were very respectful and available, anytime I needed help they were there. and in my three years the rent was very stable. I highly recommend Allentown Apts.
I’ve been living here for about 7 months, honestly it’s a nice apartment and Arthur is a very kind and helpful property manager. There’s a few cheaply made parts of my 1br unit, but it doesn’t affect my day to day life whatsoever so I wouldn’t really complain about it. My issue is that my neighbors just had a baby. I have not slept properly in a month and a half... you can hear snoring movement speaking etc. the walls are way too thin and if I decide to stay I’ll have to soundproof the wall behind my bed. Minus the package theft which is not the fault of the property l, but rather just Buffalo being Buffalo, I’d say it’s perfect if you don’t mind zero peace due to rude neighbors.
Completed two leases at Allentown Square and can say that my stay here was great. It is a nice location (being close to Allen St and a few min from downtown). The apartment itself looked modern, had nice amenities, and utilities being included with rent was a big plus. The staff here are friendly and keep the apartments very well maintained. Carports can also be purchased, which is great during the winter to help keep off the snow. Overall, glad I chose this spot to live while I was in Buffalo!
I just fulfilled a one year lease agreement with Allentown Square Apartments. I lived in a studio apartment which was brand new when I moved in. I absolutely loved my stay at Allentown. Anytime I had a question or maintenance issue it was addressed immediately and Professionally. Arthur the housing manager was very kind and helpful during my stay. If you communicate to him or anyone what your issues or concerns are they will absolutely work with you in finding a solution. The maintenance man Victor is very hard working and very attentive and helped me move items on numerous occasions just to be kind. The building is always very clean and there is storage space in basement.
Has good exterior and interior designs, but can be very deceiving. Materials in the apartment are cheaply built and made, "state of the art" fans have broken, wifi is not high speed unless you pay additional, Parking is an ongoing issue, with plans to eliminate more spots and have residents walk. Walls are incredibly thin and able to hear neighbors to the left, right, and above you. Washer and dryer do not work properly half of the time and have to hunt adequate machines on other floors. Manager is incredibly disorganized and inefficient, unprofessional in communication style, has had wrong dates recorded in his system for leases for different tenants, not always available during business hours without any given notice. You pay for what you get, it's cheaper for a reason with disproportionate inflation rates.
I toured an apartment with Arthur a few months ago and was told that I would be able to put a deposit down 3 months from move in to reserve my spot in the building. When the date came for the 3 month reservation, I had been approved and contacted management to put down my deposit. I was told that the their terms had been updated without ever notifying me and they would no longer offer me the deal that I had been offered. If this is indicative of how the building is run then I would not recommend.
