Lives here for 3 years and I’ve seen a decline in service and property amenities (rude staff, gym equipment broken, door locks/fobs broken, etc). They are trying to do more community events which is nice and the location is great.

Since the management change (Jan/Feb 2024), this place has definitely reduced in quality. While the best part of living here has been the location, everything else is not great. Repairs are not timely, leaks are not fixed after months, gym is closed, hallways are not cleaned, stairwell keys don’t always work, and the front desk is not responsive unless you are there in person. They do not respond to phone or email, and give very little notice (less than 24 hrs) about changes or demands (yes, their communications are often rude too). Not a fan and would not recommend

I've lived at Hiline for ~four years and have stayed due to good rent prices for the area and accommodating building management. However, with the new management, things have gone downhill. The parcel system was broken for a number of weeks; it has been fixed now, but it was an inconvenience for people working an 8-5 job to have to pick up packages during office hours. The elevator and key fobs have been broken for a month. There have been email updates but no progress has been made to fix the issues. Instead, more focus has been placed on other things that did not need fixing including parking & transitioning trash vendors. There are other small things that would dissuade me from re-signing including demanding requests made by the management with little turnaround time, trash piled up outside my apartment for days during the valet trash transition and the leasing office not picking up calls / not being diligent about calling back. Overall, I would not recommend this apartment complex.

Out of three options, I chose Hiline Heights, and I don't regret it
My experience with HiLine Heights has only been positive. Management has been considerate and willing to listen and negotiate with me. Maintenance has always been prompt. There is good communication to residence. I feel like the residence are nice and easy to live with. The common areas stay clean and maintained. The surrounding area is fun and convenient. Sum all that up and you get a really good apartment community.

I have lived at HiLine Heights for just over a year. I absolutely love the area. The staff are always helpful (when I need some assistance) and actually hang out with tenants as some of them live here as well. Maintenance has been the shining star for me as everytime I have had an issue (3 times in over a year), they are prompt, very nice, and can actually hold a conversation with me while working on whatever the issue is. I would recommend this property to anyone looking in this area.

I’ve lived here for about 6 months and I’m thriving in this neighborhood. I love living in this walkable, historical, and friendly part of town, and the Hiline building is the best place I’ve lived. I truly enjoy the space and the amenities— common areas are pristine and the grounds are well kept.

It's in a great location. Definitely a walkable community with access to restaurants and bike trails near by. The property appears to be well kept with the exception of some exterior gate doors that seem to be broken frequently. Maintenance response rather quick to any work orders you might have.

Out of all the places I have lived and owned around the country, I will say that HiLine Heights is an exceptional place to reside. Both the management and maintenance staff are 100% top notch in my book. They will trip over themselves to help someone here out. And the residents here are excellent as well. I would be giving a false review if I said everyone is perfect here. But for the most part, all the residents are respectful of each other. And if you are a dog lover, the dog park here is huge and everyone makes sure that the 4 legged residents get along as well.

Unfortunately, expenses have increased significantly across the board with supplies, repairs, contractors, and vendors anywhere from 5-10%. No complaints here. Move in was easy and the staff was always available to answer any questions over the phone. Technology package was not set up when I moved in but it was quickly taken care of when I asked the front staff for the bluetooth receiver and when maintenance came within 24 hours to check it out. Community is quiet besides the one fire alarm that went off in the middle of the night. It would have been good to receive an email the following day regarding the status of the incident, whether the fire alarm was pulled accidentally or if there was a real fire.

The leasing and management team have been excellent, and the maintenance crew has been quick and thorough with resolving any issues. The location is nice and everything feels close by. Impressive
I've been at Hiline for a full week. I love that the residents are relatively quiet, making it easy for me to work from home. Amenities are nice too, and include a lounge, work station, pool, and vending machine, etc. The Community Manager sends emails periodically, ensuring that I have everything I need. Parking is abundant, so visitors will not have to worry about finding a spot. The garage gate opens with a quick swipe right on an app. I submitted a maintenance request last night and they showed up at 10 am today. Impressive!

I have been living at Hiline Heights since Feb-2014 and my expectations have been exceeded since Greystar has taken over managing the property. The entire staff is professional, friendly and provide excellent customer service!!! I love the location and proximity to anything you would want from a community with any restaurant, park and sporting venues from walking distance to a 4 minute drive. Thanks so much Greystar!!!!

Hiline Heights is a great community to call home. From the great amenities such as the pool and lounge , to the great friendly staff , and the awesome location, this community can't be beat. Stores, restaurants, bars, and grocery store options galore. All with in walking distance. Great access to trails and parks. Ample guest parking.

This is a great complex to live at. I am almost at the end of my second year and plan to renew for a third. The Leasing Staff and Maintenance Team are always there to help. I personally haven't had any problems that were not fixed in a timely manner. If you have a dog, this is HANDS DOWN the BEST dog park that any apartment complex can offer. At busy times (5:00-6:00PM) it can comfortably hold 10-15 dogs with PLENTY of running space. Such a great community at the dog park as well! Not to mention, there is ANOTHER dog park that connects through a gate. One is turf and the other is real grass! The dog park is a MAJOR factor on why I continue to renew my lease. I enjoy the appearance of the complex and the apartment itself is spacious and well-kept! I've always felt safe living here and love the package lockers. My favorite upgrade they have made while living here is the gate dial box upgrade. You can access it from your phone on an app and let your guest in by sliding a button. Also the dial box is touch-screen and you can literally "face-time" your guest as they are at the gate. No complaints here!

Hiline Heights is a great community to live at! The leasing staff is awesome and super nice. They always are prompt and polite. I've never had a problem with them. Also the dog park is HUGE. This is NOT a dog run like other apartments, its an actual park where 10 plus dogs fit comfortably!

Fair at Best
I have lived here for almost 2 years now and after it changed management to Greystar it has gone down hill. Before it was a management staff that put the needs of the tenants first and were always helpful. Since the change the management has been looking to give excuses as opposed to solutions. The management will not intervene with neighbors that are loud and inconsiderate even after months of reporting it to the management team. When asked to speak with someone above the manager they are unwilling to allow you to speak with them. They finally installed security cameras after informing the tenants 6 months ago it would be done. They seem to be more concerned with the landscaping instead of boosting security at the complex. While I understand there are budgets but again the landscape budget could of been used ahead of time to better the security at the complex instead of replacing the flowers at the dog park. While I give this a fair rating because only the location of the complex allows it to be above a 1 star rating.

HiLine Heights is a great community to in. I am happy I made the choice to move here! I love the court. yard in front of my patio. The gym is a plus- especially when the weather is inclement for walking. And Necole and her staff ! I just love them! From the maintenance crew I greet in morning to office personnel I see sometimes in the evening. I am alway greeted with a warm and friendly smile. Would Never Renew My Lease
While the location and design of this complex seemed wonderful, the actual stay here has been rather... lackluster. ROACHES. First and foremost, there are roaches, full grown and unafraid that litter the hallways at night. I didn't mind at first until I found one in my bathroom not once, but three different time. As often as I've seen the maintenance crew here during the day, I didn't see pest control here nowhere near enough... or rather not at all in my six month stay. Speaking of maintenance, the landscapers come pretty much whenever they feel like. They've been here between 7am and 3pm. If you're unlucky enough to live on the first floor like myself, then they're going to wake you up, every time. With the complex being adjacent to a quaint little plaza and a Walmart, unfortunately its too close to the properties it shares the block with. With that, the Waste management comes to empty the dumpster that less than 30 feet from my room every night at 3am. If you're a light sleeper like myself, then its going to wake you up. The smashburger is convient, but the light from its sign illuminates my bedroom at night. Some pet owners here have territorial animals that never accepted my service animal, with that they never muzzled their dog leading to my dog being in quite a few "incidents." There have been a series of burglaries here to include multiple cars being broken into and a home since I've been here. At the end of the day, for the price of rent vs. the quality of the stay, it would be frustrating to live here.
