The units are nice but the building trash rooms smells up the hallways. There’s no concierge, and it’s connected to the Downtown Hilton Hotel which means the garage is shared and it’s always traffic in the building. Management has made strives to improving by adding new carpets to the floor. They charge for literally everything. It’s ok but I wouldn’t recommend moving here

If you were thinking about leasing here please don’t. An overflow of trash rooms is causing a fungus gnat infestation in halls, elevators, and apartments on many floors. The gnats are impossible to get rid of since they are coming through the drains and vents. Pest control states that they can’t do anything about it, so residents are having to fend for themselves. Leasing team has made no effort to notify resident of action plan to get this taken care of. Conditions are extremely uncomfortable, almost unlivable.

Do NOT rent here. It is not worth the $2k to $3.5k a month—especially because of how management maintains the building. Here are just a few reasons to rent ANYWHERE but here: Maintenance only works during business hours, M-F. The management team says they have an on-call maintenance emergency but that’s a lie. You will only reach the “courtesy officer” who kindly lets you know that no one can help you until they are back to work. I had a stopped-up toilet on a Friday and had to use the hotel lobby bathroom all weekend until they came back to work on Monday (and even then, I had to beg the management team to escalate it). Residents are randomly locked out of the pool and club room for no reason. This happens mostly on the weekend when management is out of the office. Last weekend, all residents were locked out, however, I was able to see a homeless man--who probably climbed the fence—enjoying the pool that we pay high rents to use. Food and package deliveries are extremely inconvenient. The call box on Piedmont Ave does not work so you must take TWO separate elevators down to meet your delivery person. Amazon deliveries are rarely on-time because they have no fob access to the building and often must wait for a resident to let them in. 25% of the time, your order gets canceled. Although the building has 3 elevators, only 1 is operational 70% of the time. It’s a nightmare. The fire pit in the outdoor picnic area has never worked; plans to repair it have yet to be communicated. Some outdoor speakers that are broken have yet to be replaced. The building plays terrible music throughout its common areas. The blinds in my unit were severely damaged when I moved in. 4 months later, they have yet to replace them. I can go on, but you get the gist—it is NOT LUXURY but it could be if it were better maintained.

The units are nice and that is the extent of it. Mail and packages are stolen, Bike that was locked up was stolen from the bike room, Management refuses to help with either. Elevators are constantly broken, Air BnB rentals are out of control, residents leave trash everywhere in the hallway and elevators.

I had an appointment for a tour this past weekend but after waiting 15 minutes in the lobby, I left because I had another appointment to make in another part of town. I was told I could park in the Hilton garage on the 3rd or 4th level and would get validated. The deck was full so I wasted $15 in a parking lot around the corner. I flew from out of town so it was really disappointing to not be able to see the property in person. This wasn’t the only building that didn’t seem to pay any regards to scheduled appointments. There’s a reason people book appointments. Your staff should be trained to respect people’s time and ask walk ins to wait or to make their own appointments.

Altitude (the building formerly known as The Office) has so many upsides. Close to downtown businesses, great views of the city, and not outrageous prices for a high-rise. That said, there are some huge HUGE downsides that come with living here: 1)You have to be willing to tolerate some really questionable behavior - Returning from the movies one night, I watched a resident run through the halls in their underwear and puke all over the walls and floor. This is just one example, and not at all atypical. 2) The walls are very thin- You can hear everything from the other apartments around you. Given the wall mounted Bluetooth speakers, this isn’t a great combo. 3)The Parking Situation - Parking here is a pain if you have any friends or family. Your options are limited, no guest passes are available, not even a parking discount. Any guest will need to pay the same obscene parking charges as someone staying at the Hilton. 4)Constant fumes - The halls, elevators, common areas, and even your own unit. All will begin to smell as your neighbors smoke what must be all of the marijuana in the greater Atlanta area. One night, smoke was literally billowing outfrom under one of the doors on my floor. It’s hard to explain to guests. All in all, the building is beautiful, but nearly every other part of this community leaves something to be desired.
I thought this was good place to stay until maintenance took something very valuable from my apartment while performing maintenance! The office didn’t do anything to resolve it ! DO NOT MOVE HERE ! also there isn’t free parking your guest have to pay 10 dollars an hour or 30 dollars a night !
I'm not a writer but want to warn anyone who's looking here: * Constant smell of pot/marijuana smoke in elevators and on various floors. Supposed to be a "non-smoking" building but nothing is done if tenants do - even when it's illegal substances. * Office staff - one or two are nice but there are some that are flat-out-rude. Told a delivery person who was seeking guidance as to how to delivery groceries "it's not my problem". * Have a problem with a neighbor being too loud or smoking (cigarette or pot/marijuana)? Don't bother to call security as they really don't want to bother. In short, don't move here unless you want a building where the management really doesn't care about you and turns a blink eye to unsavory/illegal behavior. As soon as I can I'm getting out of here. Strongly suggest you don't move here.

It is important to us to maintain this standard and we work to actively enforce this policy when and where we identify it is being violated. If you do notice violations of this policy we ask that you bring it to the attention of the leasing staff during office hours, or, if after hours, call the office and follow the prompts to leave a voicemail for the courtesy officer. Our residents can play a critical role in helping us enforce the no smoking policy because if we can catch someone in the act of smoking it is much easier to correct the behavior than if we are following up on report of this activity after it has occurred. The GOOD: Let me preface by saying that I'm a young, gay professional - so naturally I had my reservations about living so far away from the gayborhood. However, if you're open to a change and want to be in an up and coming neighborhood, consider the Office. It's the first luxury apartment building downtown in what? Half a century? The units themselves are BEAUTIFUL. I cannot get over my white granite counter-tops, hardwood floors, or sliding barn doors. The views are also jaw-dropping, you never really get used to them. Watching the storms roll through the city from your 10 foot tall windows will become your new favorite pastime. My utility bills (electric and water) usually come out to be under $100. I never use any AC because I can leave the fans on 24/7 and my electric bill still only comes out to $40 a month. The building amenities are amazing too. The pool is great and is usually only half-full during the summer, same for the gym - which I use all the time and rarely ever see anybody. There's a coffee machine in the lobby that you can use anytime, which I do and I've saved a bit of money from buying Starbucks every morning before work. My favorite amenity is the north deck - which has a little dog park as well as 2 private BBQ areas with grills and sinks. I entertain a lot and my friends are almost stunned by the views from the deck. It's the perfect place to entertain guests, north deck is super spacious yet you can have intimate parties by the grill or firepit. The location is amazing too, we're connected to the Peachtree Center MARTA station via the skybridges, and I'm only a 10 minute walk from Midtown, 15 from O4W, and 20 from Inman Park/Beltline (which you can get to from the Freedom Trail that's in front of the building.) The BAD: The worst part about living here would be the fact that there's no guest parking and we have to share the parking deck with the Hilton hotel. It's incredibly frustrating when you want to invite friends over but they're hesitant because there's no free parking and never any street parking. Which okay, I know they can take MARTA, but a lot of my guest come over after dark and would rather drive for convenience.
My wife and I after moving to Atlanta were a bit skeptical about downtown living however this place has proven to be a one of a kind find! The Staff here is amazing and very welcoming, and the homes have a very classic yet modern finish. We are 5 Months in and still cant get enough of the views from our apartment!
I was one of the first people to move into this gorgeous complex and everyday I'm so grateful I did. The staff is so wonderful and friendly, and willing to help in any way they can. Maintenance is super quick. Everything about the complex and apartments is top-notch and modern industrial. Amenities galore, and easy indoor access to all of downtown's hotels & Peachtree Center. Easily the most unique and luxury living in all of ATL.

The smartest move anyone has made, turning offices into beautiful apartments. I have worked in Marquis 2 for 16 yrs , these are perfect for employees that love city living and no commute , just walk through hotels. Amenities are great especially adding extra for peoples dogs.
